Manby Estate is one of the largest woodland Estates in Lincolnshire, running to a total of 985.60 acres (398.87ha), of which approximately 968 acres are wooded.

The Estate is located immediately to the west and north of the village of Broughton and is approximately six miles by road from central Scunthorpe. The Estate has excellent communications, being less than one mile north of Junction 4 of the M180 motorway, which links to the M18 to the north of Doncaster (Junction 5) and then on to the wider motorway network.

There is a good network of internal tracks to each compartment and each lot has direct access from Council maintained highways.

The Estate is divided into managed compartments and includes a mix of 521.6 acres of broadleaf trees and 446.6 acres of conifers. There are two Sites of Special Scientific Interest (SSSI) within the Estate and some 632 acres of Estate are classed as Ancient Woodland. The Estate also benefits from the Woodland Grant Scheme.

Lot 1 – Gadbury Wood and Lundimoor WoodLot 1 is the first of the lots approached from the south on Ermine Street. It is made up of Gadbury and Lundimoor Woods and extends to some 195.40 acres (79.08 ha) in total. Compartment notes show the following on this Lot :

Environmental DesignationsAccording to the Ancient Woodland Inventory, compiled by Natural England, 632 acres of the Estate are classed as Ancient Woodland. This means that there has been woodland on this site continually for the last 400 years.

There are two Sites of Special Scientific Interest (SSSI) within the Estate. These are Broughton Alder Wood, a 2.03 acre site first designated in 1986 and is located at the western extremity of Lot 3. Alder Woodland is a scarce habitat in North Lincolnshire.

The second SSSI is combined of two sites totalling 41.7 acres, first notified in 1957. Far Wood forms part of Lot 4 and has been designated as a SSSI due to its varied plant life. Copies of each designation are available from the vendor’s agents.

Woodland Grant SchemeThe Estate has previously benefited from a Woodland Grant Scheme, further details of which are available from the vendor’s agent.

Sporting RightsThe sporting rights on Lots 1, 2, 3 and 5 are, excluding deer, let under licence until 2 February 2009.

The sporting rights on Lot 4 are let until 2022, again, excluding deer.

Deer stalking is, therefore, in hand across the Estate with some good quality roe and muntjac shooting with occasional fallow deer present.

TenureOutside the sporting rights, Rose Cottage is let under licence and will be vacant from 2 February 2009.

The car park in Lot 3 is leased to North Lincolnshire District Council for 21 years from June 1995. The rent received on this is £10 per annum and the business rates (£4,000 per annum) are paid by the tenant. A copy of the lease is available for inspection at the Vendor’s agent’s offices.

TaxationInvestors should be aware that income from timber from commercial forestry is exempt from Income Tax and, also, that forestry businesses can potentially attract 100% relief from Inheritance Tax.
