    7 Iskandar investment tips

    With the renewed hype into Iskandar Malaysia, you might think its property market would now see little

    opportunity for capital appreciation. Newly launched properties in Iskandar have appreciated 20% to 30% this

    year while the secondary market has appreciated by 10%, spelt out Rahim & Co (Johor) executive director Loo

    Kung Hoe. Nevertheless, Loo reckons that 2013 may still see values rise by between 10% and 20%. Hopefully

    some rises will be seen in the following, our seven carefully picked Iskandar investment tips:

    1. PR1MA houses in Nusantara Prima, Nusajaya

    Price: from RM199,000

    Those living and working in Johor have the privilege to apply for subsidised PR1MA homes in Nusajaya. 201

    double storey landed houses priced from RM199,000 will be balloted after the registration period.

    The development offers two types of four-room terrace homes measuring 18ft x 65ft and offering a built-up area

    ranging from 1,384 sq ft. The development is targeted to be completed and ready in 2016.

    2. Ledang Heights bungalow lots

    One of the earlier developments at Iskandar, Ledang Heights offers

    330 freehold acres taken up by 571 bungalow lots. Although the current market price of around RM80 per sq ft is

    significantly higher than its launch price in 1997 (too cheap to even mention, according to the developments

    marketing manager Siti Nurazian), that is still much lower than the cost of bungalow land in the Klang Valley and

    certainly Singapore.

    Currently, percentage of foreign owners at Ledang Heights weigh in at about 40%, says Nurazian, because when

    it was launched in 1997 when many Singaporeans were still skeptical about the Iskandar concept, and way

    before the Nusajaya rebranding.

    These comprise not just Singaporeans, she says, but also international expatriates who work in Singapore.

    This whole street is expats, says one homeowner, Olivia Plogmann, who agreed to have a media contingent

    swarm into her contemporary and luxurious home. In fact, one neighbour also has a child going to the German

    school in Singapore, which allows the two families to car pool. In Germany I used to drive an hour to drive to

    work so 30 minutes is not an issue for me, says Olivia.

    Among her social c ircle, she says she gets enquiries for lands to purchase. But it s not so easy to find land like

    that anymore. Because its quiet and its near to Singapore.

    Currently, less than 10 units of bungalow land, are still available. According to Nuraziah, the location for these

    lots are not prime and may be located on slopes. Nevertheless, with a bit of design ingenuity, these lots have the

    potential for capital appreciation and good rental income. After all, there are already a number of Singaporeans

    renting in Ledang Heights, said Nuraziah.

    Ledang Heights also offers land plots that come complete with bungalows built by UEM Land. Offering land areas

    of around 5,000 sq ft and built-up areas ranging from 15,000 to 20,000 sq ft, these are priced between RM1.8mil

    to RM2mil.

    3. Teega Residences condo and Teega Suites serviced apartments in Puteri Harbour, Nusajaya

    Price: from RM444,888

    Out of 900 Phase 1 units offered at Teegas November 2012 launch, 64% was snapped up within two days,

    according to developer UEM Land.

    Phase 2 was opened for sale in a private preview to previous customers and early registrants on 15 and 16

    December. A total of 500 units were offered for Phase 2 with an average price of RM785 per sq ft. These were

    Nine hundred apartment units in Nusa Bayu will be launched in the first quarter of 2013 at prices below

    RM300,000. The apartments would consist of one-room, two-room and three-room units to be developed on low,

    medium and high-density bases on a 9.86ha site.

    5. Medini Integrated Wellness Capital

    Price: double-storey terrace houses under RM1mil

    Medini Integrated Wellness Capital is a wellness-themed township being developed by Eastern & Oriental Bhd

    (E&O), Khazanah Nasional Bhd and the Singapore governments Temasek Holdings (Pte) Ltd. The townships

    first phase of terrace houses will be launched in the first half of 2013, possibly after Chinese New Year 2013.

    Tentatively plot sizes range from 27 x 65 and built-up area are upwards of 2,200 sq ft.

    Towards the end of the year, the developer may consider launching a phase of service apartments.

    All properties come with membership to the wellness sanctuary over a certain duration.
