RIGHT REMODELINGCONTRACTOR

Who wouldn’t want the best quality in terms of workmanship and materialswhen it comes to improving their most valuable asset? When it comes toselecting a remodeler, however, too many buyers conveniently forget the

time-proven adage that “you get what you pay for.”The dilemma that confronts many homeowners is their desire for a top-notch job at

the lowest possible price. With price as their primary focus, they ignore other criteriathat may carry more weight in producing a successfully completed project.

It’s understandable that, in these economic times, price is a major considerationwhen it comes to remodeling. Homeowners do need to understand, however, thatRemodeling is a service, not just labor and materials.

The right remodeling firm will have someone on their staff to guide you through theentire process from the design through completion. This ensures that you are not over-whelmed with all of the decisions involved in a remodeling project and that your proj-ect will run smoothly and get finished on time.

Remember, depending on the scale of your project, you may be sharing your homewith the contractor for a significant amount of time. Rather than selecting a remodel-er or contractor based on the lowest bid, shift your focus to finding a reputable con-tractor. If their bid is higher than what you budgeted, work with them to decide whereyou can cut back or what items can be postponed to keep the project on budget.

Here are a few Key things you should look for when searching for a Remodeler :Experience – Longevity suggest financial stability and a track record of success.Subcontractors – Ask about the subcontractors that they use in their firm and how

long they have used them.Trade Association Affiliation – A good place to start your search for a remodeler is

your Local Home Builders Association and Remodelers Council.License and Insurance – Ask for a copy of their State Contractor license and current

Insurance certificatesReferences – Obtain the names and phone numbers of previous customers you can

Even though we are out of the “recession,” Atlanta residents are still feeling theeffects of high unemployment and low housing prices. In most cases, you cancut back on spending for non-essentials, however the mortgage, insurance and

utility costs are items that you still have to pay even if cash is tight.Even if you live in an affluent neighborhood, high utility costs are still something

that many of our clients are worried about. This has prompted us to put more effortinto our comfort and energy division since our clients want to save whereever possible.I am hearing this from other contractors as well.

The good news is that there are some low cost ways of saving immediately andsome energy infrastructure investments that have fast paybacks.

So how can you save money now on your utility costs? Turn things off! We do 2-3energy audits a week and have noticed that lifestyle changes can help save up to 30%in energy usage. One of our clients adjusted his thermostat on their second story oftheir house and noticed a difference of $400 on their next utility bill. Another exam-ple are pumps for water features that were running 24/7 that were put on timers andsaved up to $100 per month on their power bill. The “free” measures are all around usand with a simple energy assessment; you can have a list of things that you can doyourself without having to hire a contractor.

If you have exhausted all of the “lifestyle” improvements in your home, then con-sider upgrading some of your mechanical systems to higher efficient systems andupgrading your insulation. In most cases, the payback is less than 5 years with therebates and tax credits. This is a 20% ROI, which is much better than can be expect-ed in the stock market right now.

Going green can be free if you look at finding the energy hogs in your house andupgrading your home’s efficiency can pay back quickly if designed correctly.

The economic conditions of the past few years havethrown a monkey-wrench into plans and dreams for so manyhomeowners. Unfortunately, many of us have had to adjust ourgoals and re-plan our futures.

With the real estate market in an unknown state, people are reallynervous about selling their houses to buy newer, bigger homes.Many of us are making due with what we have and are “wait-

ing out” the economy. However, many more of us are doing remodelingprojects to upgrade our current homes until things get better.

If you have not already done so, it may be time to re-focus and possiblyre-plan. Fortunately, there are options that may actually be better than ouroriginal plans.

For those who need more space and thought the answer was to sell andbuy a larger home, perhaps the solution to the space crunch is an additionor extension. This solution also works well for accommodating mergingfamilies. Just as there are many considerations in the decision to relocateor remodel, there are many factors to consider in choosing to remodelyour home in order to accommodate grown children or aging parents.

Perhaps the biggest issue in opting for extended family living is thatof privacy. With the proper remodel, good communication and firmagreements, this option can have many significant financial advantages.Although the costs of running a larger household will be more thanthose of a single family unit, the costs will be less than those of twoseparate households.

