5996 Oldfield Road Property Enhancements
1. Property drainage:
- Beneath the driveways and patio there is a complete drainage system comprised of larger blast rock, drainage gravel, 3” PVC drainage pipes and then this is covered in either roadbase or compacted sand.
2. Driveway:
- The main driveway contains the conduits for the power, telephone, and cable plus the main water supply line to the house and the natural gas supply line has been roughed in all of these utilities are located in a bed of a minimum of 2 feet of sand and were then covered in a drainage system as described above.
- The rock retaining wall that runs for the entire length of the north driveway was installed with drainage behind and beneath to prevent runoff from the adjacent north neighboring property.
3. Electrical:
- The power is supplied from a transformer located on the property that then goes to a main distribution panel which then supplies the main house and outbuildings.
4. Field trellising: - The trellising system is comprised of 10’ 3” painted and capped steel end
posts hydraulically pounded 3’ into the ground with tightening/loosening ratchets at both ends of the trellised rows. The wire is high tensile steel and the row posts are designed for adjusting the trellis wire height. The system can be utilized for grapes, climbing berries (black or raspberry) or supported fruit trees (peaches or apples).
5. Parameter fencing: - The parameter fencing is primarily comprised of ACQ (organic certified)
pressure treated posts with wire mesh fencing to reduce access by deer, rabbits, and raccoons. The access points are gated with galvanized wire mesh fencing on galvanized metal pipe frames.
6. Water and irrigation: - The property is supplied through two connections to the municipal water
system; one for the residential supply, the other for the agricultural supply. The field and patio are irrigated through both an overhead sprinkler and a multi-zoned dual drip system.
7. Pond:
The water containment pond was built originally for irrigation purposes prior to connection to municipal irrigation water. The dam currently assists in containing water during heavy rainfall and preventing the lower field from flooding. The pond contains two water discharge outflows, one at a lower level which continuously allows water to flow at a regulated rate and the second higher outlet is the floodwater overflow system. The containment pond is constructed of blast rock, sand and gravel with the western exposure being primarily large blast rock to prevent erosion.
8. Patio: - The patio brickwork is placed upon two feet of compacted drainage sand
and this sand contains the electrical conduits which supply the outlets around the parameter of the deck. The patio can accommodate approximately 100 people comfortably for a sit-down function.
9. Out buildings: - Two washrooms, one wheelchair accessible and one with a shower –
designed for farm workers and/or use by outdoor guests utilizing the patio. These washrooms have their own hot water tank and septic system.
10. Paths: Both back door walkway and front door walkway were laid with the same interlocking bricks and same colour scheme as the patio.
11. 1934 Farm House: - All new electrical baseboard heat to replace the oil fired water heaters. - All new light fixtures with upgraded electrical system (excluding kitchen) - Bathroom – New subway tile throughout, insert vanity, ceiling fan, new
lighting, new sink, new toilet. Tub is original steal rounded tub. Floor is original mini tile.
- Original fir floors were stripped lightly and then refinished. - Basement sub-floor made from pressure treated wood and plywood was
installed to reduce dampness in the basement. - The house was constructed from wood which was harvested and milled on
the property.
