Royal Docks

These hotel rooms offer individual investors an excellent opportunity to enter the lucrative

hotel sector at an accessible level

The hotel will be independently operated by GB Hotels Ltd on behalf of the owner, Albert

Ventures Ltd under a 20 year franchise as a Holiday Inn Express® hotel, a brand of the

InterContinental Hotels Group (IHG). IHG is the world’s largest hotel company by number of rooms

which means having one of the industry’s most impressive revenue-generating machines driving

guests to your hotel and a system fund that seeks to persuade guests to choose IHG’s brands.

Unlike many hotel projects purchasers in Holiday Inn Express® London - ExCel, will not just receive

income from the room revenue. Investors in the project will enjoy a return based on the net profit

of the room from all areas of the guest spend attributed to the room. They will also benefit from a

unique and defined exit strategy.

This investment is offered by RADH ltd and owned by Albert Ventures Ltd. It will operate as a Holiday Inn Express® under a 20 year franchise agreement from an affiliate of the Intercontinental Hotels Group of Companies (IHG).

High Yielding Property Investment with Defined Exit Strategy

The hotel rooms are offered at prices substantially below the RICS valuation

The rooms are purchased on a similar basis to purchasing an apartment and are offeredwith a lease of 199 years*

Non-Status finance is offered to investors 50% of purchase price

Rooms can be reserved for just £5,000

Each room is offered with exchange and completion monies required:– 30% on exchange of contracts– 10% six months later after– Balance on completion

Investors in the project will have peace of mind that their deposit is insured for the construction period

VAT is due on the purchase price. The head leaseholder will pay this for the investor saving investors an outlay of 20% of the purchase price.**

The head leaseholder has an Option to enable it to market for sale the hotel in its entiretyfrom the third anniversary from completion. This will be for a minimum of £161,000 foreach room. The purchasers will receive the net profit from the sale of the hotel.

hands off investment, with GB Hotels in place to manage the day to day operation of the

hotel, optimize occupancy levels and room rates, manage wear and tear and maximize

profitability.

Location, location, location

It is important when considering hotel investment that the hotel, operator and branding match the local

area and market.

The Holiday Inn Express® London - ExCel, is located within London’s Royal Docks in East London –

designated a “Special Enterprise Zone” in 2011. The site of the hotel will be under a mile from

London’s City airport.

The O2™ Arena can be reached in a few minutes and the hotel site is conveniently located for tourist

attractions such as the National Maritime Museum, Greenwich Observatory and also Canary Wharf.

Central London is only 25 minutes away

THE EXCEL™ CENTRE about 2.5 minutes walk away from the hotel site is found on the waterfront in

the centre of the Royal Docks. It was the UK’s first purpose built international convention centre

boasting 100,000 sqm of exhibition space, opened in late 2000 and renovated and extended in 2010,

The Holiday Inn Express® London - ExCel will be set over four floors and consist of two buildings with

a bridge link between the two buildings.

The design of the hotel will acknowledge the history of the area and will provide a total of 204

rooms which will be set over floors 1-3 . The ground floor will offer guests a 125 cover

restaurant, meeting rooms, lounge and bar areas, and the hotel will also have the added

benefit of parking.

The hotel's location and facilities are ideal to meet the existing market but also the planned

regeneration and development of the area including the £30 million Siemens Research And

Exhibition Centre and the cable car linking the 02 Arena with the Royal Docks.
