STORM WATER: SANS 10400 Part R:The owner of any site shall provide suitable means for the control and disposal of accumulated stormwater whichmay run off from any earthworks, building or paving. CONTRACTOR MUST ENSURE THAT STORM WATERDOES NOT DAMAGE EXISTING BUILDING WORK OR NEIGHBOURING PROPERTIES DURINGCONSTRUCTION AND THAT STORMWATER DRAINAGE IS SUFFICIENT.
RAINWATER DISPOSAL:Provide 1m paving around building with fall away from structure where practical. GUTTERS & DOWN PIPES TO BEINSTALLED WHERE PRACTICAL. We highly recommend installing as many rainwater tanks as practically possible.
SEWERAGE: All sanitary appliances to be supplied with antisuction traps and/or ventilated according to NBRrequirements. -ie's at all bends, connections and changes of gradient with marked covers on ground level. Sufficientaccess panels to be installed in all shafts over ie's. -all sanitary pipes to be accessible. Sewage pipes under floors orbuildings not to change direction and must be encased in 100mm concrete.
SITE PREPARATION:Remove top-soil and organic material within interior footprint of building and paving. Above material not to be usedas backfill. Keep site dry. Stockpile top-soil and re-use where possible.
FOUNDATION: SANS 10400 Part H:All foundations concrete strip foundations unless specified. Concrete minimum 15MPa after 28 days.
FILLING: SANS 10400 Part J (JJ2.3):Backfill to be compacted in layers not more than 150mm layers to minimum. Compact to min. 98% MOD. AASHTOor otherwise as specified by Engineer.
SURFACE BEDS:Minimum 100mm thick 15MPa on DPC. Expansion joints to be provided 20m² max.
WATERPROOFING: SANS 10400 Part J(JJ3) and Sec. K(KK15): Provide 250 micron USB DPC underneath allsurface beds and 375 micron Black DPC in walls with min. 100mm overlap at joints. Provide "Brickgrip" DPCunderneath all window sills. All joints according to specifications.
BRICKWORK: SANS 10400 Part K: Brickwork in stretching bond with minimum joint thickness of 10mm. Interiorwalls minimum 110mm thick. Brick as indicated. Stock bricks to be kept clean of mortar. Provide brickforce in eachlayer for foundation walls, (5 layers minimum), each layer above windows and doors and at 4 course intervals: usealternate layer of 75mm brickforce and butterfly tie-wires for all other 280mm brickwork. Use 75mm brickforce ineach course every 4 layers for 110mm and 220mm brick walls.
PLASTER WORK:One layer plaster minimum 12mm thick.

SURFACE BEDS:Minimum 100mm thick 15MPa on DPC. Expansion joints to be provided 20m² max.
WATERPROOFING: SANS 10400 Part J(JJ3) and Sec. K(KK15): Provide 250 micron USB DPC underneath allsurface beds and 375 micron Black DPC in walls with min. 100mm overlap at joints. Provide "Brickgrip" DPCunderneath all window sills. All joints according to specifications.
BRICKWORK: SANS 10400 Part K: Brickwork in stretching bond with minimum joint thickness of 10mm. Interiorwalls minimum 110mm thick. Brick as indicated. Stock bricks to be kept clean of mortar. Provide brickforce in eachlayer for foundation walls, (5 layers minimum), each layer above windows and doors and at 4 course intervals: usealternate layer of 75mm brickforce and butterfly tie-wires for all other 280mm brickwork. Use 75mm brickforce ineach course every 4 layers for 110mm and 220mm brick walls.
PLASTER WORK:One layer plaster minimum 12mm thick.

All special applications of glass such as, but not limited to, underwater viewing panels, glass floors, stairtreads,frameless entrances, bolted assemblies require the written approval of a Competent Person (Glazing) orprofessional Engineer. Such written approval shall be included with the glazing certificates issued to the BuildingInspector for the relevant contract.

DETERMINATION OF GLASS FIN DIMENSION:
7.14.2 Butt jointing edgesWhere glass panes in the same plane are butt-jointed without fins, they will not have the same wind resistanceCharacteristics as a single pane of the same overall size and thickness. The thickness of such glass should becalculated on the assumption that the butt-joint does not have any structural effect, i.e. the surround will be the onlysupport.
If reinforcing is unavoidable due to the span and wind load, it might be necessary to install fins attached to thestructure at the butt-joints as indicated below. A suitable adhesive sealant with sufficient bonding strength to allowmovement due to wind loading shall be used.
Silicone sealants that have a tensile strength of at least 1 Mpa are regarded as suitable for this purpose.
Fins would normally be installed on the inside of the building where there is likely to be less pedestrian traffic.Finselection is covered in figures 39, 40 and 41.
Insulation for roof:Thermal break material with min R-value of 0.2 must be installed betweenroof sheets and metal purlins.Minimum required total R = 3.7.Total achieved without insulation for metal roof: R = 0.35. Minimum requiredadded roof insulation: R = 3.35Install membrane of 4mm Alububble 1983 D10 (R = 1.454) under purlins &install 100mm Isotherm (R = 2.04) on top of ceiling.Otherwise install any other combination to achieve waterproof membraneand insulation for the minimum required added R value of 3.35.Thermal insulation material shall be eithera) non-combustible when tested in accordance with SANS 10177-5, andmay be installed in all occupancy classes; orb) classified as combustible in accordance with SANS 10177-5, and shall betested and classified in accordance with SANS 428 for its use andapplication.
Hot water installation:Minimum 115L per day hot water to be heated by solar power or other nonelectrical resistance heating.Install gas heating systems by specialist. Installation must to be done bycompetent person according to manufacturers instructions and must complywith SANS 1307, SANS 10106, SANS 10254 and SANS 10252-1. Issuecompliance certificate on completion. All hot water pipes to be lagged withinsulation with a minimum R=1. Ensure hot water system is centrally located toensure minimum distance to hot water outlets.
Exterior doors:Provide draught seals.
Extractor fans:All extractor fans must have self closing dampers
