March 2015

Our Parade of Homes started Saturday, February 28th, and went through Sunday, March 8th. The awards banquet was Friday night, February 27th, at the Lakes of Mount Dora club house. Thank you to all those who entered the Parade this year and a special congratulations to each winner in each category. Our entire Parade of Homes committee, with co-chairs Dale Roberts and Mary Rhodes, along with our staff, Carolyn Maimone, Kelly Hoover & Velvette Peralta, have done a wonderful job. Thank you for all your hard work and hours given to this successful event. Speaking of Kelly, our administrative assistant for the last 17 years tendered her resignation effective February 12th this year. We wish her the best in her future endeavors. This means

that our Executive Officer, Carolyn Maimone, will be training a new administrative assistant for our office. Bear with us as we go through this transition, and welcome Velvette Peralta to the association when you meet her. This month is our FHBA Spring Legislative Conference in Tallahassee March 16th through the 18th. We will be spending Tuesday, the 17th, meeting with our state legislators concerning different bills and issues on the state level. I encourage you to participate even if all you can do is to email, write, or call your legislators. The deci-sions made in Tallahassee affect all of us. Keep our upcoming events in mind, those near and those later in the year. Keep an eye on our association cal-endar, it has everything there that you need to know about. The Habitat BBQ is Friday March 20th, Bass Tour-nament is Saturday, April 11th, and Golf Tournament is Friday, May 15th. It is not too early to sign up! We are also offering an Angler/Golfer package if you would like to do both events. Save $45!! There is a lot happening in our association. General Membership meetings, Sales & Marketing committee & events, Home Shows, Remodelers' Council/Green Building committee, Governmental Affairs committee, Mem-bership Committee meetings etc. Check our association calendar and get involved. Invite your associates, sub-contractors, and suppliers to join our association. All these thing affect our livelihood. It is up to you to help

make it successful! Link to Online Calendar: Click Here! And bookmark it

SALES AND MARKETING (SMC)

When you help enough people

get what they want, you’ll get

what you want. Simply, this

business is all about the numbers of people we

meet with, the number of real relationships we

have, and the number of opportunities we create

or find. And, you won’t get any business if you

don’t ask!

This month we will be celebrating and recognizing

the efforts of our home builders on-site sales pro-

fessionals! The SMC Committee is hosting the

Sales and Marketing Awards at the General Mem-

bership Meeting on March 24, 2015. The follow-

ing awards will be given: Rookie of The Year,

Sales Person of The Year – Dollar Value, and

Sales Person of The Year – Total Transactions.

In addition, the Committee will be recognizing Mil-

lion and Multi-Million Dollar Producers!

We know how hard all these sales professionals

work, and this will be a wonderful evening to cele-

brate their successes! They got where they are,

because they are trained to ask for the business!

My time as this committee chair has come to an

end. I am honored to have served for the past

two years, but I am so happy that Mary Rhodes

is stepping in to lead us through a great 2015!

There are wonderful opportunities here within the

HBA and it’s members. All you have to do is ask!

We ARE Building Excitement !!!

Building Excitement is more than a theme.

The judges and Realtors® have spoken. Priced from $162,000 to $1.2 Million, new homes score high in this year's Parade. Thanks again for the outstanding efforts of everyone on the Parade Committee, and Car-olyn, Kelly and Velvette at the HBA Office - the Builder Breakfast, Judging Day, Realtor

