LOCATIONRascarrel Moss Woodland is situated between the village of Auchencairnand Rascarrel Bay overlooking the Solway Firth in Dumfries andGalloway. The surrounding countryside is very pretty with lovely villagesscattered along the rugged coastline. The property has the benefit ofbeing close to established timber markets in the south west of Scotland.The woodland is shown on the enclosed location and sale plans. It canalso be found on OS sheet No: 84, Grid reference NX 804495.

ACCESSFollow the A711 south from Dumfries through Dalbeattie to the villageof Auchencairn. Approximately ½ mile south of Auchencairn, turn leftonto a minor single track public road signposted Rascarrel. This roadruns parallel to the western boundary of the property and has variouspoints of access into the three lots; as shown on the sale plan. Wherethese access routes are shared, upkeep of the routes will be shared equallybetween the parties according to use.

DESCRIPTIONThe forest was originally established between 1957 - 1959 withcommercial conifer species; a significant area being felled and replantedbetween 2002 – 2005. The average yield class for the woodland is in theregion 14 to 16 and the forest is now for sale as a whole or in thefollowing lots:

Lot 1 – Farhills Plantation 42.89 Hectares / 105.98 Acres Offers Over £100,000The mature crop of Sitka spruce was planted between 1957 – 1958 withelements of Lodgepole pine, Western hemlock and Norway spruce, andis now ready for felling subject to the purchaser obtaining the necessaryLicence. The previously felled areas are now well established, having beenplanted in 2002 with Sitka spruce and areas of mixed broadleaves aroundthe woodland edges. This lot is now an attractive woodland with goodaccess directly from both the A711, and the minor public road toRascarrel.

Lot 1 consists of the various species as shown on the summary tablebelow:

Lot 2 – Rascarrel Moss Wood83.97 Hectares / 207.48 Acres Offers Over £200,000The majority of this woodland was felled and replanted during 2002 –2005 with Sitka spruce as the main species. This is establishing well,along with fringes of the woodland which has been planted with someScots pine and mixed broadleaves. At the centre of the property thereremains some of the original timber planted in 1958 consisting ofLodgepole pine, some Sitka spruce and Japanese larch. Access is takendirectly off the minor public road between the A711 and Rascarrel atpoints A5-A6 (for occasional light vehicle use) and at point A7 with ajoint right of access over A8-A9. Maintenance is according to user, asshown on the sale plan. The following table shows the speciesbreakdown:

Lot 3 – Rascarrel Bay Wood39.86 Hectares / 98.49 Acres Offers Over £150,000Comprising a mainly mature woodland established on a gentle hilloverlooking Rascarrel Bay, with a substantial volume of timber ready forfelling. To the north of the property is a more recently replanted area ofScots pine and Hybrid larch, now well established. Loch Mackie lies tothe east of the boundary. Access is taken into Lot 3 at point A8 to pointA9 as part of the ownership of Lot 3, with a right of access granted to Lot2, maintenance is according to user. The coastline around Rascarrel Bayis a Site of Special Scientific Interest (SSSI) for its important maritimeflora and fauna. This affects only 1 hectare of Lot 3 on the southernboundary adjacent to Rascarrel Bay. At the western end of the Bay thereare some of the last huts that were occupied by the former “hutters”.These occupy lands outwith Lot 3. The following table shows abreakdown of the species per area:

SPORTING RIGHTSThe sporting rights are included with vacant possession for each lot andshould provide some interesting Roe deer stalking and rough shootingopportunities.

BOUNDARIESThe boundaries with adjoining neighbouring properties are either stockfenced or have traditional stone dykes. It is understood that maintenanceand replacement of these is shared with the neighbours. The internalboundaries between the lots are unfenced.

MINERAL RIGHTSThe mineral rights are included except as reserved by Statute or in termsof the Titles.

WAYLEAVES AND THIRD PARTY RIGHTSLot 1The neighbouring proprietor of the fields at Knocknocher haspermission to use the access route between A1 – A3 through Lot 1 intothe adjacent fields. To date, this has been granted by the Vendor on anannual basis only.

Lot 3There is an unrestricted servitude right of way from Rascarrel at point Vto Loch Mackie at point W with maintenance according to user. Thereis also a right of access to the shoreline from Rascarrel Bridge, used by theHutters. There is an overhead electricity wayleave that dissects thewoodland in Lot 3 between points X - Y.
