“Aloha Nuhou”Hawaiian for “Good News”

Aloha Fellow Kahana Falls Owners,

Your board just held its first meeting of 2016 and also the IOA and AOAO joint annual meeting at the resort. The annual meeting was well attended and since I was not able to attend last year’s meeting, it was great for me to see familiar faces both among owners and the resort staff. I would like to thank all of you who took the time from your valuable vacations to participate.

The terms of Milton Jantzen, Karen Cornwell and Kevin Ramage expired in 2016 and they were all reelected to the board for another two year term. While I am happy to see that our owners recognize the valuable contributions made by the existing board members, I encourage all of you to become involved and learn more about our wonderful resort by running for election to the Board of Directors in the future.

As we move on with 2016, our foremost project will be the replacement of the elevators in both towers. This project will start in mid-May and continue until mid-August. Unfortunately, this will cause some inconvenience during these months but the end result will be state of the art, reliable elevators. With this project behind them, your refurbishment committee will now turn its focus onto bathroom and kitchen remodeling projects as we research preliminary designs and costs.

The resort is looking wonderful; new furniture at the pool and the landscaping provides its usual escape to a tropical

paradise. We are continuing to update the interior of the units with a lighter paint color and new flooring to replace the carpets. The new sectional seating in the two bedroom units has had a very positive response from owners and I can personally attest that it is extremely comfortable!

After the annual meeting, we had the opportunity for one of our board members, Katherine Ivey, to take some new pictures of the individual board members. In addition, Katherine arranged for the group board shot included at the end of this letter. As you can tell, we all enjoy our jobs on the board!!

I wish you all a wonderful 2016 and thank you all for your continued ownership.

Manager’s PipelineAloha Kahana Falls Owners!

It’s that time of year again. Time to bring you up to date on the projects that have recently been completed, as well as those in the works.

Our owners and guests are getting a good night’s sleep, as we have replaced the mattresses in all of our free standing beds on property. The new mattresses are a new style, ecofriendly memory foam. They do not retain heat like the old style memory foam, so everyone gets a cool comfortable night’s sleep. We went with a firm mattress, since it is easier to soften a firm mattress with a mattress topper than it is to firm up a soft mattress. Because of the weight of the memory foam mattresses, we cannot use them in the Murphy bed systems. The mattresses in the Murphy beds will be replaced with a traditional queen size mattress in 2017.

We will be replacing the bedroom furniture in all of the tower bedrooms, including the hotel units, this year.

In the last newsletter I mentioned the arrival of our new 2 bedroom sectionals and chairs. To date, I have had nothing but positive reviews about the look as well as the comfort of both. The new occasional chair is a beautiful teal blue that really brightens up the room. The only downside is the teal clashes a little with the Garden of Paradise green accent wall. To alleviate this we will be repainting the green wall with the same bone white we currently use for all the other walls in the units.

The wall will be repainted as we install our new Vinyl Bamboo flooring. We installed the new flooring in two different units for the Board Members to view during the annual meeting, and repainted the green wall with the bone white in one of those units to show how much better the units look with the white. They all agreed the new flooring and white wall really help to brighten up the units. The carpet in each of the units on property is being replaced with the vinyl bamboo as the units open up for their preventive maintenance weeks.

During our bi-annual Hong Kong Orchid tree trimming, the trimmers discovered the trunk of a nearby Coconut palm had severe root issues. For safety purposes we had to remove the coconut tree. A few weeks later, one of our Traveler Palm trees fell onto our pool deck in the middle of a busy Saturday. Luckily, the Hong Kong Orchid tree caught it so it did not do any damage on the pool deck. We had an arborist come in to inspect the Traveler Palm planted next to it, and found it needed to be removed as well. The arborist is monitoring the rest of the palm trees closely so we can take care of any issues before they become a hazard.

The outside of the clubhouse was painted by our in-house painter who used a slightly darker version of the previous pink color. The darker pink gives the building a richer look. The painter is now working on the walkways in both towers. The walkway floors were repainted with Rhino Sealant paint for a longer lasting color and seal. He is currently working on the ceilings and light fixtures, which should be finished within the next month or so.

The BBQ Grills by the pool and at the Hale Kipa gazebo were replaced. They were upgraded from three burner to four burner grills for better heat distribution. A spotlight was installed in the gazebo area so those using that grill at night will be able to see well.

During the winter months more owners and guests tend to relax around the pool than other times of the year. This year we found there were not quite enough of the pool lounge chairs for all those who wanted to use them. We will be adding four more lounge chairs to accommodate a few more guests during the busy times.

We are gearing up for the replacement of the tower elevators as we speak. It is going to be a challenging 12 weeks for everyone at the resort, but the results are going to be well worth it. The new equipment being installed is state of the art technology. It will use 40% less electricity than the old elevators, which is huge here on Maui since we have the highest energy costs in the nation. The interior of the cabs should look very classy with their wood paneling, mirrored ceilings and black, grey and bronze tile floors.

The showers in all units are up for replacement. We will be removing the Jacuzzi tubs and installing walk in tiles showers. The design itself has yet to be determined. Between now and September, I will be working with a consultant to find the best options for our units. As we replace the showers we will also be replacing the toilets in each bathroom.

As always, I could go on and on with all the projects we have in the works but I am going to end here for now. I hope you all come over to visit us in the future to see these changes as well as others not mentioned.

I wish everyone a happy and safe summer!

Mahalo Nui Loa!

Happy Owner Comments“I am truly appreciative that my maintenance fees for this property are being put to good use. As this is my home resort, I usually use it for its trading power to go to other locations. But last week we took another couple with us (Their first time to Hawaii) and I was pleased and proud to show them our little piece of paradise.”

“We own at Kahana Falls. There is nowhere else I'd stay on Maui.”

“Very nice place! Happy with the ownership."

““We have been owners at Kahana Falls for 11 years. Love the new furniture & painting that was done in units. Great job!”

Owner SpotlightIn this newsletter I would like to introduce Opala (Robert)

and Nanakalina (Karen) Tindall. They first visited Maui together in 1995 and were originally a little hesitant to come. At that time they thought this was going to be their one and only trip to Maui so they were making arrangements to do all the touristy activities. They were told that if they were to go to a timeshare presentation it would pay for a large amount of their activities. They decided to go, only for the discounts. After sitting through the presentation Opala got up to leave but Karen grabbed his arm and told him no, we are not leaving until we buy a week. It was the best decision they have ever made.

Since 1995 they have been back every year except 2, when things came up that prevented them from visiting. Kahana Falls has become a second home, where they

stay for 4 to 5 weeks at a time. They like the fact that the staff does not change much, if at all, from year to year giving Kahana Falls a feeling of Ohana. They never bring anyone with them to Maui, as this is their time to reconnect with nature and each other - things that are real. They prefer the west side of Maui as it has stayed more ‘Hawaii’ than the other areas and the people seem to show more Aloha.

While on Maui they spend a lot of time at the beach with Opala painting or surfing while Karen relaxes on the beach and reads. They also enjoy spending a lot of time

snorkeling together. When asked what their favorite things to do and places to go away from the water are they agree that Hula Grill barefoot bar is one of their favorite restaurants. They enjoy going to see shows, and went to see The Brothers at the MACC this year.

This year they actually witnessed the “Green Flash” as the sun touches the ocean on the horizon, on two different

occasions. One time was extremely bright and vivid, which is very rare to see.

We will see the Tindall’s again next year as they return to their second home and Ohana.
