Reached out to First service for additional minutes- old management- Townhall meetings are and were held bi- monthlyas you can see from the attached.
July 13, 2018 meeting at the pool- a few owners were very disrespectful at the meeting cursing thru-out themeeting and also called the Vice President Katherine Kimpi from First Service abusive rude names. We moved thefuture meeting to a church in Port St. Lucie.
Dr. Horton paid for:Asphalt monies to re-asphalt entire community $220,000.00Sidewalk crosswalks - $11,788.00 owners wanted crosswalks so Dr. Horton had them installed.
When we first took over the community the owners were thrilled, they said in the meetings they hadn't had workingirrigation in 7 years. They were positive and had good meetings. A few owners-- after second phase started becamevery verbal and negative in the meetings.
Projects completed at Estates at Traditions:
Pool has a fob system so it can be monitored as who enters and leaves the poolRepaired all cameras so they work at gate and poolAdded a lighted gate bar so can see it at nightCompleted 2 phases of landscape enhancements with owner landscape committee- Did numerous walk around withlandscape committee members and took their recommendations on plantings and installed the plants.

Board of Directors Meeting was held at the Community Pool at 11880 SW Aventino Drive Port St. LucieFl. 34987
Meeting called to Order at 10:04 AM.
In attendance: Board members Sonja Pedretti and Hans Wagner by phone so there was a quorum ofthe board.
Proof of notice: Notice was posted at pool 48 hours prior to the meeting at the call box for the gate.

Contracts: Sonja motioned to cancel First Service Mgmt. Contract and hire Evergreen ManagementHans seconded and all were in favor motion carried.
The board also ratified the action taken by written consent without a board meeting dated Jan. 11, 2018adding Hans to the board and Marjorie Pinkston board member approving the management changesince she was out of town.

Estates at Tradition Board of Director's Meeting Minutes
The meeting took place on Thursday April 27, 2017 at Creative Catering Banquet Hallat The SpringHill Suites Marriott 2000 N.W. Courtyard CirclePort St Lucie, FL 34986.
The meeting was called to order by Sonja Pedretti at 1:07pm.
The meeting notice was sent by email to owners and posted at the pool with 48 hours
notice.
In attendance from DR Horton were Sonja Pedretti, Dan Liparini and Bo Bar-Navon,and from FSR Tiffani Buckley, CAM.
Old Business
1) Outstanding Projectsa) Tree Trimming - The palm tree trimming was completed the week of April
20th . Mulching will take place next week.b) Landscape enhancements at entrance -Three proposals were received
and reviewed. Dan Liparini made a motion to award the contract toNatures Grounds, Bo Bar-Navon seconded. The motion passedunanimously. Phase 1 has been completed.
c) Back gate - Two proposals have been received, third proposal needed.Bo Bar-Navon made a motion to proceed with this project and have acard program installed. Dan Liparini seconded. The motion passedunanimously.
d) Sidewalk completion - After discussion, it was decided that moreresearch needs to be completed to determine if DR Horton should pay forthis completion or the HOA.
New Business
New Phase of Construction - Dan Liparini lead the explained Phase 2 of constructionthat will be starting in May 2017. The new phase will be called the Preserve atTradition. There will be a construction road added and construction vehicles will not
be using the Estates at Tradition entrance. DR Horton will provide signs at theentrance to guide construction traffic through end of Westcliff and not through thecommunity. There will be 110 new homes with the projected selling price high$200,000-$300,000 price. Bo Bar-Navon added that the market drives the productand pricing of these homes. These are single family homes on individual lots. Oncecompleted, these new homes will share the current pool and gate. A new model will be
built in the Preserve portion of the development. There will be a landscape bufferinstalled along the berm and entrance way landscaping for the new road that will leadinto the Preserve. The infrastructure construction will take approximately 6-9 monthsand DR Horton will put some type of barrier up so that construction traffic cannotenter/exit through the community. Once pedestrian gate is installed the Manager will
get bids and have the construction gate installed.
Open Discussion
Owners expressed their concerns regarding the gate being open during the day. DRHorton will look into shortening the hours that the gate will be open to sales hoursonly, not construction hours.
Concerns were expressed regarding communication, DR Horton will develop acommittee to address the communication issue. Other committees to be establishedare: landscaping, holiday lighting, social, budget and gate committees.
Other topics discussed were:
• The 2nd phase entrance sign.• FPL street lights - We will contact FPL to see if they will put brighter
lights bulbs in the lights.
• The budget for 2018 will be amended due to adding new Phase to thecurrent Phase.
• End of year financial reports are available on Estates at Traditioncommunity website.
• Pool and pedestrian gate electronic access card bids are being obtainedand will move forward with the new system. During the meeting wepolled the owners present and they were in favor of getting the newelectronic card system.
Bo Bar-Navon made a motion to adjourn at 2:55pm, the motion was seconded by DanLiparini. The motion passed unanimously.

