LOCATION Esgairnantau is situated 12 miles from the English border between Kington and Builth Wells, looking over the rolling hills of East Radnorshire. The property is shown on the location and sale plan to the rear of these particulars and can be found on OS Sheet 1:50,000 Number 148, Grid Reference SO 179 614, the centre of the property. ACCESS Esgairnantau takes its access from the A44 Kington to Rhayader road about 1.5 miles west of New Radnor at Grid Ref SO 194 592. There is a well-developed road servicing a Natural Resources Wales forest that leads over farmland and into the forest area. A small car park is close to the public road. The road continues through the NRW forest to the gate into Esgairnantau – shown A1–A4 on the sale plan. There are locked gates at points A3 and A4. Internal access has been developed throughout the forest and has been used for timber operations. Ample stone is available from an easily worked borrow pit in Cpt 2B2. Maintenance of the shared access is generally according to user but full details are available from the Selling Agents. DESCRIPTION Esgairnantau Forest was planted in the early 1990s with a mainly Sitka spruce crop. Elements of larch and Douglas fir complement the spruce and there are some small groups of mixed broadleaves. A summary of the crops is shown in the table below. The underlying geology is Silurian Shales which support a well-drained brown earth over much of the site. At the northern end, parts of compartment 2, there is a thin layer of peat. Annual rainfall is around 1,000mm (40 inches). Drainage is assisted by the natural terrain. Yield classes in the northern third are in the range 12-14 but this improves considerably across the majority of the forest where yield class estimates are mainly 16, with some areas up to 18. These faster growing crops were thinned in 2016. This part of Wales is particularly favoured with markets for all product sizes. BSW Newbridge and Pontrilas sawmills are both within easy reach and there are a number of smaller processors in the area. The Kronospan mill at Chirk is about 90 miles to the north. Esgairnantau Forest offers an opportunity to acquire a solid spruce investment in a much favoured area of the country. SPORTING RIGHTS Included in the freehold. There are roe deer resident in the forest and an annual cull is taken in collaboration with the adjoining NRW woods. BOUNDARIES The boundary fences are the responsibility of the woodland owner. MINERAL RIGHTS Mineral rights are included except as reserved by Statute or in terms of the title. WINDFARM POTENTIAL A windfarm developer is exploring the vicinity and the land at Esgairnantau is included in the scoping exercise.
