Cleveland Park and McFerrin Park homeowners who bought

their homes prior to 2012 can likely sell at a profit.

2013 brought a host of renovations and new construction homes to the

historic area of 37207. The previous years’ recession hampered the momen-

tum the area had been enjoying for several years. Investors jumped into

the market while prices were low and held them for healthier profit after the

recession. Currently, Highland Heights is experiencing some purchases

by investors who have gained confidence in the zone’s potential for higher

prices. Due to square footage on average being less in Highland Heights,

average and median prices will hover lower.

CLEVELAND PARKIn 2013, 56 single family homes closed. The highest closed price was $289,900. The highest closed price per square foot was for $153.57 for 1400 square feet. Average days on market were 71. Nine (9) homes failed to sell in the 2013 marketplace and expired.

MCFERRIN PARKIn 2013, 31 single family homes closed. The highest closed price was $341,900. The highest closed price per square foot was for $163.22 for 968 square feet. Average days on market were 57. Eight (8) homes failed to sell in the 2013 marketplace and expired.

HIGHLAND HEIGHTSIn 2013, 64 single family homes closed. The highest closed price was $239,000. The highest closed price per square foot was for $148.59 for 920 square feet. Average days on market were 55. Nineteen (19) homes failed to sell in the 2013 marketplace and expired.

THE THREE NEIGHBORHOODS AND SQ. FT.In 2013, Highland Height’s average sold home had 1241 square feet. Cleveland Park’s average sold home had 1456 square feet. McFerrin Park’s average sold home had 1749 square feet.