We had a meeting for all members April 27 th and then we scheduled one for June 22nd but I had emergency and had tohave appendix out so rescheduled to July 13th as you are aware.
Bi monthly meeting are being held and will continue to be scheduled by monthly.
Townhall is a meeting of the owners and a representative from Board to meet and let the community know of anyitems going on in the community and to answer any questions or make notes on questions and get the answers for folksat the community.

Thank you for your reply. Just a few "points". Regular town hall meetings have never been held. The mayorpromised (at the town hall meeting in May ) that since we had not been having "regular" meetings he wasspecifying they be held on a bi-monthly basis; and he "would hold D.R.Hortons feet to the fire " to see that itwas done.As far as keeping the community informed, we found out about the proposed "Preserve" four months after youhad already submitted them.I too am not an attorney, but according to the statutes I have read, EVERYONE in the community needs to beinformed of all changes. This certainly does not happen and information is usually passed from neighbor toneighbor.Again thank you for your reply and I'll see you at the meeting. As you know, The Estates at Tradition is a community that is still under development. D.R. Horton was notthe original developer of The Estates at Tradition, but rather the community was initially created by a differenthome builder. As to D.R. Horton, and because it is a builder not an end-user, it acquired certain "developerrights" within the community and under the HOA documents in connection with purchasing property in orintended to constitute The Estates at Tradition and has exercised those rights to facilitate its construction andhome sales. Such is very common within new construction and an ongoing development.
Because the community is still under development and "developer" control, the number of homes and lots andtypes of homes and lots is subject to change, all as specifically detailed in the HOA documents (all of whichare recorded in the public records). Certain changes to the HOA documents and the development are permittedto be made by the "developer" pursuant to express provisions of the HOA documents, especially as they relateto development issues and during the development process. It is customary in communities such as this one,which is also part of a larger master planned community, for developments to evolve and expand as they arebeing developed, all to the benefit of the community. The HOA documents describe in detail suchdevelopment flexibility, the rights reserved to the developers for development and construction (which include,as well, certain rights to cause amendments to the governing documents to reflect development changes) and ofcourse, the rights and obligations of all owners, be they developer or non-developer owners.
D.R Horton has operated pursuant to the HOA documents and applicable HOA laws and through the advice ofHOA development counsel. Because the community is still under development, the total number of homes andlots, which will ultimately comprise The Estates at Tradition when it is completed, is still subject to change,again, as more particularly described in the HOA documents, as amended. I am a developer representative and

not a lawyer so I am not in a position to provide legal advice or to interpret legal documents, but I can tell youthat at this time the community is currently planned to contain an estimated 238 lots; but again that number issubject to change and therefore the community could be expanded or reduced, based upon development andland regulation considerations.
As you know, we are holding regular town-hall meetings and doing our best to keep the community informedand to answer questions about the development and our development plans. To the extent those plans change,from time to time, as permitted by the HOA documents and governmental laws and regulations, we are doingour best to keep homeowners informed and to be available to answer questions. D.R. Horton has made asubstantial investment in The Estates at Tradition and being the largest stakeholder in the community, has thegreatest interest in preserving and enhancing property values for the benefit, not just to itself, but of all ownersand we look forward to working towards the completion of the community.
