CCV-II NEWSTom Neu, Tom Neu, Tom Neu Secretary

Welcome to our second, or is it the third, Spring this year. We got warm very early, got snowed upon, got some nice weather and buds on the trees. Then we got some more snow, but that is now gone and the buds are getting bigger. Hope springs eternal.

You may already be aware that Walter McKeown’s house has been sold. The new owners are, I am told, Mr. & Mrs. George Tursis. (I have not yet met him and uncertain of the spelling.) Rosemary Firestone has the listing for Verna Lee Stewart’s home and with a little luck, that will move soon. This would leave the O’Brien house as the only vacant property. I know that the estate administrator is moving to have that property sold, but I’m not sure of where things are at this time. It required a lot of work to empty the home of all the contents and clean it up.

SPRING INSPECTIONAs for the last couple of years, the spring inspection will be conducted by Herriman & Associates. However, since your BOD did this ourselves for many years, we are completely aware that there are items that will be missed. If there is something you know of that needs attention, please make Herriman & Associates aware so it can be added to the list, if it has not already been.

FHA CERTIFICATIONWith the proposed amendments to the bylaws having been approved by the membership in January 2011, we are currently securing the votes of mortgagees. Mortgagees have 90 days to submit a ballot; if they do not, we count their non-vote as a “yes” vote. That deadline is nearing rapidly. We already have many of the mortgagee votes in. Once the mortgagee vote is completed, we will submit the application for FHA certifi cation. As an aside, in discussions with Rosemary and other realtors, I have been told that there are many offers coming in these days for cash sales.

PAINTINGWe will be staining three units this summer. They are units 3 (16549), 4 (16453) and 7 (16245). Work is expected to be performed in June. We have been told that it might actually even be warm by then for more than two days at a time. This will complete the fi ve year cycle to have all of the units stained (painted).

ROOF REPLACEMENTSeven units have already been re-roofed this Spring. They were units 1 (16897), 5 (16319) and 9 (16553), 6 (16283), 8 (16229), 10 (16827) and 21 (16795). Work was performed by Kearns Brothers and monitored by Roofi ng Technology Associates. There are a few punchlist items yet to be addressed, but all the actual roofi ng has been fi nished. This will complete the fi ve-year phased project.

Landscaping activities are under way. You’ve no doubt seen Wagen-schutz and others at work. When doing your own Spring cleanup and planting, please do not put edging around tree rings and other common area borders. It makes mowing more diffi cult and may damage mowers and cause a safety hazard.

Dogs may be man’s best friends, but no one likes what they leave behind. When walking yours, remember to bring a scoop and a plas-tic bag to clean up after it, and a bottle of water to dilute its urine.

Walkers, cyclists and others are much more active these days. Please obey stop signs and the 25 mph speed limit to help assure their safety.

NOTICE TO CCV II Co-ownersYard waste pick up will NOT start until REGULAR mowing begins. That appears to be at least two or more weeks out, as 0f April 22, 2011. Co-owners should not be put out the yard waste bags prior to regular mowing. Note: They are currently doing spring cleanup – not to be confused with regular mowing

OUR NEXT MONTHLY MEETING WILL BE HELD ON THURS-DAY, MAY 26 AT 6:00 PM IN THE CLUBHOUSE.

HOME Cleanup Time– submitted by Judy CostiganHOME Cleanup Time– submitted by Judy CostiganHOME Cleanup Time

Spring has arrived—time for tightly sealed windows and indoor heat to give way to light and open windows and gentle breezes. It’s a great time to remove dust and clutter that can accumulate during cold, indoor months.

Don’t let the idea of cleaning out the house after the long winter overwhelm you. Our attachment to items, papers or clothing may be sentimental, and we may worry about not having it when we need it. Keep in mind, the more you have, the more you have to clean.

