PROJECT LOCATION
1. Contractor shall be goverend by the currently adopted edition of all codes and regulations having jurisdiction over aspects of this construction project.
2. Written dimensions and existing conditions shall be verified in the field by the Contractor and/or his Subcontractors. Do not scale drawings. If further clarification is required, contact Architect and provide him with field dimensions as required to assist him with his clarification.
3. Any discrepnacy in dimensions and/or drawings and/or field measurements shall be brought to the attention of the Architect prior to the commencement of any work.
4. These drawings and specifications are the property and copyright of the Architect and shall not be used on any other work except by agreement with the Architect.
5. Duty of Cooperation: Release of these plans anticipates further cooperation among the Owner, Contractor, and Architect. Although the Architect and his consultants have perfomed their services with due care and diligence, they cannot guarantee perfection. Any ambiguity or discrepancy discovered shall be reported immediately to the Architect. Failure to cooperate by a simple notice to the Architect shall not relieve the Contracto from responsibility for all consequences. Changes made from the plans without the consent of the Architect are unauthorized, and shall relieve the Architect of responsibility for all consequences arriving out of such changes.
6. All products shall be installed per manufacturere's recommendations.
7. All work to be in accordance with "General Conditions of the Contractor for Construction -A.I.A. Document A201" and other Contract Documents.
8. Contract Documents also include the Project Manual and specifications; said documents are made part of these drawings in their entirety as if attached.
9. The Contractor shall include any work required to make the end result building operative and able to be occupied. If equipment, material and/or intent are not detailed in drawings or specifications but are obviously required as industry standard for operative conditions, this work shall be included in base bid. If the Owner does not accept the Contractor's selection, the additional cost (to the Contractor) of that equipement or materials chosen by the Owner or Architect will be offset by Change Order.
10. Do not use cadmium or cadmium plated products or products containing cadmium for work in place.
11. Do not use asbestos containing products for work in place. Contractor shall not cut, drill, remove, or otherwise disturb any material,equipment, construction, etc., if it is thought to contain any hazardous material. If material, equipment, construction, etc., is encountered which appears to, or is likely to contain hazardous materials, notify Owner immediately.
12. Electrical equipment shall be certified as containing no PCB's.
13. Typographical errors or errors of spelling shall be brought to the Architect's attention for clarification. Interpretation of the meaning of mis-typed or misspelled words without clarification from the Architect will be done by the Contractor with acceptance of responsibility for that interpretation and all consequences arriving therefrom.
14. Note: All dimensions to face of masonry, center line of structural steel or face of gypsum board, typ. u.o.n. - All masonry dimensions indicated are nominal dimensions.
15. The term "provide" as used herein shall mean that Contractor shall furnish and install said item, construction, equipment, materials, etc., for a compelete, finished installation.
16. General Contractor shall be responsible for coordination of all trades doing work and coordination with Owner and Owner's subcontractors regarding installation and provision for all equipment, materials and constructions indicated "by Owner" or "by others" on these documents.
17. All exisiting areas outside of contract limits are fully finished and beyond the jurisdiction of the owner. Contractor shall take all precautions necessary to protect these areas from damage, debris, and any other deleterious effects caused by this construction. Any areas affected by this construction shall be restored to original condition as required at completion of project.
18. Separate permits/applications shall include, but are not limited to, the following: Fire Sprinkler and Fire Alarm from the Fire Department, Kitchen Hood System from the Fire Department, High piled combustion storage from the Fire Department, and Exterior Tenant Signage from the Planning Department. CBC Appendix Chapter 1, Section 106.

OUTLINE SPECIFICATIONS:DIVISION O - CONDITIONS OF THE CONTRACT
1. Unless otherwise noted in written form and approved by Owner and Architect the terms and conditions set forth herein, inclusive of "for construction" set of drawings shall be followed by Contractor. The "General Conditions of the Contract For Construction", AIA Document A201, Fourteenth Edition, 1997, Articles 1 through 14 inclusive, is a part of the Contract and is incorporated as fully as if here set forth.
B. SUPPLEMENTARY CONDITIONS:
1. INSURANCE:A. The Contractor shall procure, pay for, and maintain at all times during the prosecution of the work under the, various forms of insurance with carriers acceptable to the Owner. All insurance policies shall have the Architect, design consultants, the Owner, and their employees as additional insurers. Contractor shall furnish insurance policies to Owner prior to commencement of work.
DIVISION 1 - GENERAL REQUIREMENTS
A. GENERAL:
1. The project has been designed in accordance with applicable codes. Contractor shall comply with code requirements for construction and inform Architect of discrepancies observed or noted by others.
