Though this lower price may seem an attractive proposition in the beginning, this price is often just the “bait” that will be used to hook you with a false and misleading advertisement.

The offer an unbelievably cheap Tank Cleaning price soon disappears once the unscrupulous clean-er arrives at your home or on site. All of a sudden there is a long list of "Necessary" add-ons and “Extras” that you need to buy in order to have your Septic Tank System cleaned and maintained properly.

It’s like going to buy a new car only to find out that you’ll have to pay extra for the tyres and the engine.

4 Costly Septic Tank Cleaning Misconceptions1) You Should Wait As Long As Possible Between Septic Tank Cleans

Definitely Wrong. Depending on how many people live in your home, your septic tank should be thoroughly pumped out and cleaned about once every three years on average.

The reason for this is once your septic tanks starts to get too full, the efficiency of your septic system is greatly reduced. (See Below)

The waste from you home does not have sufficient time for the heavy material to sink to the bottom of the tank or to be properly treated by the “good” bacteria in your septic system.

This is due to the sludge layer at the bottom of your tank rising to high for the efficient processing of the waste. Solid material can empty through to the tanks outlet, this will lead to the drain becom-ing blocked.

Nb. Back in the good ol' days, each septic tank only usually serviced one toilet. These days, it is not uncommon for two or three toilets to be serving the same septic tank..

As a result, your septic tank and the surrounding infrastructure may need more regular attention because of the extra load placed on your septic system.

2) Use Strong Cleaning Chemicals In Your Toilet To Clean Your Septic Tank

This too is not a good idea. Strong cleaning chemicals will kill the “Good Bacteria” in your septic tank.

The “Good Bacteria” are your friends - You need the bacteria in your septic tank to break down the solid material.

Using strong cleaning chemicals will kill the bacteria and have a detrimental effect on the way your tank works. It will reduce its efficiency and it will lead to a blockage in the sewerage outlet pipes and ultimately cost you more money to restore to normal operation.

3) Terracotta Pipes Are Better/stronger Than PVC Pipes.

This is another popular misconception which probably stems from a nostalgic look back to the good old days.

In truth the newer PVC (plastic) pipes are better.

Terracotta pipes over time are vulner-able to root penetration. This is often a problem with older septic systems.

Terracotta is a porous material, water and sewerage eventually seeps through to the outside layer.

This entices tree roots and the like to try and find the source of the nutri-ents. This is why root penetration occurs.

PVC pipes on the other hand are not porous, and no nutrient rich water can seep through.

Tree roots as a result are far less interested in finding out what flows inside the PVC. As a result, they are far less prone to tree root penetration.

Secondly, PVC is a smoother than terracotta pipes, both inside and out. Think if the difference in texture between a clay pot and a plastic plate.

PVC much more easily as a result, there is less resistance to the flow, less friction and less chance of solid material getting stuck that will eventually lead to a blockage.

PVC pipe also comes in longer lengths, so there are many less joins in a length of drain. This allows for better flow of the waste water, again reducing the chance of blockages forming.

That said, Sullage lines (outlet pipes) and inlet sewer pipes are just as important as the septic tank itself. They are crucial parts of your septic system and also need attention and maintenance to maintain the efficiency and safety of your septic system as a whole.

Older systems may have roots penetrating into the sullage lines, and the effect of this is the block-age of the outlet from your septic tank. The unpleasant result being an overflow.

This is not just unsightly, the ramifications of this are untreated sewerage being exposed on the surface on and around your septic tank.

This can expose you and Family to long list of nasty diseases and bacteria, not the least of which are Hepatitis A and B, as well as many forms of gastrointestinal complaints including Gastroenteri-tis.

To remedy this you may need to upgrade or replace your existing sullage lines.

This kind of check forms part of your Septic tank Audit that I will perform for you free as part of your septic tank cleaning process. 4) Cracked Septic Tank Lids are Re-Enforced Concrete They Won’t Fall Through.

