The tenure mix comprises rent, shared ownership and private sale. calfordseaden provided employer’s agent and site inspector services from feasibility stage through to compleon. As part of this role we produced the agreed contract, employer’s requirements and finalised project finances aſter which we administered the contract, making sure that the specificaon and construcon quality were closely monitored throughout the build and organising the pre-handover inspecons with the client’s development personnel. We completed a comprehensive value engineering exercise with the contractor, analysing the various requirements to achieve the lowest total build cost without impacng on the overall quality of the scheme. During this process we ensured that the design features requested by the client remained within the design, such as the projecng balconies, lightwells, glazed brickwork and communal landscaped areas. The project involved the demolion of an exisng seven storey office block which was located on a busy red route before the new build element could commence. The site posed various challenges in respect of the excavaons which were in close proximity to adjoining properes. The dwellings have been constructed to meet Code for Sustainable Homes Level 4, with the commercial unit below the front building (Lyon House) being constructed in accordance with BREEAM ‘Very Good’, which was part of a separate fit out contract.
