AIM+ 4.5.1 Release Notes AIM+ 4.5.1 includes additional functionality, enhancements, and defect corrections. This document provides a brief explanation of what was fixed and an introduction to new features and functionality implemented with this release.

Deployment Date: November 18, 2011

New in This Release An overview of new features and modifications to AIM+ 4.5.1 include:

• Indicate that a property is located outside of incorporated city limits

• Export data from the Real Estate Excise Tax Affidavit

• Indicate the title abstract was received from a third party

• Add calculation elements and calculation types so that documents and forms with these required calculations can now be completed within AIM+

• Update the excise tax calculation in Closing to support both incorporated and unincorporated properties

• Calculate sales tax within Closing

• Minor changes were made to the 1099-S to comply with the latest Publication 1220 regulations from the Internal Revenue Service (IRS)

General The following changes were made in AIM+ 4.5.1:

Extracting eReet Information You can now extract real estate excise taxes and data from the Real Estate Excise Tax Affidavit to create and store the data in a CSV (comma-separated value) file. If you have the applicable permissions set, the eReet Extraction button is available on the AIM+ toolbar and as an option on the File Menu.

Steps 1. From the AIM+ toolbar, click the eReet Extraction button. AIM+ searches for any Real Estate Excise Tax

Affidavit documents within files that are marked with an eReet date and have not previously been sent. To indicate that a file is ready to be extracted, refer to the Setting the eReet Date topic in this document for more information.

2. The eReet extract file dialog box displays with the name of the extract file. If this file name is incorrect, change it.

3. Verify the location where the file will be saved. If this location is incorrect, change it.

4. Click the Save button. A confirmation message displays with the name and location of the extract file. All records that were included in this file are marked as sent with the eReet date that was entered.

Receiving Abstracts The Abstract Received option is now available from the File Menu and on the floating menu when you right-click on the file.

Depending on the settings for your company, you can indicate when you receive the title abstract from a third party. Once you indicate that you have received the title abstract, turn time reporting begins.

Order Entry The following changes were made to Order Entry.

Unincorporated Properties The Unincorporated check box was added to the Properties screen. When you indicate that a property is located outside of the incorporated city limits by selecting this check box, an excise tax can be calculated based on the unincorporated rate on the Transfer Tax HUD Lines in Closing.

Parties The Find and Add Party from Setup button is now inactive when you add a Stewart Accounting and/or Fee Transfer party to an order from Party Setup.

Documents The following changes were made to Documents.

New Shipped Elements The following shipped elements are now available:

• Master Project Description • Site Store Number • Unincorporated

You can print the Master Project Description, Site Store Number, and Unincorporated elements on documents.

Additional Calculation Types and Elements AIM+ now supports two new calculation types and three new calculation elements so that documents and forms with these required calculations can now be completed within AIM+.

• Multiplication and subtraction calculation types • Addition, subtraction, and multiplication calculation elements

If you have documents that require calculations, contact the Customer Care Center at 1-877-800-3132 or send an email to [email protected] to set this up.

Setting the eReet Date The eReet Date field was added to the Documents section. Complete the Real Estate Excise Tax Affidavit to be used for extraction within Documents. If you have the applicable permission set, enter the eReet date. Once you enter this date, the data within this document can be exported into a CSV (comma-separated value) file. Refer to the Extracting eReet Information topic in this document for more information on extracting the information.

Steps 1. From within a file, navigate to the Documents section.

2. Open the Real Estate Excise Tax Affidavit document and any other applicable documents for the order.

3. Complete the necessary information on the document(s).

4. Click the Save button and close the document or documents.

5. In the eReet Date field, enter the current date.

Tip: Once the data from the Real Estate Excise Tax Affidavit has been sent in an extract file, the eReet Date field is inactive. If updates are required for this document, print the document and manually file the updates with the county courthouse.

Closing The following changes were made to Closing.

Calculating Excise Tax The excise tax calculation in Closing now supports both incorporated and unincorporated properties on the HUD-1 Settlement Statement, HUD-1 2010 Settlement Statement and Closing Statements. When you indicate that a property is located within unincorporated city limits, the excise tax can now be calculated based on the unincorporated rate on the Transfer Tax HUD Lines. Refer to the Unincorporated Properties topic in this document for additional information about indicating where the property is located.