To minimize clutter from treasures and memorabilia, the following may be helpful:

• If you love them, display them, but rotate items.• Consider saving photos of the items, rather than the items them-selves.• If you’re storing items for heirs, bequeath them now. Why wait until you’re gone, when you can enjoy giving something special to a loved one now.Be sure if you want to save something. Ask yourself 4 questions: 1. What is the likelihood I’m going to use it? 2. Can I buy it again if I need to? 3. If it’s broken, am I really going to fi x it? 4. Could someone else benefi t from it?It Just Looks Nice

From: Burrough, Michael <[email protected]>Sent: Wed, Apr 6, 2011 7:45 amSubject: Increase in Home Invasions

Hello,The Northville Township Police Department has seen an increase in daytime Home Invasion reports since January 1, 2011. The loca-tions are township wide with no identifi able pattern at this time. The methods of entry have ranged as well. Typically taken are jewelry items and other small non-descript items of value. The incidents are being investigated by Northville Township Detec-tives who are following up on leads. We are asking residents to be particularly vigilant at this time. All residents should make a concerted effort to be aware of what is occurring in their neighborhoods. That person taking a “short-cut” through your back yard might have burglarized your neighbor’s home. Sales people peddling magazine subscriptions could really be looking for an easy house to burglarize. A car cruising down your street might be “casing” your neighborhood. If you notice a person behaving suspiciously, never hesitate to call the police. Be observant of the following:• A person you have never seen before.• A person (young or old, male or female) selling candy, newspapers or soliciting for contributions at your door.• A repair or delivery person at your door or that of your neighbor.• A person entering or loitering around.• A person sitting in a parked vehicle in parking lots or on neighbor-hood streets. If you are in doubt about a situation, report it immediatelymmediately to the Northville Township Police Department. When you call, be as spe-cifi c as possible.

YES! There was another break in during the month of April in CCVon Village Run. The residents were only gone 55 minutes and their home was entered by the front door. This occured during daylight hours. Their alarm system was not active at the time. Please remember to set your alarm system. Be careful to watch for people watching you as you leave. Report anything suspicious, and DO watch out for your neighbor as well.

During mid May 2011 within CCV-III Greenlawn Landscaping per-formed an excellent 2011 early season clean up, occurring a week prior to hopefully our last snowfall. Ah, the wonders of Michigan’s weather!!! Initial lawn treatment has also been applied. Additionally, the fi rst 2011 pond treatment application has taken place. This is also an excellent time for CCV-III Co-Owners to walk around their Units looking for repair items that need to be reported to Herriman & Associates.

On May 3rd, 2011 CCV-III Directors and representatives of Herriman & Associates and Greenlawn Landscaping will be walking through-out the CCV-III Community. What is observed will be the foundation for specifi c external and landscaping CCV-III activities that will be addressed during 2011. Again, to facilitate this process CCV-III Co-Owners’ prior input to Herriman & Associates is strongly encour-aged.

The CCV-III Board awarded a competitively bid fi xed price CCV-III three year irrigation contract to Bushwood. During 2010 the Bush-wood CCV-III irrigation contract performance was rated excellent. The CCV-III Board also awarded a competitively bid one year con-tract to Greenlawn Landscaping for the 2011 CCV-III insect and disease control program and mulch application

The CCV-III Phase III External Unit painting for the remaining Units on Champion Ct, Edgewater Dr, and Forest Lake Dr will commence during July 2011. Wood repair activities by Herriman & Associates have already commenced for some of these Units. As the painting date approaches the involved CCV-III Co-Owners will receive spe-cifi c written information.

The CCV-III Board wants to thank the numerous CCV-III Co-Own-ers who responded in such a timely manner to the CCV-III Rental and Ownership Bylaws Restrictions Survey. Based on the results, Herriman & Associates during the fi rst week of May 2011 will mail out to each CCV-III Co-Owner a package to formally vote on these CCV-III By-laws Amendments. Please respond within the voting time period to this request in order for the CCV-III Community to avoid the cost of a second mailing. At the May 11th, 2011 CCV-III Board Meeting time will be allotted to publicly dialog about this topic.