2. Contractor shall not scale Drawings. "Written or insist " dimensions will govern. Contractor shall verify all dimensions and conditions at job site and notify Architect in writing of conflicts or discrepancies before proceeding. Contractor shall not delay work.
3. All dimensions shown on architectural drawings are from finish surface, unless noted otherwise.
4. Contractor shall apply for and bear the cost of all fees, permits, licenses, inspections, tap charges and other agency requirements for temporary and permanent services or utilities to commence and complete the work.
5. The Contractor shall protect the work and all adjacent property from loss or damage resulting from operations. In the event of such loss or damage, Contractor shall make such replacements or repairs as required without additional cost to Owner.
B. TESTING SERVICES:
1. The Owner will pay for all initial testing services requested by the Owner.
2. Inspections and tests required by codes or ordinances, or by a plan approval authority, and made by a legally constituted authority, shall be the responsibility of and shall be paid for by the Contractor, unless otherwise provided in the Contract Documents.
3. Inspection or testing performed exclusively for the Contractor's convenience shall be the sole responsibility of the Contractor.
4. Representatives of the testing laboratory shall have access to the work at all times; provide facilities for such access in order that the laboratory may properly perform its functions.
5. All specimens and samples for testing, unless otherwise provided in these Contract Documents, will be taken by the testing laboratory; all sampling equipment and personnel will be provided by the testing laboratory; and all deliveries of specimens and samples to the testing laboratory will be performed by the testing laboratory.
C. TEMPORARY FACILITIES AND UTILITIES:
1. The Contractor shall provide, maintain and make available to subcontractors, temporary job site facilities as required to complete the work, including but not limited to: A. Field office

D. CONSTRUCTION CLEANING:
1. Provide central trash collection facility for use of all trades and dispose of collected trash at least every 14 days. Each Contractor and Subcontractor is responsible for cleaning his work and removing his trash to the central collection point daily. On-site burning is not permitted. Do not allow trash to be blown away or to litter the site or adjacent areas. Do not use Owner's waste receptacles.
2. The Contractor shall keep the premises free from accumulation of waste materials or rubbish caused by his employees and subcontractors. At the completion of the work the Subcontractors shall remove from building and site all rubbish, tools, and surplus materials and leave the work swept broom clean. Should Subcontractor ignore removal of debris, Owner will clean up and haul off debris and transfer appropriate costs to the Subcontractor (including labor, material, equipment, OH&P). General Contractor to provide entire project completely cleaned and ready for business. Clean all windows, light fixtures, stainless, etc. Change all HVAC filters to pleated on T.O. day and clean 1 day after T.O.
E. COORDINATION:
1. Contractor shall coordinate the work of the all trades affecting his/her work.
2. Mechanical, Electrical & Plumbing Contractors to be fully coordinated with each other and with General Contractor regarding supply, installation, controls, and proper operation of all equipment.
F. SEPARATE CONTRACTS:
1. Contractor shall cooperate with Owner and other Contractors performing work under separate contracts to ensure project progress according to schedule.
G. CUTTING AND PATCHING:
1. Contractor shall cut and fit components for alterations of existing work and installation of new work. Patch disturbed areas to match adjacent materials and finishes. Cost associated with same are included.
H. FIELD ENGINEERING:
1. Contractor shall provide field engineering services, establish grades, lines and levels by use of recognized engineering and surveying practices. Contractor responsible for all required layout. Contractor must review actual site and is responsible for all field conditions, conflicts with field conditions and Construction Documents shall be brought immediately to the attention of Architect.
2. Contractor shall locate and protect control and reference points.
I. UTILITIES:
1. Contractor responsible to locate and protect all existing utilities as required.
2. The Contractor shall determine the location of utility services in the area and notify utility company and Owner's representative prior to beginning construction.
J. MARKED-UP DRAWINGS:
1. During the prosecution of the Work, Contractor shall maintain a complete set of Contract Drawings in job office, upon which set he/she is required to note in red, or other clear manner, all authorized deviations from the Contract Documents. Marked-up Drawings prepared from this job set are a part of the project close-out documents and made available to Architect and the Owner.
A. GENERAL CONDITIONS:
1. Contractor shall inform Owner's Representative in writing at time of bid submission of any proposed deviation from requirements of Contract Document
2. Submittal by Contractor represents that field measurements, field construction criteria, materials, catalog numbers and similar data have been reviewed and verified by Contractor, and that each has been checked and coordinated with requirements of Contract.
3. Architect's review of submittals shall be for design concept only and shall not be construed as approving departures from Contract Documents.