Perhaps you want to downsize or prepare for a scaled-back lifestyle orretirement of sorts. In that case you may want to prepare your home for thenext phase of your life. Just because you may be retiring from your businessactivities certainly doesn’t mean you will be retiring from life. This may bethe perfect time to make those changes in your home to suit your new life-

style. This could include setting up a home office,hobby rooms or even private guest quarters for visit-ing family and friends. Although guests won’tdemand it, they will really appreciate a bedroomsuite. If you are retiring and want to remain in yourhouse, be sure to look into the many remodelingoptions for “aging in place.”

As you contemplate the advantages and disadvan-tages of moving vs. remodeling, there are definitelocation factors to consider. These factors will dependon a number of things including your age and the ageof your children, proximity to activities that you andyour family enjoy, and the neighborhood itself. If youhave children in school, you may want to avoid dis-rupting them. This is a strong incentive for remodelinginstead of moving. There may be other advantages tostaying in your current home. These could range fromthe actual block you live on, the tranquility or busy-ness of the area, the proximity to transportation oreven your immediate neighbors. We tend to noticethose things that we don’t like, but it is equally impor-tant to not overlook the advantages to staying wherewe are. In making a decision, it is usually best to writedown all the pluses and minuses to your current loca-tion and have your family do the same. You may findthat there are significant advantages to staying in yourcurrent home. In that case, remodeling will be a betterchoice for you and your family.

Here are a few questions to consider whendeciding whether or not to remodel:

without that kitchen, bathroom, laundry room, etc., while remodelingtakes place? Or, can you move out for the duration? (In some cases mov-ing may be a requirement.)

Answering these questions will help you decide whether or not toremodel. If a careful analysis of your living situation indicates that it istime to sell, I urge you to find a home stager to assist in the process. Agood home stager will give you an honest assessment of your home, coor-dinate any needed repairs, assist with the re-arrangement of furniture andwill help in the decoration of your home for a fast sale at the best possibleprice. And make sure you factor the costs of relocating into your decision,i. e. realtor fees, mortgage fees and the cost of moving.

According to Cowart, the Atlanta market is a difficult one right now.“It’s difficult to get real value for an existing home right now and the newhome inventory is actually down. Remodeling might be the easiest way toget the home you want.”

In addition, people often find they still need to remodel even after pur-chasing a new home. So make sure you take that possibility into consider-ation before making a final decision. n

There is something to be said for a great location.So do not forget to factor great neighbors, goodschools, convenience in terms of location, traffic pat-terns, etc., into any decision you make. There doesseem to be a move back toward the city right now,which often requires older homes to be renovated.

If you decide to remodel, will you get a return onyour investment?

“You need to decide what you want your remodelto accomplish and whether or not it will add valueto your home,” says Ron Cowart of Cowart Homes.“While the economy is soft right now, a well-donerenovation will improve your investment, so whenthe time does come to sell, you home will be worthsignificantly more.”

“In the current market, most of our clients arefocusing on kitchens and bathrooms—rooms with agood return on investment—rather than additionsor whole house projects,” says DuVall Brumby ofHomes by Brumby.

Do you want to go through the remodelingprocess?

“You also need to decide if you and your familywant to live through a significant remodel,” Brumbyadds. Can you live with four to six months of com-pany who arrive at 7:30 in the morning and stayuntil 4:00 or later in the afternoon? Can you live

The scope of the project included remodeling thehouse’s family room, outdoor living area and mas-ter bathroom. A wine cellar was added in the base-ment, which also received a style update.Additionally, many of the home’s floors wereredone.

A GATHERING SPOTThe home’s family room underwent a significantrenovation. French doors with brick arches wereadded on both sides of the home’s stunning fire-place, leading out to a new steel and concrete deckwith an outdoor living area below.

“Our home’s family room has always been thehub of our home,” Mike says. “Now, after theremodel, we use it even more.”

