    WHEREAS, Longhorn Junction Land and Cattle Company, LLC, Lookout

    Ridge, LLC and SC Williams, LLC executed a Deed of Trust, Assignment of Leases

    and Rents, Security Agreement and Fixture Filing (the "Deed of Trust") dated June 30,

    2017, conveying to Clifton M. Dugas, II, as Trustee, the real and personal property

    described in that Deed of Trust, which is recorded in the Official Public Records of

    WiHiamson County, Texas, as follows:

  • NOW, THEREFORE, notice is hereby given that at 1:00 o'clock p.m. (or within

    three hours thereafter) on Tuesday, January 5, 2021, I will sell:

    • all of the real property described on the attached Exhibit "A" save and except the property described on Exhibit "B," which property had been previously released from the Deed of Trust (the "Real Property"); and

    • the personal property which is (i) described in the Deed of Trust and (ii) located on that Real Property.

    At this sale, the Real Property and the personal property described above shall be sold to

    the highest bidder. The sale shall be conducted in accordance with the Deed of Trust (i)

    at the northeast basement door of the new addition to the Williamson County Justice

    Center, 405 Martin Luther King Jr. Street, Georgetown, Texas 78626; or (ii) at such other

    location as may be designated by the Williamson County Commissioners Court pursuant

    to §51.002 of the Texas Property Code.

    Romspen Mortgage Limited Partnership, the owner and holder of the

    indebtedness secured by the Deed of Trust, reserves the right to credit-bid at this sale.

    Except for any such credit-bid, the purchase price set forth in the final bid accepted by

    the Substitute Trustee is due and payable in cash (or cashier's checks) without delay upon

    acceptance of the bid.

    In accordance with TEX. Bus. & COMM. CODE §22.004, the winning bidder at the

    foreclosure sale, other than the owner and holder of the indebtedness, shall provide the

    following information to the Substitute Trustee at the time the Substitute Trustee