Days and the Awards Banquet were all successful events. Congratulations to all the Winners and everyone that participated in this years' Parade! The HBA of Lake-Sumter 2015 Parade of Homes "Dream Home" by Kevco Builders is an outstanding example of design, quality and value. We hope you had an opportunity to see the 2015 Dream Home. It is a great Dream Home example that we can follow for years to come. Next time you see "Stylin' Joe Ziler", congratulate and thank him for being our 2015 Dream Home builder. Thank you Ambassadors. We were much more prepared and organized this year, due to the help of Carolyn Maimone for reviewing and refining the process of events leading up to the Parade. Carolyn created the "Parade Ambassadors" as a group responsible for reaching out to every builder, developer and their staff to be sure they were fully informed and prepared for what lies ahead. I can tell you first hand, IT WORKED! Even the most seasoned professional likes the first hand knowledge and attention they get during this otherwise stress-ful time. Keep improving! Be part of the process and give us your feedback and stories of success. We can't be content each year doing the same things, thinking that "if we just do whatever we did last year, everything will be good". The dynamics between builders, suppliers, technology and the increasing demands of the consumer are ever changing. So we need to be flexible, stay ahead of the curve, and stay in touch with our customers so we can meet the demands of future new home buyers. INDUSTRY UPDATE: For the first time since 2007, New Home Construction built 1,000,000 homes in 2014. Word out of Washington and NAHB is that 2015 will be better than 2014. In the 2015 NAHB Board meeting at IBS in Las Vegas, the distinguished leading economist Dr. David Crow was upbeat and optimistic about 2015 and 2016. Leading indicators for a better future include: Economic Growth - growth was near 4% in the last half of 2014, Employment Gains are significant, Consumer Confidence is up 3 years in a row, Home Owners' Equi-ty is on the rise, Household Balance Sheets are improving, Mortgage Availability is improving, Mortgage Rates are near historic lows - under 4% in some cases, New Home Inventory is up more than resale inventory, and finally, Pent Up Demand is building - more than 7 million existing home sales were postponed or lost since the housing downturn. For more information visit at www.nahb.org. I wish everyone a productive and prosperous future. Keep the faith and keep Building Excitement!

Governmental Affairs

The FHBA Spring Legislative Conference is in Tallahassee March 16th through the 18th. We will be learning of the bills already introduced into the state legislature. Tues-day the 17th will be spent visiting our legislators. I encourage you to participate. We are also watching the issues on our local level. It takes ALL of us working together to keep up with what is happening around us. Participate. Share what you see or know. You are NOT alone in these issues. They affect all of us. Let us not give up or become too discouraged. We can be strong as a group. We meet at 9AM on the first Wednesday of every month at our HBA office in Tavares. Come join us!

Mike Carter Granger-Carter Construction and Development Interim Governmental Affairs Committee Chairman

We’re gearing up for an exciting membership drive coming up this May. This will be a great opportunity to get involved and network not just within the HBA but with anyone in the industry locally! The membership committee is where you want to be to get the latest info on who’s coming into the area and other industry info. Each month we meet at noon on the first Thursday. If you’ve never served on a committee in the HBA we encourage you to join us for

lunch and see how your involvement will help you get the most from your membership. Don’t have time to attend a committee meeting? One thing we are asking from all our members this year is to just give us the name of someone you do business with that could benefit from joining the HBA. We will call them if you can’t…. ...So share that contact info with us and help make our association big and strong like we know it can be!

March 2015

Just imagine you work in a department store, and a couple of weeks before Christmas sales were slow because no one was buying. This is a fairly accurate description of the current wood commodity market. With two weeks, or so, until the main spring selling season the mar-kets are eerily muted with few signs of a hot spring selling season.

The Home Builders Association and Ro-Mac Lumber & Supply, Inc. Wood Commodity Index (Index) in mid-February declined 1.8 percent to $315.42 per thousand on lower than expected exports to China, a lackluster U.S. housing market, and the winter weather. The declines were basically across the spectrum on the Index. The lumber dimensional portion of the Index de-clined 2.0 percent to $363.04, as mills searched for buyers. The housing market is underachieving and reports from distributors is business is very spotty. Spruce studs gave up the most at nearly a 6 percent decline, with pine dimensional giving back on average $10 per thousand. The sheathing portion of the Index dropped 1.5 percent primarily on the weakness in OSB sheathing, which gave back 5 percent on average. Over-supply continues to plague OSB sheathings, and a sluggish market is not help-ing mills manage that problem any easier. 15/32 CDX pine plywood was up $15 per thousand while thicker pan-els were up $5 to down just a little. CDX pine plywood continues to remain the driver in the sheathing market. Concern by all in the construction industry should be increasing, as the markets indicate housing is not starting 2015 with the bang so many expected. In less than 30 days, the country should be in the midst of the spring building and selling season. Unless these markets heat up quickly, it may turn out to be a disappointment. Rare-ly, do you see these markets decline between January and February. Let’s hope Christmas begins for building in the next couple of weeks. Keep in mind, if the markets crank up then today’s pricing will go up, especially in light of this month’s decrease. Be very careful bidding items in mid-February for shipment in April or May. All builders should have a price escalation clause included in their con-tracts.
