The project consists of a combination of 109 stacked townhouse and single ‘traditional’ townhouse residential units (96 two-bedroom townhouse type condominiums and 13 three-bedroom single townhouse units) arranged in six 3 storey blocks, with an underground parking level for 134 parking spaces (122 resident, 12 visitor). There is no commercial component for this project. See attached site plan and underground plan as a reference. To calculate the quantity of bins required, the “Development Design Guidelines for Source Separation of Solid Waste, Halton Region” has been used as a reference. Our calculations are as follows: Organic: 5 – 360 litre, semi-automated carts are required (1 bin per 25 units) Recycling: 16 – 360 litre, semi-automated carts are required (1 bin per 7 units) Garbage: 1 - 3 cu. yd. bin for compacted garbage (1 bin for 81 – 200 units) Due to the limited storage space at grade in the vicinity of the proposed loading space, the placing of 21 semi- automated carts (5 organic, 16 recycling) is not feasible. Our proposal would be to substitute the semi- automated organic and recycling carts with the following: Organic: 1 – 3 cubic yard bin; Recycling: 2 – 4 cubic yard bins (total of 8 cubic yards).     Global Architect Inc. has been tasked to propose a waste management plan for a new multi-unit residential development in the Town of Oakville near the intersection of Dundas Street and Sixth Line at 3060 and 3072 Sixth Line.

    The project consists of a combination of 109 stacked townhouse and single ‘traditional’ townhouse residential units (96 two-bedroom townhouse type condominiums and 13 three-bedroom single townhouse units) arranged in six 3 storey blocks, with an underground parking level for 134 parking spaces (122 resident, 12 visitor).     In total, we will have 4 bins for front-end loading: - 1 - 3 cubic yard bin for organic waste- 2 – 4 cubic yard bins for recycling- 1 - 3 cubic yard bin garbage (compacted)

    The project will utilize one central Materials Collection Area with Waste Chutes Receptacles located at grade level for residential garbage, residential organic waste, and recycling materials. The waste Materials Collection will be done from the grade level through chute doors mounted on the façade of a self-standing structure, with garbage chutes behind the enclosure. This chute system will have three separate waste chutes – one for non-recyclable garbage, one for recyclable material and one for organic material. The chutes will berouted into a Central Garbage and Recycling Room located on the P1 parking level. This room will contain agarbage compactor and waste bins for common garbage and waste bins for recyclable and organic waste. Aseparate 10 sqm (minimum) room is reserved for bulk garbage storage and is located in the P1 parking level.

    Once filled, the four bins are transferred to a temporary storage enclosure that is proposed on grade, directly adjacent to the loading service area. Reserve bins are rotated in their place. On collection days, the bins are rolled out by Building Maintenance Personnel for the actual pick-up prior to the arrival of the refuse trucks. They will also jockey the bins for pick-up by the frontloading bulk-lift vehicles and assist vehicles while backing up to exit the site in a cab forward manner.

    The garbage enclosure proposed on grade for temporary storage is located outside the rear yard setback requirement. A service area is proposed adjacent to the garbage enclosure to facilitate the garbage and recycling pickup by the refuse trucks. The proposed service area is visually obstructed from the adjacent residential properties to the west of the subject site by the proposed garbage enclosure, and is at a location where views from the proposed townhouse units are minimized. Landscaped space is proposed around the service area to provide additional landscape screening. The garbage enclosure is proposed to be constructed of materials similar to or matching those of the proposed townhouse blocks, ensuring a high standard quality of design throughout the development.
