Caverstock Group About Us

Background

Caverstock Group was established by Pat Gocher in 1992 with the prime objective of providing development and project management services to a wide range of developers, building owners and financiers. The key function was to establish systems, criteria and planning at the ‘front end’ of the project to ensure as smooth a project delivery as possible.

Since this time Caverstock has evolved to the company that it is today with the ability to package an entire development, from the concept stage, right through the delivery process to settlements and operations. Our experience has been gathered from projects with contract values ranging from a few hundred thousand dollars up to $220m.

We have developed strong relationships with our clients and the focus of our business, the successful delivery of our client’s needs has not changed. We take a business approach to the delivery of our clients assets.

Value Added - Project Stages

Each of our projects is undertaken in specific stages and implementing this sequence is critical for a well-managed and successful project:

Due Diligence

Carryout comprehensive assessment of proposed or distressed project to ascertain feasibility of the project with particular emphasis on site constraints and authorities requirements.

Development Management

Management of all or portion of the elements of the process associated with successful project development, which includes:

Land acquisition Securing authorities approvals Design Management Funding Project Delivery Leasing/Selling/Marketing Project handover

The development management role includes the structuring and preparation of legal documentation for titling mixed use. Stratum/Strata subdivisions are our specialty having successfully completed over 30 such projects as well as numerous Strata projects.

Design Management

Preparation of development and design briefs, selection and commissioning of consultants. Preparation of design and construction budgets. Management of the design process within cost and time constraints to successful completion.

Project Management

Project Management of tender preparation and tender negotiations with construction contractors to deliver projects within time, budget and quality parameters. Financier and client reporting.

Superintendent

Act as Superintendent to the Building/Construction Contract.

Delivery and Handover

Clear procedures for the handover of completed residential projects including stratum/strata documentation, etc. Similarly for retail, aged care, entertainment, hospitality, commercial and industrial projects, management of the tenancy fitout and delivery of an operating centre on the targeted opening day are priorities.

Distressed Projects

Pat Gocher, Caverstock Group’s Managing Director, heads up our Distressed Projects team.

We offer a niche service to financiers, developers and investors to help complete distressed projects. We draw on our broad experience and specialist knowledge base to assess the viability of completing the project to extract the maximum value or minimise the losses of all key stakeholders.

Distressed projects are often in varying states of completion or have been left abandoned for extended lengths of time. These sites carry inherent risks and require immediate attention to stabilize and prevent continuing dilapidation. We undertake extensive research and work with authorities to comprehensively assess the projects risks, completion costs and the likelihood of success.

The first stage includes two 5 storey buildings with a total of 70 apartments over a double storey underground carpark for 152 cars, all services including provisions for Stage 2 and landscaping. The second stage is two buildings with a total of 70 apartments over a double storey underground carpark for 152 cars and landscaping. The 3 storey Penthouse was located in the 17 storey Top of the Town Building. The development involved the demolition of all existing items including internals and stairs over 3 floors.

The new work included new kitchen, bedrooms, lounge room, stairways, external balustrades and tiling. Landscaping, roof entertainment rooms and lower area entry.

In order for the project to proceed, a value management process was carried out with the preferred tenderer, who was then awarded the Design & Construct contract. Bosco Pty Limited completed the project to the satisfaction of the Client and the Superintendent. Logistics of material supply for larger items was overcome by cranage from Darlinghurst Road below.

The development comprises of a Coles supermarket, over 60 speciality shops, Fitness First, Club Totem and 234 residential apartments located in Balgowlah on Sydney’s northern beaches. Caverstock Group provided development and project management services on behalf of Stockland Developments. This included a separate early works package for the demolition of the existing building. This early works package together with the management of a tight construction programme delivered the construction component of the development in less than two years. As with any mixed use development early resolution of the strata/stratum component was critical to enable settlement of the retail stratum, transfer of the Club stratum and progressive settlement of the residential apartments as they completed.

