CASE STUDY Multi-Family Residential Building

656 St. Nicholas Avenue is a 32 unit residential apartment building located in Upper Harlem. The building,originally constructed in 1920, is a traditional pre-war design, that has been renovated with more efficient windows.

The 15 year old existing boiler equipment, included one (1) forced draft, #2 oil fired boiler installed in a pit, utilized for both hydronic heating and domestic hot water. The operating efficiency of the existing boiler, at less than 78%, was considerably oversized for the building load and showed signs of significant deterioration.

Engineered to Fit

The project was challenged by the limited access through standard sized doorways to the building basement where only modular equipment of very small footprint could be installed. The existing building chimney system was retrofitted to accept two (2) new steam boilers and a high-efficiency condensing boiler. The existing low-pressure gas service was upgraded to fire the new boiler. All of the existing boiler and domestic water piping in the boiler room was newly installed. Variable speed pumping was applied to the DHW heating loop to maintain optimal condensing efficiency. Along with the use of a remote monitoring building management system and the Accardi multi-year maintenance program, the owner can monitor all operating plant conditions and maintain boiler efficiencies of 94 to 98%. Solution The new equipment installation was performed after the existing pit was leveled with new concrete. The engineered solution included two (2) new AJAX HRF-10, inclined water tube, gas fired steam boilers, one (1) new Patterson-Kelley MACH 300 high efficiency, fully condensing natural gas fired boiler for hydronic heating rated at 300 MBTU/Hr, and one (1) Patterson – Kelley Duration indirect water heater with 200 gallon storage tank for the production of domestic hot water. Actual Performance and Savings Based on owner verification, fuel consumption was reduced by $24,000 in the first full year of operation, computing to a realized savings of 46.8% for the project.
