Almacantar has officially launched sales at its Rafael Viñoly-designed super-primeresidential scheme overlooking Hyde Park, pitching the 18-storey tower at Marble Arch as“a striking new gateway to London’s finest districts”.

The 194,700 square foot Bryanston is part of Almacantar’s Marble Arch Place development,which is also creating 95,000 square feet of Grade A office space in a seven-storey building,alongside six new retail and restaurant units, all set around a new outdoor public space withart installation (described by the architect as “a calm oasis away from the crowds and trafficof Oxford Street”). The scheme is being brought forward in partnership with the site’sfreeholder, The Portman Estate.

Almacantar acquired the site, then occupied by the 1960s-built Marble Arch Tower, for£80m back in 2011, and secured planning permission in 2014. At the other end of OxfordStreet, the developer has recently completed works on its Centre Point Residences.Almacantar was set up by Mike Hussey in 2010, and has since acquired over 1.5 millionsquare feet of prime London real estate.

A Portland Stone façade (sourced from the same quarry as that of St Paul’s Cathedral) helpsto make The Bryanston look a bit more at ease with its historic surroundings, whilemaintaining a thoroughly contemporary curvy look.

35 of The Bryanston’s 54 apartments (65%) will benefit from protected views over HydePark; curved panoramic full-height windows aim to make the most of what the developercalls these “unprecedented vistas”.

Inside, the residences feature three-metre ceiling heights and range from one to fivebedrooms, with one eight-bedroom townhouse (the townhouse has already been sold off-plan). The remaining marquee unit – a grand five-bed duplex penthouse – offers a show-stopping private 1,000 sq ft south-facing roof terrace.

Millier London is designing interiors for all apartments, as well as specifications across theresidential entrance lobby, communal areas, business suite, cinema and spa facilities.

Residents’ amenities run over two floors. They include a 25-metre swimming pool, spafacilities, a gym, a residents’ lounge and meeting spaces, children’s play area, and a privatescreening room. Entry to the building, meanwhile, promises to be “seamless, secure anddiscreet”, with a private driveway, valet service and underground parking.

Dean Main’s Rhodium Residence Management has been signed up to make sure that theresidential experience is beyond five-stars.

Millier London has also designed the new sales suite, which aims to bring home the impactof the Hyde Park vistas as well as showing off interior finishes. A massive curved high-definition video wall – trumpeted as one of the biggest in the country – replicates the viewsfrom the apartments, while a bespoke soundtrack has been created to evoke that Royal Parkfeeling.

Wetherell and Knight Frank are handling sales.

The Bryanston is due to complete in 2020.
