On July 26th the Historic District Commission approved your request for a Certificate of Appropriateness as follows:

Demolition of existing carport in side rear yard.

Construction of new two car garage 32’d x 24’w in the side rear yard, built on a newly poured concrete slab of location indicated in application and meeting the 5’ zoning setback regulations. The new building will be constructed with a wood frame and sided in white vinyl, to match house. The doors with be carriage style. The roof will have the same pitch as the house and be covered in grey architectural shingles, to match house. All other design considerations of the building will be similar to that included in your application.

This letter shall serve as a Certificate of Appropriateness in compliance with the guidelines set forth by the Historic District Commission and the City of Gastonia’s Unified Development Ordinance. This letter should be kept for your records. Please note that, this work requires additional permits, so if you have not already done so, you must contact the City of Gastonia’s Building Support Services and Engineering Divisions to obtain the necessary construction permits to complete this work. Historic District Commission August 1, 2018 Michael and Leigh Anne Lauer 1221 Oakwood Avenue Gastonia, NC 28052 HD Project # 9076 Dear Mr. & Mrs. Lauer, This correspondence is in reference to your property located at 1221 Oakwood Avenue,

Gastonia, NC 28052. Your property resides in the Brookwood Historic District and is governed

by the City of Gastonia’s Unified Development Ordinance (Section 7.6.2 HD Historic District

Overlay), which requires any exterior alteration to a property in the district to first be approved

through the issuance of a Certificate of Appropriateness (COA) before such work is initiated and

completed.

You had submitted an application for a COA for the removal of two trees and I appreciate that

the intent of the removal was thoughtful, after experiencing property damage and being informed

that you had diseased trees that needed addressing. However, as the removal of the trees was

done before obtaining an approved COA, we require replacement of the two trees with two

canopy trees. Gastonia’s UDO states that in the event that a tree is removed without

authorization in the HD district, such tree shall be replaced by another tree of a size…no smaller

than two (2) inches in diameter measured four (4) inches from grade (Section 7.6.2 HD Historic

District Overlay).

Our conversation today included your intention to obtain a landscaping plan for your property

which will include these two canopy trees -the species and placement is up to you and your

landscape designer.

Conditions for approval: the approval of a subsequent COA request for this property to

install a 6’ privacy fence to run from the rear corner of house across the rear yard to

meet the adjacent property owners fence, which will screen the sheds from the street.