Don’t bet on it. A cracked lid on your septic tank can be very dangerous. This is especially true if you have family, children in particular, moving around your tank.

A cracked septic tank lid will eventually fall through, even under its own weight.

Remember, falling into a septic tank can be extremely hazardous, and even fatal. Don’t take the risk.

To secure your cracked tank lid to make it safe, use a metal “checker plate” cover. This will prevent anyone from coming to grief around your septic tank

Slime, Scum & SludgeHow a Poorly Serviced Septic Tank Can Make You SickSeptic systems protect you and your fa miles health, they also take care of the environment.

Your septic system has three basic parts. These are;

The Plumbing:These are the pipes that deliver wastewater from fixtures like the toilet in your home and transport it out to your Septic Tank

The Septic Tank:Your septic tank is a solid watertight tank (or series of tanks) that receives the wastewater from your home. Wastewater is separated into solid waste and effluent.

The Drain Field - Soil Treatment AreaHere the effluent is further treated by natural bacterial processes, where (in a healthy septic system) it becomes harmless, the remaining water evaporating safely back into the environment.

The soil treatment part of your septic system is typically a network of perforated pipes that are surrounded by small rocks and soil. This helps disperse the effluent from your septic tank and into the surrounding soil.

How Your Septic System WorksYour Septic System collects raw sewerage from your home. It is delivered to the septic tank Via the inlet pipes.

This raw sewage is composed of several parts. Once in the septic tank these parts separate into light solids float to the top forming the scum layer. The heavier solids sink to the bottom of your tank forming sludge layer.

Organic solids such as food particles and human waste are treated and decomposed by millions of naturally occurring bacteria that live in your septic tank. The solid material that remains from this process is what is removed by your septic tank cleaning service.

Your septic tank delivers the partially treated liquids that remain (called effluent), to the soil treat-ment area of your septic system.

Effluent contains disease causing organisms (or pathogens), plus nutrients that can be used by plants and bacteria as well as fine solids that remain from the bacterial processes in your septic tank.

Slime, Scum & SludgeThis effluent is acted upon by bacteria in the soil which destroys the pathogens (disease causing organisms) in the effluent.

Nutrients such as phosphorus and sodium come into contact with soil particles to which they then become attached. Some nitrogen also passes through into the groundwater.

After passing through the soil and bacteria in the drain field, the remaining water (now harmless) can evaporate into the air or return safely to the soil.

Risks Associated with a Poorly Cleaned Septic System

Disease-causing germs can be spread from sewage if it is not treated properly

If a septic system is not properly cleaned and maintained it will not be able to get rid of your sewage safely.

For a sewerage system to be properly maintained, it must be cleaned by a qualified technician and inspected for blocked, damaged or broken and worn-out parts.

Here are a few simple tips that I recommend you use between maintenance visits to make sure your system is working properly for you.

Don’t Use Harsh Cleaning Chemicals to Clean Your ToiletWanting to keep your toilet and bathroom clean and fresh is only natural.

It may seem like a good idea to use powerful disinfectants in your toilet to keep it looking and smelling fresh.

This may seem like common sense, and for the most part it is.

You want your home and your living areas to be free of the nasty germs and the bacteria that can cause illness and disease. We all want that.

That's one simple way to help keep you family healthy.By using strong chemicals and disinfectants in your toilet though, these chemicals find there way directly into your septic tank.

Remember in your septic tank (like we spoke about earlier), there are millions of bacteria that live there that work for you.

These bacteria that live in your septic system actively break down the waste from your home. They promote the decomposition of all the yucky material that flows into your septic tank.

These bacteria are the first step in the septic process.

They separate what goes into your septic system into effluent, that can safely be put back into your environment. From the sludge and scum that must be cleaned out of your septic tank during your systems tank maintenance, septic audit and safety check every 2 or 3 years.