4. Contractor shall provide to Architect the following submittals:
K. SUBMITTALS:
A. Product Data: (1) Contractor shall submit no less than two copies for each stock manufactured items. (2) Contractor shall indicate item to be used where data for more than one product is provided. (3) Provide manufacturer's certification that specified materials meet VOC limits per regulation 8, Rule 51 of Bay Area Air Quality Management District standards. Provide cut sheet and MSDS for each sealant and adhesive highlighting VOC limits and chemical component.B. Shop Drawings: (1) Contractor shall submit prints for all custom fabricated products and products not fully identified by product data.C. Manufacturers' Samples: (1) Contractor shall provide two samples of each exposed finish, minimum size 6" square.
1. Material and equipment shall be new and of a type intended usage indicated. Like components shall be by one manufacturer and for component parts shall be interchangeable.
2. Contractor shall comply with industry standards for workmanship except when more stringent tolerances are required. Exceptions made by Owner or Architect and will be documented to Architect and Owner.
3. Contractor shall assure that all work is performed by persons qualified to produce workmanship of the specified quality.
4. Contractor shall secure all products in place with positive anchorage devices designed and sized to withstand stress, vibration, and racking.
5. Contractor shall transport, handle, store, protect and install manufactured items in strict accordance with manufacturers' recommendations. Should conflict exist between Construction Documents and manufacturers' instructions, Contractor should consult with Owner's Representative.

C. Expansion Joints:Design and location of expansion joints in the Outsulation LCMD Systems 1-5 is the responsibility of the project designer and shall be noted on the project drawings. As a minimum, expansion joints shall be placed at the following locations:

A. Submit complete detailed hardware schedule sufficiently in advance to assure proper preparation and coordination of other work. Review and acceptance by the Architect or Owner does not relieve the Contractor of his exclusive responsibility to fulfill the r equirements as shown and specified.
B. Wherever needed, furnish templates to fabricators of other work which is to receive finish hardware.
C. Prepare keying schedules for approval, and key locks in accordance with approved schedule.
3. QUALITY ASSURANCE:
A. Suppliers: A recognized builder's hardware supplier who has been furnishing hardware in the project's vicinity for a period of not less than 2 years, and who is, or employs an experienced AHC certified hardware consultant.
B. Warranty: Furnish 2 copies of written warranties for failure of any hardware part for 2 years and for mechanical failure of door closers for 5 years.
4. PRODUCTS:
A. Furnish hardware in accordance with the hardware list or schedule and as indicated on the door schedule included in drawings. List is intended as a guide to indicate hardware functions. Provied all items needed for door function including fire-rating and labeling requirements for fire-rated doors.
B. Provide rim push type panic devices as required by local codes.
C. Conform to ANSI/BHMA A156 except as otherwise indicated.
D. Supplier will meet with Client to finalize keying requirements, for re-keying on C.O. Day and obtain final instructions in writing.
4. FINISH:
A. Refer to Drawings for hardware finish information.
C. HARDWARE:
1. GENERAL:
A. Glass and glazing work as shown on the drawings and schedules.
2. QUALITY ASSURANCE:
A. Prime Glass: ASTM C1036.
B. Safety Glass: Comply with State Statutes, UBC Section 5406, UBC Standard 54-2 and ANSI Z97.1 and testing requirements of 16 CFR Part 1201 for category II materials, with certifying label on each piece.
C. Heat-Treated Glass: ASTM C1048.
D. Insulating Glass: Seal standard ASTM E774, Class A. Provide units manufactured by SIGMA memeber and bearing IGCC certification numbers.
E. Glazing Standards: Comply with recommendations of Flat Glass Marketing Association "Glazing Manual" and "Sealant Manual".
F. Elastomeric Sealant Standard: Comply with ASTM C920 requriements for Type, Grade, Class and Uses.
3. PRODUCTS:
A. Clear float Glass: Type I, Class 1 (clear) Quality q3 (glazing select), 0.25" thick except as otherwise indicated.
B. Heat Treated Glass: provide prime clear glass which has been treated to strengthen glass in bending, Kind FT (fully tempered), horizontally heat treated with minimal waviness or distortion at bottom edge of glass and free of tong marks.
C. Insulating Glass Units: Provide preassembled units consisting of organically sealed panes of Low-E clear glass enclosing a hermetically sealed dehydrated air space to match existing as follows: Use two 0.25" thicknesses of glass as indicated or scheduled with 0.5" anodized aluminum spacer channel with welded or sealed corners as standard with the manufacturer and double sealed units with polyisobutylene primary sealant and polyurethane secondary sealant. Solorbane (PPG) 60 at all exterior units, Solorbane 80 at the Brewery.
