Last month, we partnered with our carrier, Erie Insurance, to provide meals to those unemployed due to COVID-19. We donated 100 meals to a local food truck, Global Taco, who was feeding the unemployed and also donated to the Ancient Order of Hibernians to help them offer a free community lunch on Saturdays.

We are proud to represent such a wonderful insurance company and give back to our community!

It’s hard to believe that June marks the 1st anniversary of our newsletter! It was a busy year for us at W.J. Farmer Insurance Agency and it’s been exciting keeping you updated on everything our agency has been doing. From our new referral program to updates about COVID-19, our newsletter has been a valuable tool in sharing everything with you. We’ve enjoyed seeing the photos of your pets, celebrity guesses and most recently your crossword puzzles! It’s been fun sharing photos of our agency activities with you as well as fun facts about our staff! Lastly, it’s been a great way to provide information about different insurance topics, coverage and enhancements available. We look forward to continuing our newsletter and continuing to share with you all of these things! Whether the space you live in is a condo or a house, if you own your own home, you need insurance. Property owners are responsible not only for what happens to their property, but also for what happens to visitors on the premises. However, a condo is not the same type of structure as a house, and there are key differences between homeowners insurance and condo insurance.

What Does Condo Insurance Cover?A condo unit is often part of an association that is responsible for the grounds shared by all the owners and, typically, the exterior

of the building. The association will have its own insurance policy. It is important for owners of individual units to know what the

association policy covers and what they are

personally responsible for insuring.The condo association’s master insurance policy may cover everything from the walls and studs outward, while your personal condo insurance policy covers flooring, carpeting, fixtures, and everything from the

bare walls in.

What Does Homeowners Insurance Cover?A traditional homeowners insurance policy for a single-family dwelling may be simple and basic or comprehensive, depending on the lender’s requirements and the homeowner’s needs. The typical homeowners policy covers the entire structure and all construction materials, including permanent elements, such as kitchen cabinets. Most of these policies provide coverage for the home, related structures, yard, and personal property, and

protect the homeowner against liability.Key Difference Between Homeowners Insurance & Condo InsuranceThe critical difference between the two

types of policies is how much coverage you

need. Homeowners insurance should cover

the cost of rebuilding the house and other structures on the property. With condo insurance, you generally only need enough

dwelling protection to cover rebuilding the interior of your unit.

HOW IS CONDO INSURANCE DIFFERENT FROM HOMEOWNERS INSURANCE?

• Always use your seatbelt, even if you’re just going for a short drive down the block—it’s the law and it could save your life!

• Never drive under the influence of drugs or alcohol. Remember that prescription medications can impact your driving too.

• Avoid driving at night if you don’t have much experience behind the wheel.

• Watch the forecast to avoid bad weather.• Always try to stay at least two seconds

behind the vehicle in front of you. This can help give you more reaction time in the event of an emergency.• Never use your cellphone in your car.

• If you ever feel uncomfortable or unsafe on the road, pull over somewhere safe.

Stephanie recently joined our agency as an

administrative assistant and is also the

receptionist for the office. She comes to us

with over 15 years in customer service and a

background in insurance as she was

previously a licensed personal lines agent.

She is also a licensed notary and a previous

volunteer firefighter.

Stephanie is a native of Horseheads and

currently resides in Horseheads with her

boyfriend, her son, and her “bonus” son.

Outside of work she enjoys spending time

with her family, gardening, cooking, baking,

crafting, target shooting, shopping, painting,

and watching baseball and football.

In the past, this type of income was not treated as taxable compensation unless reported on a Form W-2. That made it hard to fund an IRA because contributions cannot exceed earnings, wages, tips and/or other taxable employee compensation. Step 1Top half of each tortilla with 1/4 cup cheese, 2 teaspoons green onions and 1 tablespoon salsa. Brush the edges of the tortillas with water. Fold the tortillas over the filling and press to seal.

Step 2Heat the oil in a 12-inch skillet over medium-high heat. Add the quesadillas and cook in batches until lightly browned on both sides and the cheese is melted. Serve with the remaining salsa.
