INTRODUCTION
1.1. Introduction of the Employee Satisfaction:
Every organization’s performance is partly dependent on the atmosphere
and degree of satisfaction, attitude and opinions of its employees. Employees
interact with customers and with each other (internal customer surveying).
Research shows that low-level employee satisfaction can significantly affect the
organizational productivity and competitiveness.
But how to go about measuring employee satisfaction and why? Vision
Metrics applies an easily configurable feedback survey to make the abstract less
obscure. Measuring employees’ satisfaction will provide you greater clarity and
tangible results on what is otherwise difficult to bring into perspective.
Most organizations share the same needs to maintain and achieve
satisfied employees, be it recognition, work area comfort, confidence in the
company’s mission or their products/services etc. Vision Metrics Employee
Satisfaction puts into perspective different themes that are easily measured and
are accessible in real-time.
The backbone of employee satisfaction is respect for workers and the job
they perform. In every interaction with management, employees should be
treated with courtesy and interest. An easy avenue for employees to discuss
problems with upper management should be maintained and carefully monitored.
Even if management cannot meet all the demands of employees, showing
workers that they are being heard and putting honest dedication into
compromising will often help to improve morale.
6
If possible, provide amenities to your workers to improve morale. Make
certain they have a comfortable, clean break room with basic necessities such as
running water. Keep facilities such as bathrooms clean and stocked with
supplies. While an air of professionalism is necessary for most businesses,
allowing workers to keep family photos or small trinkets on their desk can make
them feel more comfortable and nested at their workstation. Basic considerations
like these can improve employee satisfaction, as workers will feel well cared for
by their employers.
Benefits of Employee Satisfaction
Strengthen employee productivity by constructively addressing challenges and
leveraging organizational strengths.
Gauge your organization's 'temperature' and morale.
By improving organizational satisfaction you will be improving customer
interaction with all levels of your organization.
By far the most cost-effective solution as opposed to in-house development or
paper-based surveying.
Respondent hit rates increase when a third party facilitates results, assuring
participants that their responses are anonymous, secure and dealt with
professionally and objectively.
The gesture of listening or voicing employees significantly improves esteem and
management/employee relations.
7
Features of the Employee Satisfaction
Administer and control almost any aspect of a survey, from question profiles,
respondent administration to automated correspondence, reminders and survey
participation monitoring.
The latest technologies are used to make the results presentable in graphs and
barometers, giving you a visual dashboard perspective of your company's
‘temperature’.
Configure for a single manager, a team or extend throughout the organization.
Measurements are usually more effective when benchmarked over a period of
time.
Anonymous feedback provides greater participation and honest feedback.
Internationally oriented companies are no longer restricted by geography or
cultural barriers.
1.2. Introduction of the study
Employee satisfaction is a measure of how happy workers are with their
job and working environment. Keeping morale high among workers can be of
tremendous benefit to any company, as happy workers will be more likely to
produce more, take fewer days off, and stay loyal to the company.
There are many factors in improving or maintaining high employee
satisfaction which wise employers would do well to implement.
To measure employee satisfaction, many companies will have mandatory
surveys or face-to-face meetings with employees to gain information.
Surveys are often anonymous, allowing workers more freedom to be honest
without fear of repercussion.
8
Surveys and meetings can truly get to the center of the data surrounding
employee satisfaction.
To measure employee satisfaction, many companies will have mandatory
surveys or face-to-face meetings with employees to gain information. Both of
these tactics have pros and cons, and should be chosen carefully. Surveys are
often anonymous, allowing workers more freedom to be honest without fear of
repercussion. Interviews with company management can feel intimidating, but if
done correctly can let the worker know that their voice has been heard and their
concerns addressed by those in charge. Surveys and meetings can truly get to
the center of the data surrounding employee satisfaction, and can be great tools
to identify specific problems leading to lowered morale.
The best ways to maintain employee satisfaction is to make workers feel
like part of a family or team. Holding office events, such as parties or group
outings, can help build close bonds among workers.
Conducting an employee satisfaction survey in an organization is a matter
of great importance, therefore needing in-depth knowledge of the subject and
enough time so that the results can leer be used for developing the action plans
and realizing the enhancements.
Satisfied and committed employees are beneficial by providing high-
quality customer service. That is followed by high customer satisfaction which in
turn ensures long term prosperity to the organization.
9
Many experts believe that one of the best ways to maintain employee
satisfaction is to make workers feel like part of a family or team. Holding office
events, such as parties or group outings, can help build close bonds among
workers. Many companies also participate in team-building retreats that are
designed to have found success. strengthen the working relationship of the
employees in a non-work related setting. Camping trips, backpacking wars and
guide backpacking trips are versions of this type of team-building strategy, with
which many employers have found success.
Of course, few workers will not experience a boost in morale after
receiving more money. Raises and bonuses can seriously affect employee
satisfaction, and should be given when possible. Yet money cannot solve all
morale issues, and if a company with widespread problems for workers cannot
improve their overall environment, a bonus may be quickly forgotten as the daily
stress of an unpleasant job continues to mount.
If possible, provide amenities to your workers to improve morale. Make certain
they have a comfortable, clean break room with basic necessities such as
running water. Keep facilities such as bathrooms clean and stocked with
supplies. While an air of professionalism is necessary for most businesses, 10
allowing workers to keep family photos or small trinkets on their desk can make
them feel more comfortable and nested at their workstation. Basic considerations
like these can improve employee satisfaction, as workers will feel well cared for
by their employers.

Mr. K. Ravishankar brings along with him 3 decades of corporate experience
largely in the domain of finance and corporate strategy. He has been associated with
various corporate conglomerates like Tata Motors, ITC Ltd. and BPL Communications in
Senior Manager Capacity, including board position. Currently as CEO of Akshaya Pvt
Ltd. leads 140 member strong team in establishing and benchmarking standards in Real
Estate Sector by placing Akshaya in the list of top real estate brand in India.
Budget Reaction:
This budget has been quite a dampener. Perhaps the government wants to built
it over the next 5 years and it is not possible to do everything at one go.
Real estate continues to not attract the attention of the FM. It is a huge
disappointment. This year was a good opportunity not only to give sufficient impetus to
18
the developers but also greater incentive to the customers. Real estate needs to be
looked at as infrastructure development.
The budget proposals signal a huge boost for infrastructure spending and with
development of roads and highways, development of dwelling units would go a long
way in decongesting the overcrowded cities and towns. Taxes in various forms and
prolonged processes in obtaining clearances take away substantial portion of the costs
making it unaffordable for the customers.
Lop sided infrastructure development will not help the economy grow. It has to
be balanced. With such a large population in India the demand for affordable housing is
inevitable. The government has to take some bold steps and bring in reforms to enable
the real estate sector produce housing at affordable costs.

"Over the years, interaction with the customers revealed that lot of ambiguities persist
54
among home seekers pertaining to rights of ownership, maintenance charges,
documentation modalities etc. Also lack of in-depth insight into rules and regulations of
civic bodies and other relevant authorities have proved detrimental for some. And we
found a latent need for a forum or platform to empower all home aspirants about the
finer details essential while buying a home"- quotes Mr.Chitty Babu.
Thus was born Akshaya's Home Facts, an initiative to enlighten all home seekers about
his / her rights regarding various aspects that has to be understood before buying an
apartment. Akshaya has been conducting workshop on Home Facts for the last 5 years
and the initiative is gaining momentum with every passing day.
