Across all industries it is no longer acceptable to utilize landfills as a quick and easy solution when it is necessary to dispose of product returns, packaging and mass recalls. It is the responsibility of the product manufacturer (generator) to know and understand how their internal staff or a third party may be dealing with their product return.

In Pennsylvania a third party company handling a nationwide product recall disassembled a product

without removing an electronic timer that contained a battery and sent more than 100,000 units to a landfill; this was discovered after the units were buried. The costs associated with the recovery of the units; proper e-waste disposal, fines and legal representation was enough to put the third party company out of business while casting an environmental stain on the reputation of the manufacturer who otherwise had an impeccable environmental record.

Unfortunately, stories like this occur too often where manufacturers and third parties fail to properly disassemble and examine components or recycle all materials that are suitable for regeneration.

For more than twenty-five years there has been engineering programs for receiving product returns and the decommissioning, disassembling and recycling of products across all industries from cosmetics, fragrance and textiles to electronics, automotive and equipment using environmentally sound practices with complete transparency and documentation.

When looking to start a recycling program it would be important to conduct an in-depth waste / recycling audit to establish a current baseline that you will reference as your program progresses. This will not only involve the physical materials that you are putting into the waste or recycling stream but also the expenses and rebates that are tied to those materials over a designated period of time, normally one to three years.

Once materials have been identified and there is an understanding of the quantities for these materials we would then determine the best green practices in order to capture that material while improving your current labor efficiencies. Certain materials can be collected together such as different types of plastics while others might require separation.

It is normally most efficient to handle the material the least number of times so with that in mind programs are designed to capture and separate materials quickly upon being received without the item being handled by multiple individuals.

Collection methods may require some equipment or conveyors in order to collect, compact or bale the materials depending on the types of material. This equipment will increase overall efficiency and prepare the materials for transportation to a processing facility.

epending on the specific product type, there should be a designed program in place with the goal of zero material to landfill. It is important to evaluate the reverse logistics programs in place as it pertains to the proper recycling and re-use of materials, designing a program that will include all packaging materials (plastics, cardboard, P ) for recycle and in the event of a product destruction, a program for all components of the unit to be destroyed include liquids, creams, lotions, glass, plastics metals and electronics. When these materials are properly identified and collected there could be a value to the material that then can be used to off-set the cost of the destruction or product reconditioning.

For example, a product return center for an electronics manufacturer may receive several hundred packages a day. These units are de-boxed and documented to determine if they will be repaired and re-sold or destroyed often times the packing materials are not the original materials and are ust placed into trash compactors to be landfilled locally at an expense to the manufacturer. ll packaging materials can be recycled and often producing a positive rebate return for the material not to mention the positive image for the manufacturer by moving in the direction of being sustainable.

When a product recall or certified destruction of a retail item is required this should be undertaken with the same mindset. Planning on how the item will be received, de-packaged, documented, rendered destroyed and recycled is critical to maintaining your sustainability program.

licensed by the appropriate government authority to accept and process the materials and is using state inspected and certified scales so that you can receive correct weights to properly document your program.

Once a program has been established it becomes simple to track your recycled materials by weight along with the savings generated through avoiding the landfill costs and receiving the recycling material rebates. It has been my experience that when a manufacturer initiates a recycling program related to their reverse logistics operation, the financial benefit through reduced costs and the recycling rebates will far exceed the one-time expense of any costs related to the necessary equipment for the program. There is clearly an environmental and financial benefit to develop the vision of avoiding the use of landfills.

Green Project of the Month

LCOR, Ivy Equities and Intercontinental complete $215 million redevelopment of

LEED Silver Novo Nordisk Headquarters

PLAINSBORO, NJ LCOR and Ivy Equities, in joint partnership with Intercontinental Real Estate Corp., of-ficially opened the U.S. Headquarters for Novo Nordisk.

The Novo Nordisk Headquarters, located at 800 Scudders Mill Rd., is a paramount example of adaptive re-use within New Jersey’s office redevelopment market, incorporating 95% of recycled material from the previ-ous facility. Ivy Equities, LCOR and Intercontinental’s redevelopment efforts took a bold approach, creating one of the largest commercial real estate transactions in the state of New Jersey, a well thought-out and successful build-to-suit gut-renovation and a project that has brought tremendous economic growth to the state.

