MARKET OVERVIEW: HAWAII

Commercial Agricultural real estate values in Hawaii and farm lease rents continue to increase at unprecedented levels.  Property values and crop yields are increasing are increasing because the general economy is so strong.  The residential and visitor markets are strong; crop lease rents are only expected to increase in the high yield ag locations with year round growing weather and deep rich soils.  Property values across the state have gone up, driven by competition for properties.  Hawaii is unique in that it is a tertiary investment market, but we are also a gateway market for Asian investors and Asian money.

The 2018 value of Hawaii’s horticulture and nursery products is estimated at $84.3 million, a 9 percent increase from the 2017 value of $77.6 million. The increase in total sales was driven by ‘food crops grown under cover’, which was a new category this year. The largest component of the Hawaii horticulture and nursery industry, landscape plant materials, contributed 27 percent to the total sales.

Hawaii-grown coffee is the second most valuable commodity produced in the state of Hawaii, with an annual production value of over $48 million, and representative of approximately 900 coffee farms over each of the islands. Our coffee growers have access to modern technology, information, and resources commonly available in the USA, and farm workers earn federal wages, often including health care and benefits.

Despite the strong numbers, Hawaii-grown coffee accounts for only .04% of the global coffee production, making it a rare find outside of the island chain. The Hawaii Coffee Industry website serves to provide valuable and impartial information covering coffee growing regions, varieties, cultivars and statistics.