AGAIN CCV-III CO-OWNERS ARE ENCOURAGED TO ATTEND THE 7:00 PM MAY 11TH, 2011 CCV-III BOARD MEETING AT THE CCV CLUBHOUSE. ■

SWIMMING POOL OPENS THIS MONTHWith the warm weather quickly ap-proaching, it’s almost time to re-open the swimming pool.

IT OFFICIALLY OPENS FOR THE SEASON FRIDAY MAY 27, 2011 AND WILL REMAIN OPEN THRU SEPTEMBER 5, 2011.

THE POOL HOURS WILL BE 11:00 A.M. UNTIL 9:00 P.M. WEEKDAYS AND 10:00 A.M. UNTIL 9:00 P.M. WEEKENDS.

As a reminder - all CCV residents, 16-years and older must have a NEW 2011 Recreation Area Photo I.D in order to be permitted to use the pool, the tennis courts and the tot lot.. All residents will need to obtain a pass. In order to do this, just bring a thumbnail size portrait picture and proof of residency to the Clubhouse May 12, 13, or 19 from 6:00 – 8:00 pm, and the pool attendant will make your pass.

Please remember, children under the age of 13 must be accompa-nied by and adult, and the adult must be present while the child is in the swimming pool area. INFANTS are required to wear swim diapers. Please remember our pool attendants are not life guards or baby sit-ters. CCV residents are responsible for their children, grandchildren and guests.

All residents are urged to read your RECREATION AREA HAND-BOOK to re-familiarize yourself with the policies that are set forth for the safety of all. If you do not have a copy of the handbook, please ask a pool attendant for a copy. The pool and recreational surround-ings belong to all of us as a community and the rules are for the safety of all CCV residents and their guest. Also, please remember the pool furniture and tables are to be shared by everyone. There are only 4 picnic tables outside the pool area, so please do not reserve the tables just for your family/guests. There is no food or glass con-tainers allowed inside the fenced pool area.

When using the restroom and shower facilities, please use the out-side (east and west) entrance, DO NOT walk through the Clubhouse in wet clothing.

Enjoy the facilities and have a wonderful summer,

NEW RECREATION PASSES TO BE ISSUED THIS MONTH! -by Pete Zaranek- Recreation Advisor

PLEASE BE AWARE THAT THIS IS THE CHANGE-OVER YEAR FOR CCV RECREATION PASSES. THE PASSES FROM PAST YEARS WILL NO LONGER BE VALID FOR ENTRY TO THE RECREATION AREA. As a result, all CCV residents must obtain a new identifi cation card this year. This will require every resident ages 16 and older to bring a thumb-nail sized picture, and proof of residency (your valid drivers license).

You may obtain your new photo I.D. on the following dates: May 12, 13, and 19 from 6:00 p.m. - 8:00 p.m. at the Clubhouse. Those who are not able to make these dates may obtain their new photo I.D. throughout the summer while a pool attendant is on duty.

If residents can not create their own thumbnail photo, your local drug store that creates pass port photos will be able to assist you.

Please note – NO ONE will be granted entrance to the pool or recreation area without a new 2011 CCV Recreation Photo I.D.

