PROPERTY DETAILS

Listing Number: 15138

Price: $969,000

Size: 3.4 & 60 acres ~ 2 titles

Zoning: R1

DESCRIPTION

You know you’ve arrived when beauty, serenity and complete privacy are yours to enjoy every day of your life.

The properties “bracket” Pulteney Point resulting in waterfront on both the west and east sides of the Point (see maps). The total frontage on both properties totals approximately 1,900 feet. One property is approx 3.4 acres while the second is just under 60 acres. These one of a kind properties are being sold together with only the lighthouse keeper having access across the property.

This is a place where you can watch orcas transit the point regularly (in season) at times even “rubbing” on the point’s gravel tip. If you’re an early riser, you’ll catch marvelous sunrises over the misty morning water. Wildlife abounds on and around Malcolm Island and the properties: black bear, deer and mink on land; even the imported pheasant do quite well! Porpoise, seals, sea otters, orcas, humpback whales, bald eagles, blue herons and countless other species of sea.

The first cabin was built in the 1970s and is well equipped with an efficient kitchen, stainless

dishwasher, trash compactor, fridge and a propane stove. This lovely cabin also has a quaint 10’ x 12’ living room with an attached west facing solarium to enjoy the many sunsets. The bedroom is in the loft and is accessible by the loft stairs. There is a washroom on the main floor as well as an en-suite in the loft. The main floor washroom is complete with a clawfoot bathtub and a pedestal sink. It is heated with a wood burning fireplace as well as electric baseboards.

The second cabin was built in the 1960s and is in the restoration process to be used as a guest cabin. It has amazing ocean views of Johnstone Strait and mountain views from Vancouver Island. It is an original shake and shingle A frame design with a small, efficient kitchen, sunken living room and a loft sleeping area with its own small deck. This cabin has a wood burning fireplace, hardwood floors, a large deck and new sliding glass doors.

This property also offers a 2 car garage and established cherry trees as well as some timber value. For more information on this, contact the listing REALTOR®.

LOCATION

Malcolm Island is one of the largest islands between Vancouver Island and the mainland of British Columbia. It is located just off the northeast coast of Vancouver Island, about seven kilometres from the town of Port McNeill. This region is known as the “North Island” - wild, beautiful, thinly populated, but quite accessible.

Pulteney Point is located on the South West corner of Malcolm Island.

DIRECTIONS

A twenty minute car ferry ride from Port McNeill (on northern Vancouver Island) takes you to the small relaxed village of Sointula on Malcolm Island (see maps). An all-weather gravel road runs from Sointula to these very private properties at Pulteney Point. Even better news is this road is maintained year-round by the Coast Guard (for the manned light house due south of the properties).

AREA DATA

Malcolm Island The island is 26 kilometers long with a network of roads extending west to east. The north side remains restricted from any residential or commercial use other than a small campground in the Bere Point Regional Park. Malcolm Island has some of the most dramatic tides on the west coast of North America. They create a variety of tide pools and expansive mud flats, which house all manner of marine creatures.

Malcolm Island is a place for people who want to explore for themselves. It offers a safe, friendly environment, as well as plenty of solitude for unwinding and contemplation. There is also a vibrant arts scene thanks to the many artists and musicians who call Malcolm Island home. Discover this wealth of original talent while browsing through shops, galleries and studios. The Sointula Resource Centre Society’s visitor information staff can point the way to the island’s B&B establishments and other accommodation options.

Sointula Sointula means “place of harmony” in Finnish. This charming seaside town on sprawling Malcolm Island was established as a community in the late 19th century when a colony of Scandinavian settlers arrived with utopian dreams of building the perfect community. While that vision was derailed within a decade, there’s no question these

visionaries chose the right place for a fresh air and salt water paradise on earth.

Visitors today arrive here via a 25 minute BC Ferries sailing from Port McNeill. Many park their cars and either travel as pedestrians or bring their bicycles and mountain bikes to linger and enjoy the pleasures of village life in Sointula itself. But there is much exploring to do so visitors keen on visiting popular island destinations like Bere Point, Mitchell Bay or the Pulteney Point Lighthouse are sure to drive over. Maritime traffic in the area often utilize the good moorage in the Malcolm Island Lions Harbour, a well-known and popular boating layover.

RECREATION

Whale watchingFrom the shore brings no guarantees of sightings; your chances are much better by taking a boat trip with one of the many experienced guides operating out of Sointula or the other North Island communities. The waters around Malcolm Island are renowned for Orca and other whale sightings.

Wildlife ViewingCan be done from the shores of the island or by local boat charters. The annual spring bird count boasts sightings of 86 species from Stellar Jays to the Pleated Woodpecker.

Sport FishingThe waters surrounding Malcolm are also famous for catching all the delicious salmon species as well as the prize halibut. Charters are available for hire or the opportunity to launch and moor your own boat. The harbour is well maintained and offers great rates along with washrooms, laundry and shower facilities.

Driving & Cycling ToursSelf-guided - Kaleva road a beautiful 6 km trip along a country road with ocean vistas on the right and the island farms and acreage on the left. Near the end of the road is a high end fishing lodge with Alpacas grazing all around the buildings. At low tide the shoreline along Kaleva creates many opportunities to explore beach flats and tidal pools.

Free Community Bicycle ProgramTour Sointula by “green bike” when you visit Malcolm Island. The bikes can be used for free, borrow these green wheels at the Sointula Resource Centre at 165 - 1st Street (across the street from the ferry terminal) and enjoy your ride!

Hiking TrailsHikers can strike out along the Mateoja Heritage Trail, which begins on Third Street above the town site; it meanders back in time to an early 1900s homestead before reaching the local swimming hole at Big Lake. Or they head for Bere Point Regional Park, the island’s only public campground. It’s the starting point for the Beautiful Bay Trail, which winds through rainforest along a rocky ridge that offers breathtaking ocean glimpses. Some hikers are lucky enough to witness a passing pod of orcas. Even more remarkable is the sight of these black-and-white killer whales rubbing on the

smooth pebble beaches. Best viewpoint for this natural spectacle is the platform at the start of the Beautiful Bay Trail.

HISTORY

History and culture are alive in Sointula. Visit the local museum to learn about the island’s unique history. Or get a present-tense taste of idealism in action by visiting BC’s longest running cooperative general store, formed as the Sointula Co-operative Store Association in 1909.

SERVICES

Hydro runs across the properties to the Lighthouse. There is a virtually inexhaustible supply of artesian spring water. Fresh water is pumped via computer controlled jet pump from Kaisla Springs. There is a requirement on the part of the Canadian Coast Guard to provide water to the 60 acre parcel pursuant to an easement agreement made between the former owners & the CG. This agreement runs with the land & thus is beneficial to and binding on any subsequent owners. Sewage is septic field and there is a large area where the underlying ground is composed of gravel (grass & trees on top) which affords excellent percolation.
