Realog develops a concept design to serve as an overview of the required equipment, buildings, and/or apron with sizing, capacities, and possibilities of future expansion.
DESIGN
STEPS
• Formulation of design of the proposed equipment or facilities.
• Formulation as to the level of automation.
• Evaluation the mode of operation • Capacity and throughput analysis • Definition of the infrastructure/
building/equipment parameters • Analysis of operational capacity for
the main installations and systems.
Realog uses the feedback from the concept design to produce a schematic design and technical specifications of the equipment and/or buildings in a form suitable for inclusion of the tender documents with a bill of quantities and estimated costs. Realog provides the following concept design or schematic design main functions, as appropriate:

In particular, and as needed, Realog will perform the following:
• Capture design requirements through joint discussions/review; • Provide throughput calculations and simulations (including a 3D animation, if requested) per areas,
sections, systems and processes. • Define existing and future processes and functionality and apply this definition to formulate size and
capacity • Develop a capacity and operation concept. • Identify appropriate equipment, level of automation, and configuration of the operational mode. • Incorporates new, proven technologies and software in the undertaking with the intent to maximize
performance and reduce investment and operating costs. • Prepare functional design layout drawings (PDF and AutoCAD); • List types of equipment and corresponding numbers; • Generate facilities sizing based on projected volumes / traffic • Size operation area, office, storage and purpose areas. • Describe buildings within the area • Prepare designs of equipment and systems, as appropriate • Liaise with stakeholders with regard to Equipment/Building/Apron interfaces • Transfer the design layouts in appropriate formats • Interpret size and capacity in terms of equipment or building within alternative systems at various
price points reflecting cost-benefit options. • Develop a development program with a detailed schedule • Provide a comprehensive design report.
Phase 1 - Concept and Final Design Stages - Considerations
Realog conducts a series of meetings to gather requirements, review of drawings and corrections, formulate design layout, propose equipment options, and identify the best fit for the layout in terms of the most efficient operation with an emphasis on coping with the forecast and operational requirements.

VALUR
MANAGEMENT
Phase 1 - Concept and Final Design Stages – Value Management
Realog utilizes Value Management in the Concept Design Phase.
Value Management is a powerful and proven project management decision-making tool. Synonymous with Value Engineering or Value Analysis, Value Management is a conscious and explicit set of disciplined procedures designed to seek out optimum value for money.
Value Management involves the intensive analysis of all facets of the proposed design with a view to reducing initial capital and long-term operational costs without abridging utility, function or performance. Put simply, the objective is to determine project improvement opportunities in the scope, function, design, material selection, construction techniques and capital and life cycle costs of the key components of the facility.