Note: Excise tax calculations do not affect the HUD-1A or HUD-1A 2010.

Using Sales Tax Calculator In some states, the retail sales tax must be collected and reported by abstract, title insurance, and escrow business on fees or premiums charged for such services. A new sales tax calculator is available on Settlement or Closing Fee and Miscellaneous Charge HUD Line detail screens in section 1100 on all the HUD Settlement Statements (HUD-1, HUD-1A, HUD-1 2010, and HUD-1A 2010) and Closing Statements.

Note: The sales tax calculation is not available on Single Line Title Insurance Premium HUD Lines.

Before You Begin For each Closing Template that you want to calculate sales tax, the sales tax calculator setting must be selected in Closing Setup. To set up this feature, refer to Calculating Sales Tax topic in this document for additional information.

Entering Sales Tax on Miscellaneous Charge HUD Lines If you are entering the retail sales tax on a Miscellaneous Charge HUD Line, complete the following steps:

1. Open the Miscellaneous Charge HUD Line (1109-1199) detail screen.

2. Select the Calculate Sales Tax check box. The Sales Tax Calculator displays.

3. In the Base Amount field, type the taxable fee amount.

4. In the Sales Tax Rate field, type the sales tax rate. The sales tax is calculated and displays in the Line Amount field.

5. Complete any other necessary information.

6. When finished, click Save & Exit.

Note: On the HUD-1 2010 and HUD-1A 2010 Settlement Statements, you can include the sales tax with the Title Premium on either HUD Line 1103 or 1104 by selecting the check box on the detail screen.

Entering Sales Tax on Settlement or Closing Fee HUD Lines If you are entering the retail sales tax on a Settlement or Closing Fee HUD Line, complete the following steps:

1. Open the Settlement or Closing Fee HUD Line (1102) detail screen.

2. Enter the settlement or closing fee on the 1102-1 detail screen.

3. Click the Add New Sub-line button.

4. Select the Calculate Sales Tax check box. The Sales Tax Calculator displays.

5. In the Base Amount field, type the taxable fee amount.

6. In the Sales Tax Rate field, type the sales tax rate. The sales tax is calculated and displays in the Line Amount field.

7. Complete any other necessary information.

8. When finished, click Save & Exit.

Disbursement Worksheet If the sales tax was entered on a sub-line for any line on the HUD, the sub-line is shown as part of the HUD Line amount on the HUD form and can be mapped separately to Lawson.

1099-S The following changes were made to 1099-S.

IRS Regulatory Changes Minor changes were made to the 1099-S to comply with the latest Publication 1220 regulations from the Internal Revenue Service (IRS).

Setup The following changes were made to Setup.

Closing Setup

Calculating Sales Tax The Calculate Sales Tax check box was added to the Closing Setup Details screen. You can now indicate whether or not the sales tax is calculated on the Closing Templates for all HUD Settlement Statements and Closing Statements. If the Calculate Sales Tax check box is not selected, the sales tax fields do not display in Closing.

Steps 1. From the AIM+ toolbar, click the Setup button. The Welcome to AIM+ Setup screen displays.

2. Select Closing Setup.

3. From the Template Name list, select the template that you want to edit.

4. To calculate the sales tax on the selected template, select Calculate Sales Tax.

5. When finished, click Save & Exit.

6. To add the sales tax calculator to additional Closing Templates, repeat steps 3-5.

Selecting Closing Placeholders You can now specify different placeholders for HUD Settlement Statements and Closing Statements based on the type of Closing Document, such as preliminary, estimated, amended, or final, for Closing Documents and map those documents to the appropriate SureClose Import Code/Placeholder.

Integrations

Lawson The following changes were implemented in the AIM+ 4.5.1 release for integration with Lawson.

AIM+ sub-line numbers are now sent to Lawson and can also be mapped to different GL Codes within Lawson.

SureClose The following changes were implemented in the AIM+ 4.5.1 release for integration with SureClose.

Changes were made in AIM+ to search SureClose for linked parties using the “starts with” versus the “contains” search criteria.

Defects The following defects were corrected in AIM+ 4.5.

• Policy Transmittals no longer time out when the transmittal process takes more than 30 seconds.

• The Consolidated Disbursements Report no longer totals with negative amounts.