Turning a Photo or Graphic Into a ThumbnailCreating a thumbnail is not hard and doesn’t take long. The fi rst thing you will need to do is download a photo or graphic editing program. I use Irfan View. It’s free and simple to use. It’s not as comprehensive as some-thing like Paint Shop Pro or Photoshop but it’s good enough for resizing, cropping and changing the way the colors look. I’m going to use Irfan View for this lesson. The instructions are not much dif-ferent if you are using another program. The fi rst thing you are going to do is open the image that you want to resize. Click “File”, “Open”, fi nd the image on your computer and click “Open”. With the image open in your graphic editing program you can now crop it or resize it. Cropping is what you do when you have an image that has more than what you want to use. Say you have a picture of you and another person but you only want to use the part with you on it and cut off the other person, that’s cropping. To crop it you need to choose the area you want to keep, place your mouse cursor at one corner of the area you want to keep, hold down the mouse button and drag your cursor to the opposite corner of the area. You will see a line being created around the area as you do this and a thin border around it when you’re done. Now click on “Edit”, “Crop selection”. The area you selected will be left and the rest of the picture will be gone. If you like what you see you will want to save the image at this point so you don’t accidently close the program and lose the cropping. If you don’t like it, click on “Edit”, “Undo” and it will go right back to the way it was before you cropped it. If you want to cut something out of the picture you can do this using the “Cut” feature. You can also add text to your picture at this point using “Insert text into selection”. Both of these features are under the “Edit” menu. Remember to save the image after you make a change you like so you don’t lose your work. Now to create our thumbnail. Click on “Image”, “Resize/Resample”. A box will pop up that will allow you to resize your image. You can choose to resize your image by height and width or by percentage. For example, you can put in a width of 50 pixels or you can have it just make the image 10% of it’s original size. If you are creating the thumbnails to use as a photo gallery, I suggest trying to make all your images close to the same size so they fi t on the page better making nice straight rows or columns. If your image seems to have lost some of it’s clearness when you resized it you can use the “Sharpen” feature in the “Image” menu. When you save the image after resizing it make sure you use the “Save as” feature, NOT the “Save” feature. You will want to give it a different, yet similar, name. If you just save it; it will overwrite your old image and you will lose the original. If your original was called “picture.jpg” then you could call the thumbnail “pic-ture_th.jpg. – Found by a GOOGLE search - how to take a thumbnail picture - 4/17/11

To begin getting your condo ready for spring, grab a pencil andpaper and walk around it three times. First, look at the roof, roof ridge, chimney, gutters and downspouts. Second, look at the win-dows, brick or stone for missing mortar, light fi xtures and siding. Third, look at the ground, driveway cement, deck, plants, shrubs, mulch and air conditioner.

By the time you have circumnavigated the condo three times, you will have a ‘To Do’ list. Those items that are the Association’s responsibility and require a work order. Whether it is gutter-clean-ing, earth starting to depress around the condo (causing leaky basements) or safety hazards in the sidewalk or porch, a work order needs to be submitted.

The last session for Low Impact Aerobics will start MAY 2 AND LAST FOR 5 WEEKS. By then the pool will be open and water exercise will begin (watch for news about that next month). This class will then take a break for the summer and resume after Labor Day.Do not worry about whether or not you can keep up, everyone works at their own pace, and our instructor, Gloria Smith, is very good at helping each of us adapt the exercises for our own body. The class consists of a warm-up period, cardiovascular, weights, toning, cool down and stretch-ing. Wear comfortable, movable clothing, good shoes, and bring a towel or mat for fl oor work. Light weights are optional, but recommended. We sadly said good-bye to our dear friend Vi Hibbeln, rest in peace, Vi!On a happier note, we had a tea party and watched the Royal Wedding at Pam LeDuc’s home. This was after we exercised, of course! Now is the time to start thinking about getting fi t, you still have time to start getting ready for that bathing suit. You don’t need to pre-register, just come to the Clubhouse at class time. Please try a class; I am sure you will like it! ■ – submitted by Pat Longley

Spring Spruce-Up and Deck StainingAs you walked around your home and made a list of re-pair items to complete work orders on; hopefully, you also checked out your deck. Our decks need to be stained every other year and it is a co-owner responsibility. Sealant must be semi-transparent. If a pigment/stain is used, it must be the lightest pigment available by the manufacturer of the product. It should be as close as possible to the color of natural wood.If you are seeking someone to do the work, please take a look at the advertisers listed in the Village Views. Ask for a few Country Club Vil-lage references. At this time of year, many co-owners decide to have a screen/storm door installed. Remember this is an alteration to the unit that must have prior approval. The door approved for use in Country Club Village is a Trapp #108 (plain). The color may be white, beige or cream. The co-owner must select the color that most closely matches the unit paint. All requests should be submitted to your respective Board or to Herriman & Associates. ■
