Making the commitment...

Last year, I referenced a quote by legendary football coach Vince

Lombardi, where he advised that you “plan your work and work your

plan.” This is still true, but this year we focus on a different Lombardi

quote: “Individual commitment to a group effort – that is what makes

a team work, a company work, a society work, a civilization work.” At

SIEDC, we believe that individual commitment is also what makes a local

economy and community work.

So, we continue to commit ourselves to the project of bettering and

improving Tiffin and Seneca County, and we are so thankful for the

hundreds of people who have helped the community enjoy success in

our economic, community and downtown development in 2016.

We are really pleased with the more than 100 investment and job

creation projects that were made public last year, and the more than

$100 million they represent in new investment and 227 new jobs. This

provides great three-year totals of more than 300 projects, $275 million

in new investment, and two top-ten rankings nationally since 2014.

The public and private sectors believe in the renaissance and their

commitment of time, effort, energy and investment means collective

success.

So, please join us in making your individual commitment in 2017!

Helping industry and commercial businesses locate and expand has been core to SIEDC’s mission since it was created in 1983. We assist companies in finding locations, obtaining incentives and resources, providing research and information, and advocating on their behalf to facilitate job creation and investment projects.

COMMUNITY DEVELOPMENT SIEDC has been involved with

housing, administering the City of Tiffin’s Community Development Block Grant program, and facilitating public development projects since 1990, and it plans on continuing that tradition while implementing a strategic and collaborative approach to prioritizing projects and refreshing our strategic plans.

DOWNTOWN DEVELOPMENT Tiffin Tomorrow grew out of the 2010

Downtown Strategic Plan and was integrated into SIEDC at the beginning of 2014. Togther with its partners, supporters, and volunteers, SIEDC leads downtown revitalization using a Main Street approach focusing on Design (physical appearance), Marketing (events and promotion), Business Enhancement (strengthening existing and new busineses), and Operations (resources and oversight).

In 2016, we helped Arnold Machine obtain

multiple grants for their $2.6 million expansion

project.

In 2016, we announced the $9 million Tiffin

Pointe Housing project, as well as obtained a state competitive

downtown CDBG grant for new streetscape

on Market Street and an expanded Facade

Program.

In 2016, the new Downtown Strategic

Growth and Development Plan was

completed in late spring and approved by the

City in late summer.

Industrial development in Seneca County totaled almost $20 million (ca. 20%) of the total investment for 2016. Arnold Machine, Church & Dwight, OK Industries, POET Energy, Owens Corning, and Tiffin Metal Products all had expansions or investment that went public.

The Retail & Service sectors were also very busy, with almost $17 million. This includes the new Tim Horton’s, Diverse Development (Chipotle) and Passov Group (Jimmy John’s/AT&T) developments.

The Government & Non-Profit sectors were also very busy, with almost $17 million (16%), with the $15 million Joint Justice Center project leading the way.

Residential also added substantially with $12 million, including the Tiffin Pointe project and University Center Apartments acquisition.

Education added another $9 million, with the Fostoria Learning Center, Tiffin University expansion, and Sentinel Career Center making significant investments.

More than 1,200 new jobs were announced 2014-2016.

Site Selection Magazine has annually ranked states and cities for private economic development projects since 1978. In order to count, projects must involve $1+ million capital investment, create 20+ new jobs, or have 20K+ square feet in new construction.

There are 576 micropolitans like Tiffin and Seneca County in the US. Micropolitans are counties with a central city between 10,000 and 50,000 in population that are not part of a metropolitan area (MSA).

This month, Tiffin and Seneca County tied for tenth out of all micropolitans. This is the second time in the last three years (2014) it has received that honor. This historic achievement is the first time in the community’s history it has reached this level of success.

This is the fifth year in a row our community has been ranked in the top ten percent, and the sixth year in a row to be nationally ranked (top 20%)

Tiffin’s downtown continues to revitalize. Since 2014, there have been 25 new businesses, 100+ new projects, and $24 million in new investment.

DOWNTOWNREVITALIZING OUR

Tiffin has continued to excel as an Ohio Main Street Community, with one of the best facade programs in the state and a true spirit of collaboration and partnership.

JOINT JUSTICE CENTER The $15 million joint courts facility

was designed and construction is underway. This is the first such city-county collaborative project in Ohio.

EAST GREEN The first phase of the new

transformative East Green park is being developed with a additional enhancements planned for 2017.

FACADE ENHANCEMENT This program continues to be a

success. In 2016, 11 projects were approved for $100,000 in grants totaling $323,000 in new investment.

DOWNTOWN GRANTS $450,000 in competitive state

grants were awarded for streetscape improvements on Market Street and an expansion of our Facade Enhancement Program.

NEW BUSINESSES 11 new businesses opened or

were announced in the downtown, continuing our record setting pace for new downtown development.

Workforce Development Strategic Plan created

Tiffin restaurant Top 10 in Ohio

Seneca Medical made history by merging with two other firms to become a distribution juggernaut with more than 1,000 employees across the country.

More than 50 business, community, and education leaders joined together to create a plan with 18 strategies and six

working groups to address the talent need for growing businesses.

The Empire at 138 received a Top 10 award for being one of the highest recommended (98%) restaurants in northern Ohio including Toledo and Cleveland.