D. Patterned and One-way glass: Provied 0.25" glass of types indicated on drawings.
D. GLAZING:
1. GENERAL:
A. Gypsum board work as shown on the drawings and in schedules.
2. QUALITY ASSURANCE:
A. Comply with applicable requirements of ASTM C840 "Application and Finishing of Gypsum Board", except where more detailed or more stringent requirements are indicated including the recommendations of the manufacturer.
3. PRODUCTS:
A. Wood support systems - RE: rough Carpentry section.
B. Metal support systems(1) General: to the extent not otherwise indicated, comply with ASTM C645 and
C754, for metal system supporting gypsum wallboard work.(2) Ceilings: Ceiling Suspension Main Runners: 1.5" steel channels, 0.475 lb. per
ft., cold rolled. Hanger Wire: ASTM A641, Class I zinc coating, soft tempered, 8 guage.(3) Partitions: Studs: ASTM C645; 25 guage (0.0179") x 3.625" deep, except as
otherwise indicated. At door jambs and for tile backing use 20 guage (0.0329") or heavier studs. Runners: Match studs; type recommended by stud manufacturer for floor and ceiling support of studs, and for vertical abutment of drywall work at other work.
(4) Furring Members: ASTM C645; 25 guage (0.0179"), hat shaped, 0.875" depth, except as noted.

DIVISION 9 - FINISHES A. GYPSUM BOARD SYSTEMS:
1. GENERAL:
A. Refer to Finish & Material schedules for suppliers.
2. PRODUCTS:
A. Carpet Edge Guard extruded or molded vinyl or rubber carpet edge guard and transition strips of size, profile and color as Selected by Architect from those available within the industry (any mfg.).
B. Adhesive for carpet - provide adhesive as recommended by the carpet manufacturer specifically formulated for intended use and which complies with flame spread rating required for the carpet installation.
3. INSTALLATION: A. Comply with manufacturer's instructions and recommendations. Place seams in the directions indicated, and as accepted on shop drawings, if any. Maintain direction of pattern and texture, including lay of pile. Do not seam weft to warp, except as directed.
B. Check matching of carpet before cutting and ensure there is no visible variation between dye lots.
C. Use on approved cementitious filler to patch cracks, small holes and for leveling. Grind or smooth offsets to eliminate wear points.
D. Lay carpet on floors with run of the pile in same direction of anticipated traffic. Lay carpet on stairs with the run of hte pile in opposite direction of anticipated traffic to avoid peeking of backing nosings.
E. At doors, center seams under doors: do not seam in traffic direction at doorways.
F. Install carpet edge guard at every location where edge of carpet is exposed to traffic.
G. Provide pad in installation.
B. CARPET:
1. GENERAL:
A. Painting work as shown on the drawings and schedules, and as follows:(1) Paintings and finishings of new exterior exposed items and surfaces, except as
indicated.(2) Painting and finishing of interior exposed items and surfaces throughout the
project, except as otherwise indicated.(3) Painting of exposed bare and covered pipes and ducts, and of hangers,
exposed steel and iron work, and primed metal surfaces of equipment installed under the mechanical and electrical work, except as otherwise indicated. Coordinate with Division 15 and 16 installers for color coding, if any.
(4) Painting of mechanical grilles, registers, louvers (except aluminum), and panel covers and frames for electrical work and systems.
B. Where items or surfaces are not specifically mentioned, paint these the same as adjacent similar materials or areas. If finish is not designated, the Architect will select the materials or system.
C. Do not paint floors, walls or ceilings of rooms or spaces scheduled as unfinished, unless noted otherwise.
2. SUBMITTALS:
A. On actual wall surfaces and interior building components, produce painted finishes of specified color samples. On at least 100 sq.ft. of surface as directed, provide full-coat finish samples.
3. QUALITY ASSURANCE: A. Where not otherwise specified, follow recommendations of "Architectural Spacifications Manual" by Painting & Decorating Contractors of America.
B. Provide primers and other undercoat paint produced by same manufacturer as finish coats. Use only thinners approved by paint manufacturer, and use only within recommended limits.
C. Perform prepraration and cleaning procedures in strict accordance with the paint manufacturer's instructions for each particular substrate condition.
4. PRODUCTS: A. Colors and Finishes: As indicated on Finish Schedule an das selected by Architect.
B. Provide manufacturer's recommended oil-base paint, stain or finish system at galvanized steel, shop primed metal, exterior wood, wood windows and doors, interior trim, exposed metals, mechanical and electrical systems, and all interior wood.
C. Provide manufacturer's recommended water-based paint or finish systems at interior gypsum board and interior and exterior plaster.
D. Stained trim and millwork shall receive one coat stain, one coat sanding sealer, steel wool wipe and two coats clear glass varnish unless noted otherwise in finish schedule.