Retail Centre Client: Dan Properties Pty Ltd Contract Value: $35 million Services: Project Management and Superintendent Services Kareela Shopping Centre is an existing centre that Caverstock has been engaged by the owners to secure the development approvals and project manage the subterrane four level carpark while keeping the major tenancy, Coles and speciality shops operating using a lump sum contract. The carpark commenced operation end Dec 2013. After a 12 month build, the owners decided to increase the floor space which involved a second development approval which Council rejected and the matter was referred to the Land & Environment Court which Caverstock was responsible to manage the process. The DA was approved and Caverstock has been engaged to project manage the builder under a Construction Management Contract to the completion of the development. The project being constructed using a 7 stage construction programme. Late 2015, a third DA Application was granted which included the addition of external seating and signage. This DA approval included a change of use for a large part to a Childcare Centre, Medical Centre, and gym. Caverstock Group Woolworths, Berala Retail Client: Fabcot Pty Ltd Contract Value: $13 million Services: Project Management, Superintendent, and Tenancy Management The Woolworths Berala project is located on Woodburn Road, Berala and adjacent the Berala Rail Station. The project includes the construction of a Woolworths Supermarket (including mezzanine), speciality shops (including a Woolworths Liquor), two (2) levels of basement carparking and access walkways between Woodburn Road and the Berala rail station. Works commenced on site in July 2011, and completed. A significant constraint of the site is the Berala Rail Station and apart from the issues associated with constructing directly adjacent the rail corridor, the access from Woodburn Road to the station was to be maintained throughout construction. This access essentially cut the site in half.

Pinctada Hotel is a 5 star hotel at Cable Beach, Broome, constructed for Marilynne Paspaley. The property has been finished to the highest standard. Several green initiatives have been incorporated into the project, e.g. grey water plant, solar hot water heating, etc. Initially, Caverstock Group was employed to provide development management services which expanded into project management and full construction management which involved setting up a building company with the client to construct the project. The project was completed in May 2009.

Affordable Housing Units/Student Accommodation Client: Vestline Pty Limited Contract Value: $6 million Services: Development Services, Project Management and Superintendent Services Builder was Growthbuilt. Construction period - 12 months The six (6) storey development comprises of the following: Fifty Eight (58) separate rooms with kitchen, bathroom and sleeping areas. A student common area at ground level, all serviced by a lift and reception area. The building is managed and secure. The residential component is accessed from Wattle Lane. There is a lower ground level accessed from Wattle Street. Two (2) Retail/Commercial areas with car parking and back of house plant rooms. A feature of this project is the large centre courtyard space which allows light and air circulation from ground level and open above. There is also a common area on the roof top to one side of the open void.

Caverstock Group Transport House, Sydney

Commercial Client: M&C Saatchi Agency Pty Limited Contract Value: $3.5 million Services: Design Development, Project Management and Superintendent Heritage listed Transport House, 7 to 9 storey sandstone building with classical design and art deco elements was built in 1938 for the Department of Roads, Transport and Tramway. M&C Saatchi occupy levels 1 to 4 at Transport House with a total floor area of 3,400sqm. The premises has dual entries, Macquarie and Phillips Streets, and it occupies the most significance space within the heritage list building, a two-storey space called Registration Hall. Caverstock Group project managed majority aspects of the works including, cost planning, design development of the proposed scheme, supervise the consultant’s team at design meetings and reviews and ensure to minimise heritage conflicts, selection of the contractor and is the superintendent of the building contractor and defect management, make good of old premises contractor prices. Caverstock Group ensured it maintained M&C Saatchi goals and objectives throughout the course of this project.

Caverstock Group Midal Cables, Tomago

Industrial Aluminium Rod and Cable Facility Client: Midal Cables International Pty Ltd Contract Value: $28 million - Base Build Services: Project Management Midal Cables is a development in Tomago Industrial Park adjacent the Tomago Aluminium facility at Tomago. Design and Construction of a manufacturing facility that will initially produce 50,000 tonnes per annum of aluminium rod and cable for local and export market. The project commenced in January 2013 and comprised of: Pre Construction and Early Works included demolition, site establishment and substantial

commencement of construction of the buildings. Construction of Main Works. Under a separate Headworks Contract, Caverstock Group managed for the client the delivery of

electrical and gas services to the site. Post Construction. Practical Completion was obtained in March 2014 after a 12 month construction period.