OLD WORLD CHARMElegance, class and charm best describe the home’snew master bath. Fully renovated it touts dual fur-niture-style vanities with granite countertops, mar-ble tile on the floors and walls and an old worldsoaking tub.

Beautifully done with stylish windows, large mir-rors, a tray ceiling and high-end fixtures—includinga chandelier over the tub—the elongated layout isquite dramatic.

TUSCANY IN ATLANTAThe deep, dark colored woods, long archways,wrought iron fixtures and tile floors common toTuscany design are prevalent in the McCracken’srenovated basement. Highlighted by a new winecellar, the basement also offers a theatre room. Theremodel added new wooden entry doors to the the-atre, new floors, arched openings and new wall sur-faces reminiscent of the Mediterranean.

The wine cellar is artfully designed with rich woodracks and a glass wall for viewing. Importantly, it canhold a sizable wine collection for the connoisseur.

Finally, all of the stair railings in the home werechanged out for a custom metal design thatenhanced the home’s new design.

TAKING AN ACTIVE ROLLA veteran of several remodeling projects, Mike believes it is critical that a homeowner take an active roll in his or her remodel.

“No matter how good your contractor is, it is incumbent upon you tokeep up with the project,” he says. “You need to monitor it and helpmanage the process to make sure you and your contractor are alike inyour thinking; that you have the same vision.”

According to Mike, communication is key. “People think differently, soyou need to be granular in your detail when describing what you expect,”he comments. “You cannot hire someone for a project, go away until it isdone and expect to be happy with the project.”

Be patient… work with your contractor and make sure you have a con-tractor that will work with you. There will be some variations of thought.

PUT IT IN WRITINGA contract between you and your contractor is critical. It spells out expectations and requirementsfor both of you.

Mike advises being proactive during its creation. “I would not accept a contract writtenby one party,” he emphasizes. “I recommend youdesign your own terms so you are in control ofyour project.”

“For instance, every construction contract in the state of Georgia is required to have minimalwarranty provisions,” Mike says. “But that does notmean you need to settle for them. I went out on theinternet and looked at what other states requiredand incorporated some of their ideas. And becauseI had a great contractor who was confident in hiswork, he was okay with adding them.”

A GREAT CONTRACTORAfter taking five bids for his project, Mike selectedBraymar Design Build. “Robert Hames and histeam did a fantastic job,” Mike emphasizes. “Theywere friendly, flexible when they needed to be andreally committed to the success of the project.”

“The Braymar people were absolute professionalsand some of the sub-contractors they used werereally artists,” he says. “We’re very pleased with the results.” n

Epic Development first acquired this2400-square-foot three bedroom home inAtlanta’s Inman Park after it went into foreclo-sure. While the basic structure was sound, thehome was dated and had suffered from yearsof neglect by the former owner.

Despite its shortcomings, the basic structureof the home was sound and the team atEpic found it appealing due to the strong

demand for homes in what is a historic, well-locat-ed neighborhood. So they planned a total renova-tion that included the roof, new siding, paint,remodeling the kitchen and baths, installing newlighting, refinishing the hard wood floors, andreplacing interior doors that were not architectural-ly consistent with the home’s style.

“The main goal of the renovation was to upgradethe kitchen and baths yet keep the home architec-turally consistent with the historic homes in theneighborhood,” says Epic’s Jim LaVallee. “Becausethe smaller kitchen needed an entire make-over, wegutted everything. The plan was to make thekitchen feel larger, bright and airy,” he says.

To achieve this goal and remain architecturally con-sistent, a simple white shaker door cabinet was select-ed. The cabinets offer simple lines and help reflect thenatural light that comes from existing skylights in theadjacent breakfast area. To add some finesse to thekitchen, a high-end granite, White Piracema, wasselected and matched with a subway tile backsplashthat was architecturally appropriate. As the kitchen ison smaller scale, the Epic team chose not to install anoverly large appliance package that could have over-whelmed the space. Jenn-Air and Bosch brand stain-less steel appliances were chosen and provide a greatbalance between performance and scale.