E. For interior applications use paints and coatings that comply with the following limits for VOC content when calculated according to 40 CFR 59, Subpart D (EPA method 24) and the following chemical restrictions:
1. Flat Paints & Coatings: VOC no more than 50 g/L.2. Non-Flat Paints & Coatings: VOC not more than 150 g/L.3. Anti-Corrosive Coatings: VOC not more than 250 g/L.4. Varnishes & Sanding Sealers: VOC not more than 350 g/L.5. Stains: VOC not more than 250 g/L.6. Aromatic Compounds: Paints and coatings shall not contain more than

MECHANICAL NOTES
1. Identify all HVAC and refrigeration equipment as to the area served by the equipment. Identification
shall be engraved plastic tags permanently affixed to each piece of equipment.
2. Provide all curbs, supports, and anchors for mechanical work. No chain, tape, or wire may be used for
hanging or supporting. Provide and install all necessary shims and leveling devices to properly install all
equipment in a level condition.
3. Receive, uncrate, assemble, insure, and install in conformance to Manufacturer's recommendations all
equipment furnished by this contract and furnished by the Owner.
4. The new mechanical systems consisting of the air distribution system with: ductwork, flexible duct,
diffusers, grilles, dampers, control systems, etc. shall be by the mechanical contractor.
5. Ceiling cavity is not a return air plenum.
6. Duct dimensions are clear inside dimensions. Overall outside duct dimensions shall be adjusted to allow
for any liner thickness.
7. All sheet metal to be made and installed to SMACNA Seal Class B standards with 45 degree maximum
reducing, 30 degree maximum expanding transitions. All exposed rectangular ducts to be paint lock
galvanized. Provide hollow blade turning vanes on 1.5 centerline radius for all elbows and tees. HVAC
supply and return rectangular ducts to have a minimum [1/2” thick, R2.2 thermal
performance, 0.5 NRC sound absorption rated] duct liner. All outside air ducts to have 2" thick, R8
insulation, 0.9 NRC sound absorption rated, UL 181 Class One fiberglass duct liner attached with
Stic-Klips 15" o.c. each way and 100% coverage of flame proof adhesive. Increase duct to allow for
liner. Seal all duct air tight with two coats of duct sealant. Duct sealant to be clear paintable silicone
caulk on all exposed ductwork. All evaporative cooled supply air ducts shall have 1-1/2ò, 3/4-lb density
blanket insulation with foil Scrimcraft facing. Foil tape all joints. Do not use any duct liner on
evaporatively cooled supply air ducts.
8. Caulk all duct joints air and water tight with permanent commercial caulk per Manufacturer's
recommendations.
9. Concealed round ducts shall be low pressure construction, sealed air tight and externally insulated with
1-1/2", 3/4 lb. density blanket insulation with foil Scrimcraft facing. Seal all joints with caulk air tight.
10. Exposed round ducts shall be standard galvanized or paint lock spiral one gage heavier than SMACNA
Standard. Hard pipe to diffusers (no flex allowed) and seal with clear, paintable, silicone caulk.
11. Interior of all ducts visible through grilles, diffusers, etc. to be painted with two coats flat black paint.
12. All flexible ductwork used shall be insulated semi-rigid flexible duct, Flexmaster 5M, or Thermoflex XMK,
and shall conform to local codes. Make flexible duct connections with draw bands and sheet metal
screws at each end of flex. All flexible duct to be same size as diffuser connection. Limit flexible
ductwork to 8-ft. maximum length. No flex duct allowed in exposed areas.
13. All round duct takeoffs shall be conical bell mouth spin-in fittings where duct dimension allows.
14. This contractor shall coordinate all ductwork with other trades prior to installation.
15. Weatherproof all mechanical roof penetrations per codes and all roofing manufacturer recommendations.
16. Provide fire or smoke detectors on return for mechanical systems over 2000 CFM as required by codes
or building standards. If two or more mechanical systems (i.e. rooftop units) serve the same area and
when combined exceed 2000 CFM, a fire or smoke detector shall be installed on the return of each unit
when required by local authorities.
17. Provide sleeves and collars for all ductwork and pipes through walls, floors, and ceilings. Seal all
external penetrations weather tight with exterior commercial grade caulk. Fireproof all penetrations of
fire rated walls, floors and ceilings.
18. Confirm voltage, phase, and ampacity with Electrical Contractor prior to ordering equipment. All control
and interlock wiring for Mechanical equipment by mechanical contractor. Three phase motors to have
magnetic starters with protection on all three leads. Controls and heating/cooling equipment to
automatically restart after power failure. All wire to be in conduit where required by code.