The bacteria in your septic system live happily in a very different environment from you and me. And they don't like where we live anymore than we do where they live.

cleaning chemicals into your toilet, they eventually flow down end up in your septic tank.

You are forcing our environmental conditions on your friendly bacteria. This at best makes then sick so they work less effectively and a worst kills the bacteria outright.

This will quickly lead to your septic system pouring raw sewage from your tank into the septic drain field part of your system. Letting raw and untreated waste seeping to the surface and into your living area.

This is not just unsightly, it is very dangerous for you, your family as well as your pets. And you pets can very easily pass on the problem to you long before you even notice that there is a prob-lem.

Only use septic safe chemicals in your system.

So to summarise, bacteria is Good & bacteria is your friend. You need the bacteria in your septic tank to break down the solids.

Using strong cleaning chemicals will have a detrimental effect on the way your bacteria and how your tank works.

It will reduce its efficiency and it will cause blockage in the sewerage pipes that ultimately leads to a unhealthy and dangerous environment that will also cost you more money that you would other-wise need to spend.

The Basic Don't Flush List

Any ammonia based products or bleach, detergents should not be used in excess and drain clean-ers can also be detrimental. Surprisingly Epsom Salts or similar should also be avoided for a healthy septic system.

Most Toilet Systems These Days Are Dual Flush.

These are a good idea. Good for the environment, especially good in a dry country like Australia.

This is even more important for those of us who live on the land and have to collect our own water from nature.

In most dual flush toilets systems available the Cistern will deliver either six or three litres of water when you flush.

This much water is not really required and it can add to the load your septic system has to deal with.

I personally recommend replacing a standard dual flush cistern with a more water efficient 4.5/3 litre version. These cost no more and they do reduce the load on your septic tank.

I can hear you say "Come on Paul, using a more efficient cistern is a good idea but...". OK, I hear you.

If that's the case, I understand. How about this then. Why not grab a common house brick you may have lying around, open the lid of your toilet's cistern and carefully place the brick inside.

Be careful to keep the brick clear of the moving parts of your toilets flushing mechanism.

By doing this you will reduce the amount of water both in and out of your cistern by about one and a half litres, problem solved :).

The brick will displace about one and a half litres of water, and your cistern is more than up to carrying the extra weight. Remember you are displacing about a litre and a half of water, this weighs 1.5 kilograms.

The brick on its own only weighs in at about 1.6-1.7 kilograms, so the extra weight is only a 100-200 grams total.

This is not enough to worry your cistern one bit and your spetic system will reward you with less trouble, reduced maintence and less water used overall too.

PS. Worried about brick in your toilets cistern? A drink bottle filled with water will work just as well.

The Difference Between Value & Price

None Of Us Want To Be Ripped OffSure we don’t want to get ripped off, that's just good sense.

But don’t expect to pay half price for the full job – done right.

An old mentor of mine used to say, “If you pay peanuts, you get monkeys”. I recommend you take that advice too.

As nice as monkeys may seem they can cost you a lot on money and time, and they rarely get the job done right.

And that’s what it is all about. Getting things done right and proper.

Getting things done correctly in the first place and at a fair price is the most economical way to make any purchase. Things done on the cheap often have to be done again, or worse, details that were overlooked in the first pass. Things that could have been addressed and take care of early can finish up costing you a whole lot more than you saved in the first place.

So to answer the question of “how much” to get your septic tank cleaned out, and what prices you can expect to pay for a septic tank clean – done properly.

As a rule of thumb, $600 to $650 is about right at the time of writing.

Septic clean out prices will vary with the size, the bigger your tank, the more it will cost. That makes sense, right?

And the more your tank gets used, the more frequently it will need to be cleaned and professional-ly audited.

That said about every two and a half to three years works out average, though if you aren’t sure how long you should wait between clean-outs. Or if you are new to your property and not 100% certain when your septic tank was cleaned out last.
