COLORADO FARM AND RANCHLAND
BOWEN ARROW RANCH SELLS FOR $10+ MILLION. Colorado’s Bowen Arrow Farm and Ranch sold at auction in October. The 8,735-acre operation was offered in 26 separate tracts. According to Hall and Hall Auctions,
which handled the sale, a total of 73 bidders registered, with eight buyers paying a total of $10.14 million. Six of the eight winning bidders were single-tract purchasers. The largest combination consisted of 3,680 acres at $1,359 per acre and cost more than $5 million. Prices ranged from $616 per acre for Washington County grassland to $1,750 per acre for Adams County dryland. Smaller 40-acre parcels went for as much as $2,375 per acre. Review the offering HERE.

The Molpus Company dates back more than a century in the land and timber business to 1905. More recently, Molpus Woodlands Group was established in 1996 as a timberland investment management organization (TIMO), with its executive office (above) in Jackson, Mississippi. This history of sound stewardship and investment makes Molpus the only TIMO with more than a century of experience. Currently, the company has more than 2.1 million acres under management in 18 different states. The total value of managed timberland exceeds $2.5 billion. I recently had the opportunity to speak with Toby Trowbridge, a real estate specialist in Molpus Woodland Group’s east region.
ELR: Toby, tell our readers about Molpus’s real estate offerings and the company’s areas of focus. TT: Molpus Woodlands Group offers land for sale in the 18 states in which we manage timberland properties, including the Southeast, Northeast, Lake States, and Northwest. The inventory of available land ranges from small tracts to large acreage. Our properties offer a tremendous amount of timber investment coupled with recreational benefit for a land buyer.
As I mentioned, Molpus also supports its managed timberlands with 13 offices nationwide. Those offices are located in Bay Minette and Birmingham, Alabama; El Dorado and Hope, Arkansas; Coeur d’Alene, Idaho; Bossier

ELR: Describe the typical Molpus Woodlands land buyer.TT: Quite often, our client owns a neighboring property or is a local landowner interested in expanding his or her current portfolio of landholdings. Another group of buyers are recreational hunters interested in purchasing a personal hunting property. There are also families interested in building their own ranchette.
ELR: Do us a favor and single out one or two listings in your current portfolio that really stand out.TT: Off the top of my head, a fabulous opportunity that comes to mind is a 1,272-acre tract in Cleveland County, Arkansas. This property is a real beauty. It features Saline River frontage and has all the makings of a recreational hunting paradise.
A second group of listings worth mentioning is 11 surveyed tracts called the Riverview Farms Tracts in the Idaho Panhandle. The views of the St. Joe River from the property are simply breathtaking. This is a real chance for a family to build an amazing ranchette or a vacationer to have a cabin in the mountains just outside Coeur d’Alene.

HOME BUILDERS
LENNAR TO PAY $5.7 BILLION FOR CALATLANTIC. Continued confidence in a robust US economy was reiterated by the announcement of the largest merger in the housing industry since the onset of the Great
Recession. Miami-based Lennar Corp. agreed to buy CalAtlantic Group (formerly known as Standard Pacific Corp.) for $5.7 billion. If the transaction is approved by shareholders of both companies, the combined entity would become the nation’s largest home builder with revenues of $17 billion and a market capitalization of $18 billion. In addition, the new company would be one of the top three home builders in 24 of the top 30 markets nationwide.