19. All recirculated air shall pass through standard 30% MERV 8, throw away filters. Provide one additional
clean set for Owner at project completion.
20. A minimum clearance of 36 inches shall be provided around any equipment or comply with
manufacturer's requirements (i.e., fans, pumps, boilers, air conditioners, etc.) for service and
maintenance. Gas fired appliances shall be vented per the manufacturer's listing. Provide combustion
air as required per code.
21. TEMPERATURE CONTROLS - The HVAC System controls are to be fully automatic. All controls are to
be electric. Temperature control setup and setback shall be accomplished by means of a new
electronic thermostat with the following features being standard:
a. Adjustable heating and cooling setpoints.
b. Night and weekend programmable setback.
c. Automatic changeover between heating and cooling cycles.
d. Minimum eight (8) hour battery backups during power failure.
e. Optimal system startups to ensure correct temperature at occupancy.
f. Lockable covers.
g. All control systems shall be designed and provided by a control manufacturer who has been in the
business of manufacturing, designing and installing control components and systems for a minimum
of ten (10) years.
22. SEISMIC BRACING REQUIREMENT - Seismic restraints provided per applicable State Building Code
and SMACNA Seismic Restraint Manual Guidelines for mechanical systems. Submit shop drawing of
proposed restraints, structural attachments methods with restraint locations to architect for review and
approval prior to installation. Submitted documents shall be approved and stamped by
licensed professional engineer.
GENERAL NOTES
1. Follow all applicable Codes and Ordinances. Pay all fees and permits and attain the same.
2. All equipment, insulation, and controls to meet local jurisdictional authority's adopted Energy Code.
3. Visit site and ascertain existing conditions prior to bid.
4. The information presented on this drawing is diagrammatic and is not to be scaled. It does not necessarily
represent all elbows, duct extensions, offsets, hangers, etc. required for a complete working system.
5. As-built scale drawings shall be submitted to Architect/Owner at completion showing all piping, duct, and
equipment changes.
6. Shop drawings shall be submitted on all valves, fixtures, insulation, G.R.D.'s and equipment for response
prior to order release for production. Send Email copies only in PDF format. Clearly note any deviation
between submitted items and specified items on the cover sheet of the submittal. Failure to submit may
cause specified items to be rejected and replaced at contractor's expense.
7. Extra costs or changes allowed only if approved in writing by Architect/Owner with dollar amount prior to
ordering. No extensions of completion time allowed without written authorization.
8. This Contractor is responsible for verifying all field conditions prior to the purchase of any materials and
the commencement of any work and is to notify the Architect of any discrepancies for resolution.
9. Provide Owner with 3 sets of typewritten and bound "Operating Instructions" for all systems and
equipment, including manufacturer's maintenance manuals. Include approved equipment submittals,
equipment start-up reports, lubrication, filter types and sizes, balance report, starting and stopping
procedures, and list service contractor's 24 hour telephone numbers.
10. Conceal all work in finished areas.
11. Cut and patch to match adjacent areas. No structural member shall be cut or notched without structural
engineer's written approval.
12. Guarantee all labor and equipment for one year from the date of acceptance by Owner.
13. Provide factory authorized start-ups and written start-up reports on all equipment.
14. Fireproof all penetrations of rated floor/wall/ceiling/roof assemblies. Fireproofing and installation to be UL
classified and ICBO approved, suitable for moisture and vibration. Use Metalcaulk by Rectorseal or equal.
Install per all manufacturer recommendations. Submit fire stop schedule by manufacturer.
15. Provide nickel-plated floor, wall, and ceiling escutcheons of adjustable type on all pipes passing through
walls, partitions, and floors after painting is completed.

BALANCING NOTES
1. Air balance shall be by independent, NEBB certified Contractor in accordance with the contract
drawings. Provide NEBB certified report to Owner (3 sets).
2. Mechanical contractor shall put heating, ventilating, and air conditioning systems and equipment into full
operation and shall continue the operation of same during each working day of testing and balancing.
3. Balancing agency shall include an extended warranty of 90 days, after completion and architect or
engineer's approval of test and balance work, during which time the architect or engineer at their
discretion may request a recheck, or resetting of any outlet, supply air fan, or exhaust fan as listed in the
test report.
4. The balancing agency shall perform the tests and balance the air distribution for all systems including:
supply and exhaust fans CFM, RPM, and amperage; main supply and return ducts pilot traverse, supply
diffusers and registers, and main exhaust ducts.
5. Test and record the static pressure drops across all components of the air conditioning system including:
heating section, cooling coil, and filter section.
6. In cooperation with the control manufacturer's representative, adjust automatically operated dampers to
operate as specified, indicated and/or noted. Testing agency shall check controls for proper calibrations
and list controls requiring adjustment by control installers.
