“The Treasure Coast is unusual among American communities in that people move here not for jobs but the Quality of Life: the nearby ocean and rivers, hiking trails, the relentless sunny days, and nation’s top commitment to the Environment and Ecology as demonstrated by its World Class University and Eco-Tourism. These are people who expect a vigorous cultural scene including the National Museum for the Environment and Ecological Studies”

Physical Growth Based on Economics● Who Benefits from Growth? Who Doesn’t Benefit? Does the total community benefit? Does the tax payer benefit?
● Are Community Funded Support Facilities Required?Does growth require additional schools and libraries? Does growth require addition police and fire protection facilities, equipment, and personnel? Does growth require additional water or sewer utilities? Does growth require additional roads?
● What transportation systems or on-site facilities are proposed to encourage people not to use their automobiles? Walking / Bike Trails? Transportation Center? Shuttles? Car pooling? Mixed Use Facilities on Site (Grocery, Bank, Coffee Shop, Restaurant)?

Urban Sprawl● Urban Sprawl is the indiscriminate spreading out of a city and its suburbs over rural land at the fringe of an urban area. Residents of sprawling neighborhoods tend to live in single-family homes and commute by automobile to work. Characteristics of Urban Sprawl include lack of transportation options, lack of pedestrian friendly neighborhoods and increased traffic on arterial roads. Urban sprawl creates health and environmental issues. Residents of sprawling neighborhoods emit more pollution per person and suffer more traffic fatalities.
● Widening of Existing Roads beyond two lanes in each direction encourages additional sprawl.

Transit Oriented Development
● Transit Oriented Development is defined as compact, mixed use development near new or existing public transportation infrastructure that serves housing, transportation and neighborhood goals. Its pedestrian-oriented design encourages residents and workers to drive their cars less and ride mass transit more.