Like the kitchen, the baths needed a complete ren-ovation. The general theme was to keep everythingsimple yet elegant. The master bathroom features anespresso shaker cabinet for the vanity. Carrara mar-ble was used for the vanity top and in the mastershower white subway tile was used. To add somedetail to the overall theme, a Carrara marble basketweave floor was installed in the master bath portray-ing the craftsmanship of yesteryear. In the secondarybath, the same vanity with a Crema Marfil marblecounter was used. For the floor and shower surroundtravertine was selected.

The living and dining room had some existingarchitectural elements that were preserved andrestored as needed. These included the butler’spantry, the built-in window seat and the woodmantle and mirror.

“The butlers pantry is a classic element,” saysLaVallee, “although it was missing some of theoriginal door hardware and we had to track down asupplier that carried the appropriate parts which arenot widely used today.”

The wood mantle and existing antique mirrorover the fireplace were classic in design,but requiredsome refurbishing. To enhance the look of the fire-place,a honed slate surround was added replacingout dated marble that had been installed in the1980s. Likewise, at some point in the home's past,the interior doors had been replaced with six-panelhollow doors. These were removed and two-paneldoors with oil-rubbed door hardware now take theirplace. The original hardwoods were refinished andappropriate lighting selected from MasterPiecelighting in Atlanta, bringing the interior of themain living areas back in-line architecturally.

LOCATION IS KEYOften homes can sell in this neighborhood withoutbeing formally listed as word of mouth among cur-rent owners and their friends often locates thebuyer. Such was the case with this beautifullyremodeled property.

Tonie and Randy Howard were drawn to theInman Park location because they wanted to livecloser to their friends. In addition, the home is twomiles from Tonie’s workplace.

“I have two very close friends who live in theneighborhood,” Tonie says. “The main reason formoving from our previous home in Smyrna was tobe closer to them. I was always driving if we want-ed to get together or go for a run, and now we arejust doors apart.”

After working out the purchase with Epic, theHowards were able to add some finishing touchesto the home, including a tankless water heater thatprovides both fuel efficiency and space savings.Typical of renovating older homes, unknown prob-lems were encounter during the renovation processincluding the identification of the LP siding, butthe contractor was able to work through the processwith the Howards and ultimately all LP siding wasreplaced. The end result is a top to bottom high-quality home.

Sharlene and Bob Kaney first met Phyllisand Rob Myers of Colonnade two years ago at an open house for a new home Colonnadehad built.

We were riding around looking at bothnew and existing homes on the marketand asking ‘what if,’” says Bob. “We

were considering moving or building and felt that,with the market down, it might be a good opportu-nity if we found something we liked.”

While nothing materialized at that time, theKaneys kept looking. “We had been looking allover town and couldn’t find the right mix between ahome we liked and a lot we liked,” Bob says.“Then, on a lark, we found this home a half milefrom where we were living.

“It was marked down a bit and fit our price range,so we made an appointment to tour the home. We fellin love with it immediately,” he says. “We liked itssize, its structure and the lot it was on. It really was acase of being in the right place at the right time.”

Before making an offer on the home, Bob andSharlene asked the Myers to walk through the

home with them. Rob inspected the home, identify-ing problems such as mold, roof leaks, energy effi-ciency issues and a significant structural issue. Andthey discussed the home’s potential.

From there, Rob presented ideas to improve thehome’s function, performance and style, and thescope of work required to get it to that point. Basedon the consultation, the Kaneys started negotiationsand subsequently purchased the home and hiredColonnade to complete the extensive renovation.

The Kaneys loved the Brookhaven location andthe gardens. They did not, however, like its small,outdated master bath or the outdated kitchen. Inaddition, although the home had soaring ceilings inthe family room, they felt the thirty-year-old homewas lacking pizzazz.

SCOPE OF THE RENOVATIONThe kitchen, laundry room and back hall were gutted.Rearrangement of a couple of walls resulted in a newlarge pantry, laundry and spectacular kitchen. Workingwith a custom cabinet shop and the Kaneys’ designer,Amy Ferrer, a beautiful custom hood was designed todraw attention to the vaulted ceilings in the kitchen. Itprovides a dynamic focal point for the room.