7. As a part of the work of this contract, the contractor shall make any changes in the pulleys, belts, and
dampers or the addition of dampers and minimum positions switches required for correct balance as
recommended by the balancing agency at no additional cost to the owner.
8. Balancing contractor shall verify correct operation of all economizer control systems including fault
detection, minimum and maximum outside air flows and report on same.
9. Provide balance and report of minimum outside air quantities on plans.
10. Balance all recirculated domestic hot water systems and provide written report.

PLUMBING NOTES
1. The plumbing system with fixtures, water heater, drains, vents, water piping, insulation, gas piping, etc., shall be by the plumbing contractor in accordance with the
contract documents.
2. PLUMBING CONTRACTOR TO VERIFY ALL EXISTING PLUMBING CONDITIONS INCLUDING EQUIPMENT, LOCATIONS, PIPING, SIZING, FLOW OF DIRECTION,
INVERT ELEVATIONS, UTILITIES, VENTS THRU ROOF, ETC. NOTIFY ENGINEER IN WRITING FOR ANY DESIGN/DRAWING DISCREPANCIES OR
CONSTRUCTABILITY ISSUES.
3. All plumbing shall be in accordance with the local plumbing codes and/or ordinances, including but not limited to pipe sizes.
4. Domestic water piping shall be type ñMò hard drawn copper with wrought copper sweat fittings. Use only Canfield 100% water safe
solder (95% tin, 4% copper, 1% silver) or approved equal. DO NOT USE LEAD OR ANTIMONY SOLDERS. At contractor's option domestic water pipe 2” and
below after water entry assembly may be CPVC pipe. Use only FlowGuard Gold pipe with FlowGuard Gold One Step cement on pipes 1/2” through 2”. No
CPVC substitutions are allowed. Provide CSA approved hardened striker plates listed for CSST and CPVC systems at all locations where tubing is
concealed and puncture from nails or screws is a possible threat. Support all pipe per details, building code, and manufacturer requirements.
5. Copper tubing installed within a building and in or under a concrete floor shall be type ñKò Cooper and installed without joints. Where joints are permitted, they shall be
brazed and fittings shall be wrought copper.
6. Interior soil and waste piping above grade shall be service weight iron soil pipe and no-hub fittings. Only the following domestic pipe manufacturers are approved. AB&I

7. Exterior soil and waste piping below grade shall be service weight cast iron hub and spigot soil pipe and fittings with neoprene gaskets. Only the following domestic pipe
manufactures are approved. AB&I Foundry, Charlotte Pipe, and Tyler Pipe bearing the trademark of CISPI. No import pipe or fittings are allowed. Install per the CISPI
301 Standard Latest Version. NO ABS PIPE OR PVC FOAMCORE PIPE ALLOWED ON THE PROJECT. PVC schedule-40 plastic pipe and fittings may be used
where allowed by the building department. Install all PVC pipe per ASTM D2321 requirements and recommendations.
8. Gas piping 2" and smaller shall be threaded schedule 40 steel pipe with malleable iron fittings. Interior gas piping in concealed locations shall be welded. Paint all NEW
AND EXISTING exterior exposed gas piping with two heavy coats of outdoor UV resistant enamel black. Support gas piping above the roof as required by local
authorities and details on drawings.
9. Insulate all piping for non-recirculated domestic hot and cold water with 1/2" preformed fiberglass with "K" factor of 0.23 maximum at 75-deg F mean
temperature. Insulate all recirculated domestic hot water piping including supply main with 1ò thick preformed fiberglass with ñKò factor of 0.23 maximum at 75 deg F
mean temperature up through 1.25ò pipe and 1-1/2ò thick on all larger sizes. Jacket shall be ASJ with mitered or Zeston fittings and with vapor barrier on all cold surface
pipes. All insulation materials shall conform to ASTM 84, NFPA 50A and 255, and UL 723 not to exceed ratings of 25 Flame Spread and 50 Smoke Developed. All
installed insulation shall meet or exceed current ASHRAE Standard 90.1. Non recirculated CPVC cold and hot water pipe does not require insulation.
10. Water-heating equipment not supplied with integral heat traps and serving non circulated systems shall be provided with heat traps on the supply and discharge piping
associated with the equipment.
11. All recirculating domestic hot water pumps shall have automatic controls that turn off the pump when the water temperature in the recirculated loop is at the desired
temperature and when there is no demand for hot water.
12. All condensing water heaters shall be started up by an independent, factory trained and certified technician. A complete startup report shall be provided to the owner
and engineer within one week of startup that clearly notes all problems or deficiencies with the installation.