In August 2011, Novo Nordisk and the joint venture led by Ivy Equities and LCOR partnered with Intercontinental Real Estate Corp., which provided the equity funding for the project, announced their plans to redevelop the existing office building, which was previously home to Merrill Lynch. Novo Nordisk signed a long-term lease for the entire building, with initial phase of occupancy approximately 563,000 s/f and the option to take the balance of the space within the building at any time.

After an extensive search, the Northeast Council of Carpenters (NRCC) retained Intercontinental to advise the union’s pension investments in a strategic program that would benefit the state of New Jersey in a substantial local construction project.

In addition to NRCC’s lead investment of $75 million,

the New Jersey Laborers Statewide Pension Fund, the IUOE Local 825 Pension Fund and the International Union of Bricklayers and Allied Craftworkers Local 5 Pension Fund were also participating investors, for a combined total of $130 million.

A $215 million redevelopment project to completely renovate and upgrade the office building for Novo Nor-disk, this deal represented one of the New Jersey’s largest commercial real estate transactions.

Ivy Equities and LCOR executed a top-to-bottom, gut rehabilitation of the 770,000 s/f office building in the Princeton Forrestal Center. The teams’ redevelopment efforts stripped the vintage 1985 building to its skeletal frame, replacing the building’s façade, roof and interior. The renovated property also features state-of-the-art elec-trical and mechanical systems. LCOR and Ivy Equities successfully attained LEED Silver certification for the building from the U.S. Green Building Council.

This redevelopment project has brought positive eco-nomic outcome to the state of New Jersey, fostering an environment conducive to growth, business expansion and job creation. The building’s construction created approximately 500 union construction jobs for the state of New Jersey.

A perfect example illustrating that the New Jersey sub-urban office market holds vast potential for growth, The Novo Nordisk Headquarters is one of the few projects that has reinvigorated the New Jersey redevelopment market.

THE ORIONNEW YORK, NY

The Orion, a luxury condominium on West 42nd Street, has 60 floors of apartments, as well as retail space. Like many building superintendents in the city, Danny SiFonte was grappling with an age-old problem; where to store the building’s trash, particularly bulky cardboard boxes, and how to reduce trash haulage costs. Until he was introduced to Premier Facility Management. The Premier staff designed a system that proved a perfect fit for the Orwak 5070.

Garbage day in New York is not easily missed. Given that West 42nd Street is a major tourist thoroughfare in the heart of Manhattan’s theater district, The Orion – a Penmark Management building – wanted to minimize the amount of trash its building was putting out at the curb.Danny realized that the cardboard boxes were not only creating an eyesore on the street, but they were also taking up space inside and were expensive to haul away. In a building with 551 resident apartments, every time a resident makes a purchase or has something delivered, he or she needs to dispose of a box. “We found that we were using valuable real estate on our lower floors to simply store boxes. That space is worth far more

rented out to a commercial entity,” said Danny. Then Premier installed the Orwak 5070 and fully trained the Orion staff in its simple use. A top-loading baler that both crushes and bales boxes, can condense up to 100 boxes into an easy-to-maneuver bale. A building porter can simply pile boxes into the machine, compact them with a flip of a switch, and then create a neat bale that can be easily shifted from the machine to a recycling stack. Once the Orion recognized the tremendous benefits of the Orwak 5070, the management requested Premier to add a third (3rd) chamber. Baling the building’s cardboard is saving 3,000 square feet of valuable space, along with costly time and labor. The Orion is saving thousands

each month in bulk removal costs by reducing the number of pickups. In fact, the recycling provider that picks up the cardboard pays the building for the material, for a net gain. The 5070 machine will also help The Orion stay compliant as city recycling regulations become more stringent. “We are keeping our building – and the city – clean, increasing our recycling rate and saving money at the same time,” said Danny. “The Orwak 5070 is helping us create more rentable space in our building. In Manhattan, space is money. It’s a win-win-win.”