New custom wood cabinets, granite countertops,appliances and backsplash updated the kitchen’sdesign as well as function. A massive 5' x 7' graniteisland centers the room.

The simple living room was turned into a dream study. Dining roomand den built-ins were transformed from boring white by applying fauxfinish techniques. Beams were installed in the family room ceiling givingthe room a comfortable, elegant feel.

The master bathroom was enlarged using a previous niche from the living room. Luxurious natural stone, new bathtub, cabinets, countertops,and fixtures turned the boring bathroom into a relaxing oasis.

THE HOMEOWNER/CONTRACTOR RELATIONSHIP“Getting Rob in on the ‘ground floor’ beginning with our first walk-through was really key to the success of this project,” Bob comments.“We were able to ‘pick his brain’ in terms of ‘Can we do this? We likethis idea?’ and it really helped us envision what was possible.”

Bob credits brainstorming sessions with Phyllis and Rob for adding the special touches and features that make this remodel spectacular.

“Rob would literally get his pencil and drawthings on the wall,” Bob chuckles. “We’d consider‘What if we did change this? What if we extendthe range hood to the ceiling?’” Because theKaneys were still living in their previous homewhile they sold it, they had the luxury of takingtheir time to consider a wide variety of ideas.They were also able to make changes during thedesign phase when they were easier and lessexpensive to do.

“Working with Phyllis and Rob was wonderful,”Bob says. “This is the perfect house for the two ofus and our little dog. We’re ecstatic with the resultsboth inside and out.” n

The team at SawHorse, Inc., providesturnkey design/build services to their clients withprofessionally designed and crafted renovationsand additions. So when their Sandy Springsclients first asked to help them reduce theirenergy bills by adding renewable energy to theirhouse, they were up to the challenge.

We did a solar evaluation and decided thatwe would need to look at other solutionssince there were too many trees blocking

the sun,” says Matt Hoots, president of SawHorse.“We came up with a plan to upgrade their regularHVAC to a WaterFurnace geothermal system thatis highly efficient,”he says. Additionally, all of thehome’s existing windows were changed out to highperformance Marvin windows and the roof linewas insulated with Icynene spray foam insulation.

“While we worked to upgrade the systems onthe house, the homeowners presented us with a setof plans to make their existing home functional,”Hoots comments. While the house was on a greatstreet in a great neighborhood, it did not fit all ofthe client’s needs. So SawHorse did a completetune up of the houses design on the main level andthe upstairs.

Custom Marvin windows were used to replacethe existing non energy efficient windows. Marvinwindows were selected because they could bemade to a custom size and still maintain theirhigh performance attributes. With custom alu-minum cladding and low-e glass, these windows

Another area that SawHorse focused on was thelibrary. It started with a simple enhancement to theexisting cabinets and, when finished, was trans-formed into a complete new custom library withbuilt-in storage.

SawHorse also installed new windows and new custom mahogany doors. The floors wererefinished and we installed all new stain gradecrown molding to match the cabinets. The designer selected a custom stone top to break upthe lower and upper cabinets and to provide adurable surface that will never need refinishing.

CERTIFIED GREEN PROFESSIONAL (CGP)The Certified Green Professional designation recognizesbuilders, remodelers and other industry professionals whoincorporate green building principles into homes without driv-ing up the cost of construction.

CERTIFIED PROFESSIONAL HOME BUILDER (CPHB)The Certified Professional Home Builder program is theonly voluntary builder certification program of its kind inGeorgia. CPHBs have met stringent requirements includingpassing a building codes exam; meeting insurance require-ments; having their customers surveyed annually; providinga written warranty; and having a dispute resolution processin place.

EARTHCRAFT HOUSE (ECH)EarthCraft House is a building program that provides amodel for healthy, comfortable homes that reduce utilitybills and help protect the environment. The EarthCraftHouse certification process follows a checklist designed toverify that each home features an energy-efficient buildingenvelope and systems; high-performance windows; properlysized heating and cooling equipment; and energy-efficientlighting and appliances.