13. Mount lavatory at required elevation for handicap usage where required. Insulate all exposed piping supplies and drains per ADA requirements and drawing
specifications.
14. Weatherproof all plumbing roof penetrations per codes and roofing manufacturer recommendations.
15. Provide line size shut-off valve, malleable union, and dirt leg on all gas equipment. Pipe size reducer shall occur after valve and dirt leg.
16. Water hammer shock-arrester shall be provided and installed on all quick closing valves including dish and clothes washer to prevent piping shock or hammer. Size
arrester per industry standards.
17. Provide automatic cold water injection for dishwashers discharging waste at a temperature of 140 Degrees F or greater.
18. Provide backflow prevention device, Wilkins Model 705 (dual check valve backflow preventer), OR PROTECTION APPROVED BY THE AHJ, for icemakers, soda
dispensers, RVB1 and any other water supplied equipment that does not contain an internal backwash prevention device or internal protection through an air gap fill.
19. All materials and equipment provided and installed under this section shall be new and in clean and bright condition. The Contractor shall take any measure necessary
to ensure and maintain the quality of the installation. All piping shall be flushed with clean water prior to being placed into service to ensure that any residual cutting oil,
slag, thread tape; flux or dirt has been purged. In addition to flushing, the domestic water piping shall be sterilized to eliminate any contamination in accordance with
current IPC recommendations.
20. Electric heat trace tape shall be provided where required for freeze protection of water pipes with vestibules, crawl spaces, exterior walls or other unheated spaces.
21. All piping, equipment, etc. shall be identified. All piping is to be tested in accordance with accepted codes and standard of care practices.
22. All safety relief valves shall be vented to atmosphere or piped full size to nearest floor drain. Backflow preventers of appropriate type shall be installed where required
by code, provided with a catch funnel piped to the nearest floor drain or sink, and located between 18ò and 60ò AFF with minimum of 30ò clear in front of valve for
servicing. Provide backflow device test report for fire service and domestic service prior to final building inspection.
23. CLEANOUTS SHALL BE INSTALLED AT EACH CHANGE OF DIRECTION GREATER THAN 45 DEGREES IN THE BUILDING SEWER, BUILDING DRAIN AND
HORIZONTAL WASTE, SOIL OR STORM LINES. WHERE MORE THAN ONE CHANGE OCCURS IN A RUN OF PIPING, ONLY ONE CLEANOUT SHALL BE
REQUIRED FOR EACH 40 FEET OF DEVELOPED LENGTH OF THE DRAINAGE PIPING. (2009 IPC 708.3.3 & 1101.8)
24. PROVIDE TV1 AT ALL PUBLIC SINKS AND LAVS PER CODE.
25. PROVIDE TV2 AT ALL LIVING UNITS FOR 110Á TEMPERATURE HOT WATER AT PLUMBING FIXTURES.
26. PROVIDE SURESEAL INLINE FLOOR DRAIN TRAP SEALER FOR ALL FLOOR DRAINS AND FLOOR SINKS.
27. All Air Admittance Valves (AAVs) are to be accessible.

KITCHEN NOTES
1. Plumber to make all final plumbing connections to all equipment including equipment supplied by
owner and everything indicated in the food service plans.
2. Plumber to re-install existing emergency gas shutoff valve in accessible area. Valve to be
integrated into hood fire protection system and supplied by owner. Valve must comply with NFPA
17A.
3. All food prep sinks, ice machines, hand sinks and beverage stations to be indirectly wasted into
floor sinks.
4. All carbonated beverage stations to be protected by reduced pressure backflow preventer Watts
SS009QT. If local jurisdiction approves, Watts S03 may be used in lieu of RPBP.
5. All grease duct to be 16-gauge welded steel.
6. Provide cleanout and access door at all grease duct elbows.
7. Slope grease duct towards hood at 1/4ò per foot.
8. Provide Nelson FSB flame shield blanket by Nelson Firestop Products UL 1429 NFPA
Standard 96 or equal grease duct wrap installed per manufacturer's
instructions. Provide 2 layers (3ò total). Grease duct wrap may be omitted if General Contractor
provides fire rated chase with minimum 3ò maximum 12ò clearance around duct.
9. All exposed water piping to be stainless steel or chrome plated.
10. Mechanical contractor shall receive and install all kitchen hoods including hoods supplied by
owner.
11. Mechanical contractor shall remove, reinstall, interlock controls, clean and refurbish existing KEF,
MUA, grease hood and fire suppression system. Captive Aire to provide interlocking controls for
new and existing grease hood, KEF, MUA with evap. cooler and fire suppression system. Notify
owner in writing of any defective existing equipment/controls and provide cost to replace and/or
repair same.
