Situation1 Lees Cottage is situated down a private drive serving just this and its attached neighbouring cottage. The private drive is hidden at the end of the popular Downs Way close which is mainly made up of bungalows. The property sides onto farmland so has the most glorious countryside views. It is also in the centre of the village of Sellindge therefore walking distance to the village shop and school. Sellindge is situated between the Cinque Port town of Hythe on the south east coast and the thriving market town of Ashford to the north west. The M20 motorway is nearby, junctions 10 and 11 along with the B2068 Stone Street providing easy access to the Cathedral City of Canterbury (about 12 miles to the north). The Channel Tunnel near Folkestone is accessible within just a few miles and the port of Dover a little further via the A20. The International Station at Ashford provides Eurostar services to The Continent along with HS1 Javelin High Speed trains to London St. Pancras in just 37 minutes. These services are also available from Folkestone from stations at Folkestone. The surrounding area is well served by a choice of well regarded primary schools and secondary education including grammar schools for both boys and girls with a number of school bus services available within the locality. Schools in the independent sector can also be found throughout the area.

1 Lees Cottage1 Lees Cottage is a truly delightful grade ii listed semi-detached property believed to date back to 1600 or earlier with 17th century extensions. It is believed that the property was a former farmhouse and today is the larger part of a semi-detached house. The property is steeped in character throughout with beams to the ceiling and walls, latch doors, beautiful original stud front door, wood flooring and feature fireplaces. On the ground floor, there is a good size entrance hall with original coats

hook and door leading through to the sitting room. This is a charming room with feature brick fireplace and multi fuel burner (only 2 years old), an old chestnut roaster and two storage cupboards. The dining room is just off the sitting room with brick fireplace and lovely old solid oak door. There is a cloakroom with w/c and wash basin and under stairs storage cupboard. The conservatory is a great addition with space for table and chairs and double doors opening onto the garden. The kitchen is fitted with a range of wall and base units, oven, space for dishwasher and washing machine, sink, pantry cupboard and door to boot room/utility store. There is space for a small table and chairs in the kitchen and a door into the family bathroom which is fitted with a corner shower, bath, w/c and round sink basin. The kitchen and bathroom both benefit from under floor heating. On the first floor are two double bedrooms, one with a good size dressing room. There are two further bedrooms which have slight reduced ceiling height. The bedroom windows enjoy some stunning views over the surrounding farmland.

gardensThe gardens are beautiful both front and rear. There is a driveway approached via private block paved driveway leading to the double carport with plenty of off road parking. The front garden is pretty with mature flower and shrub borders, an original well, log store and pathway leading round to the side of the garden. The long rear garden is a beautiful cottage garden with well stocked flower, shrub and tree borders. It is mostly laid to lawn and has a small pond and potential for a productive vegetable patch. There is a shed and a workshop for the hobbyist. The gardens side onto farmland with far reaching views.
