So why use us for your real estate photography and video requirements?

1. First and foremost, we really do get you, where you are coming from. Our combined long history of in the various property fields of building, developing, settling, selling and photographing, combined with our video imaging expertise, means that we instinctively know the outcome you need, and all that remains is the story of the property. Tell us - how are you going to market it? Its strong points you will focus on? Who is the likely buyer profile? Once we get those things into our minds, leave it up to us and we will make your images speak more than a thousand words, so you won’t have to.

2. We are control freaks. Nothing beats our quality or accuracy. The main reason for that is we do not outsource the editing into any overseas based third party hands. Sure, it would be cheaper for us and cheaper for you if we did, but after trying a number of them that have made fantastic claims on their skills, we genuinely found that unless you have been inside the property and eyeballed the rooms, yard and features, then you cannot output the essence of what is being offered. Consequently on almost every occasion we have trialled third party editing, they have fallen at the critical juncture of finished photo composition, that is, what you receive. So now, no property photo or video leaves our office and lands on your computer that has not been entirely processed by us.

3. We still offer next business day delivery timeframe on photographs. Therefore we completely and continually disprove the adage that “fast=poor quality”. We just know what we are doing and are good at doing it quickly. HD video will take a couple of days.

4. We are quick onsite. As a matter of respect for everyone’s time, we aim to get through a property inside and out as quickly as possible, so you are not waiting around for hours. Generally a single storey house or highset takes in total on average about 30 minutes for photos, about the same for measuring and drawing up a floor plan, about 60 minutes for shooting video roll, about 20 minutes for elevated. As a team we run them concurrently and intelligently, to minimise total time with us on the property.

5. The best photographic composition. You know when you see a great real estate photograph. It shows the room in its best angles with no vertical distortion, doesn’t make the room appear out of real proportion, is part of a continuous story of the property, and isn’t dominated by too much floor or ceiling. After shooting so many properties, we have trained our ‘camera eyes’ to be ‘on’ almost all the time. Almost to the point where we no longer know what ‘normal’ eyes are anymore.

6. We stick to the safe legal and moral boundaries. The last thing either of us want or need is a situation whereby any party says that a photograph being promoted by you as the agent, has materially altered the condition of the property to the point where it affects the real commercial value. It’s a minefield. Whilst there may be ‘grey area’ surrounding the definitions, we want to be safe, so you will be also, hence we will err on the side of conservatism. Simply, our intent is to provide fantastic, yet believably real, still and moving images, so you can sell the property quickly without hassle from either buyer or seller or their representatives. Yes we will edit out some removable everyday items if required like rubbish bins, fridge magnets or kids/pet toys where possible. Keep it real and we are all better off and can sleep straight at night.

7. We have a large collection of ‘stock’ images. From all over North Brisbane, Sunny Coast and Bundaberg Regions. Lifestyle amenities like schools, shops, playgrounds and public transport facilities that may be just around the corner of your latest listing. Talk to us about an unlimited license to use these across multiple listing occasions.

8. Special packages for multiple services. Once you have forward momentum on your prospective listing, get in touch with us to see what we can do to package up our services and get the most bang for the marketing buck. You will find the more different ways you can present a property online the more your time is better utilised by not wasting it with tyre kickers. 10. The nitty gritty, and oh so boring fine print – T’s & C’s. 01/01/2019

Application of terms and condition

These terms and conditions apply to all services carried out by ALL PROPERTY PHOTOGRAPHY, its directors, contractors or other associated entities, for and on behalf of our clients. References to clients means any of the following: real estate agents, architects, developers, builders, companies and individual home owners. These are effective from the above date until replaced by another document in whole or in part.

Delivery

Whenever deemed possible by ALL PROPERTY PHOTOGRAPHY all real estate photographs will be delivered via email or cloud delivery on the next business day after the photos have been taken unless other arrangements have been made. Delivery times for other finished works will be negotiated prior to commencement.

100% Guarantee

ALL PROPERTY PHOTOGRAPHY gives a 100% guarantee on all of their work. If a client is not happy with the work carried out by ALL PROPERTY PHOTOGRAPHY we may return to re-shoot the concerned area. If the client is still not happy, no fee will be charged, however all photos must be returned to ALL PROPERTY PHOTOGRAPHY within 2 days of the said work claim. If no fee is paid then all work produced by ALL PROPERTY PHOTOGRAPHY must not be used in any way, shape or form.

Copyright

Any Photography supplied by ALL PROPERTY PHOTOGRAPHY now or in the future is to be used for your real estate marketing purposes only. Copyright is held by ALL PROPERTY PHOTOGRAPHY and is not transferable. Any request for sub-licensing of photographs (via print or internet or any other medium) taken by ALL PROPERTY PHOTOGRAPHY, which is outside the original marketing campaign (including use by architects, builders, painters, kitchen suppliers, stylists and any print or web publications), must be made in writing to ALL PROPERTY PHOTOGRAPHY, for our consideration. ALL PROPERTY PHOTOGRAPHY shall not be liable for any legal action, claim or damages resulting from or arising out of the publication of the photographs for other use.

Damage

Although all due care is taken while photographing on location, ALL PROPERTY PHOTOGRAPHY accepts no responsibility for any damage or breakages during this process.

Styling Services

The client gives ALL PROPERTY PHOTOGRAPHY the express and implied consent to move small amounts of furniture etc in a property for the purpose of making a room appear better in a photograph, also known as minor styling. Any pieces moved will be returned to their original place as accurately as possible. It is imperative that the client be responsible for obtaining this permission from any party that may own any part of the contents within a property for this purpose, and if permission is not able to be granted then the client is to let ALL PROPERTY PHOTOGRAPHY know prior to the commencement of the work.

The package booked for the home should take into consideration any time necessary for the amount of styling needed for each individual home. If the home is too messy to photograph, the client will be required to organise a solution prior to finalising the booking.

Payment

All clients (excluding home owners) - All fees must be paid to ALL PROPERTY PHOTOGRAPHY within 7 days of account unless otherwise determined verbal and/or in writing between ALL PROPERTY PHOTOGRAPHY and the client. Home Owners – All fees must be paid COD unless otherwise arranged in writing between ALL PROPERTY PHOTOGRAPHY and the home owner. All fees in excess of 30 days overdue will incur a late payment fee of a minimum of $30 added to that invoice, giving a new total.

Bad Debt and Recovery of Payment

If a client arranges for ALL PROPERTY PHOTOGRAPHY to photograph a property, person or thing for their own purposes or on behalf of a home owner and does not pay for that finished work within the required time, the amount owed by the client is a bad debt of the client. A minimum of $30 overdue fee will be applied to any client who is in excess of 30 days late on payment arrangement. The client further does not have the legal right to use any of the work until full payment is made. All bad debts will be passed on to a debt collecting service and all costs relating to the recovery of overdue accounts will be added to the original fees and must be paid by the person/company who made the booking.

No Show

In the event of a ‘no show’ i.e. where the photographer is unable to photograph a property, a minimum charge of $40 may be charged to the agent / agency at the photographer’s discretion.
