Occupancy Standard – A maximum of three (3) persons per bedroom with no more than two (2) adults per bedroom is permitted. Adult is defined as a person over the age of 18. Standard occupancy rates based on two adults per household. Age – Leaseholder(s) must be 18 years or older, including head of household. All occupants 18 years or older are required to complete an application, even if living with a parent or guardian. Income – Gross monthly income of household must be 2 ½ times monthly resident paid portion of rental amount; guaranties with sufficient income may be accepted if income does not meet the minimum amount. Section 8 voucher holders must have income of at least 2 ½ times their portion of the monthly rent. Assets for the duration of the lease term sufficient to cover the income standard may be considered in lieu of income. Employment – Applicant must 1) generally be employed with current employer for at least six months; 2) have current job and at least six months employment with previous employer; 3) have Social Security or retirement benefits that meet property income requirement; or 4) have other verifiable sources of income that meet the property income requirements. Rental History – Applicant must have acceptable housing history. Failure to provide complete housing history for the past three (3) years may be cause for rejection. The property manager will obtain landlord verification on an applicant’s previous rental history. Applicants with negative or omitted housing history may be rejected. Credit Scoring - Credit Score must generally be 500 or above; guaranties with acceptable credit history may be accepted in lieu of acceptable credit history. No credit will be treated as good credit. Credit history will be evaluated including but not limited to: monthly payment obligations, collections actions, charge-offs, judgments, open bankruptcies, and foreclosures. Medical debt is not evaluated. Applicants with unpaid utility accounts or who owe money to a previous landlord are subject to denial. Criminal Background – Felony convictions are cause for rejection. Any misdemeanor convictions within the past 7 years involving assault, burglary, crimes against a person, destruction of property, drugs or weapons are cause for rejection. All sex crime convictions from any time frame are cause for rejection. Arrest records resolved by dismissal or acquittal will not be considered. Backgrounds for all adult occupants will be checked. Scoring Applicant Groups - When scoring groups together, the scoring system will take the lowest individual score and apply it to the group. Animals - A maximum of two (2) domesticated pets are accepted on some properties. Some properties are no pets. The following breed and/or mix breeds are prohibited: Akita, American Bull Dog, American Pit Bull Terrier, American or Bull Staffordshire Terrier, Briard, Borzoi Hounds, Bull Mastiff, Bull Terrier, Cane Corso, Chow, Dalmatian, Doberman Pinscher, Dogo, German Shepherd, Great Dane, Great Pyrenees, Husky, Irish Wolf Hound, Komondor, Malamute, Neapolitan Mastiff, Pit Bull, Rottweiler, Scottish Deerhound, Spitz, St. Bernard, Stafford Terrier (sic), Presa Canarios, Shar Pei, Toso Inu and Wolf-Dog Hybrid. Animals that are or will reach 40 pounds or more at maturity will not be accepted on multifamily properties. Exotic animals and reptiles are not accepted. Additional restrictions may apply. All animals must be photographed by applicant and the photograph will be given to management before approval. A refundable pet deposit is required equal to 50% of one (1) month’s rent . In addition, there will be $20.00 monthly pet rent for one animal and $30.00 monthly pet rent for two animals. It is our policy not to charge a pet deposit or fees for support animals. Support animals are not considered pets and are allowed to reasonably accommodate a disabled leaseholder or occupant. On multifamily properties, no kennels, chains, dog runs, or other exterior enclosures are permitted for pets, and pets must be leashed on the property and accompanied by the tenant. Disability Qualifications – A special needs person is defined as having a physical or mental impairment, which substantially limits one or more major life activities (i.e. self-care, performing manual tasks, walking, seeing, hearing, speaking, breathing, learning or working). Management does not discriminate on the basis of disability. Please notify management at time of application if a reasonable accommodation is required. Violence Against Women Reauthorization Act of 2013 – An applicant may not be denied admission, or be evicted, on the basis that the applicant or tenant is, or has been, a victim of domestic violence, dating violence, sexual assault, or stalking, if the applicant or tenant otherwise qualified for occupancy. Lease Terms – Prices listed are for a one (1) year lease. Smoking – There is no smoking inside any of our properties. This includes you and any guest. In some instances, smoking may not be allowed on your patio if it is in close proximity to another unit. If smoking outside, all windows and doors must be shut in the area you are smoking. All cigarette butts & ashes must be discarded in an approved container designed for this purpose. Lawn, Landscaping and Sidewalks – We mow some of our properties such as duplexes, complexes, etc. Some of our properties we do not mow. For properties we do not mow: the lawn must be mowed and trimmed as needed, shrubs trimmed and we request that you water if needed. If we deem that your yard or area is becoming overgrown we will post a notice to your door giving you 48 hours to remedy the situation. If, however, you do not remedy the situation, we will mow it ourselves and charge accordingly. You are expected to perform basic maintenance on the yard, such as weed control, etc. For all properties: You are expected to keep your yard or area clean and neat. This includes picking up trash, keeping hoses, children’s toys, bicycles, lawn furniture, flower pots and etc. neat and out of the way of any lawn maintenance. The landlord is not responsible for any damage to any of your property that you have outside, for any reason. There is no parking or driving on any lawn or sidewalk permitted. Conduct – Abusive language, threats, profanity or other inappropriate and disrespectful behavior during the application process is not tolerated and will be cause for rejection. Rent Payments – Rent payments are due in full the 1st of every month. Late fees apply if payment in full is not in our office by 5:00 PM on the 5th of the month. If rent is not paid by that time, eviction proceedings will begin. NSF checks will be considered nonpayment. If we receive an NSF check for payment, only certified funds will be accepted for the length of your residency. Rental Rates, Deposits, Application Fees:

*Rental rates may vary due to location and amenities. Rental rates are subject to change without notice. How to apply: Leave appropriate application fee and deposit and complete required paperwork. Application fees are nonrefundable. Deposit will be required to hold the apartment. A deposit will hold a unit up to 30 days. The deposit will be applied to move-in fees at the time of move-in. If the applicant is not approved, the deposit will be refunded. Deposit is Non-Refundable after 72 hours from receipt if the applicant is qualified and does not occupy the unit.
