As we near the end of 2016, we can now reflect on the accomplishments of the past months. It has definitely been a busy year!

The biggest project this year was the August completion of our elevator renovation in both towers. We now have state-of-the art elevators. For those of you who have not yet seen them, I am sure you will notice a difference. This was a very extensive project and many thanks to the refurbishment committee for the numerous hours that they spent reviewing and negotiating the contract. I would also like to thank you, our owners, for your understanding while the renovation took place. Recognition should also go to your resort staff who assisted owners and guests by carrying luggage while the elevators were out of service. Gym memberships were definitely not needed!

On the staffing front, we recently hired a new front desk manager, Sam Florez, and a new maintenance manager, Brian Okano.

Your board met at the offices of Trading Places International in September to finalize the 2017 budget. The board approved

a modest 3% increase in maintenance fees which allows us to cover the operating expenses of the resort while still funding our reserve accounts.

During the next few years, your board will be addressing a number of refurbishment items in an effort to assure that our resort stays up to the standards all of you, and the board, expect. The areas we will focus on are the bathrooms and kitchens. In addition, we just completed an ADA compliance review and have appointed a committee to review that study and bring recommendations to the board so we can make our resort ADA compliant as soon as feasibly possible as well as integrating this effort into our bathroom and kitchen refurbishment projects.

Manager’s PipelineAloha Kahana Falls Owners!

It is time once again to give you a quick rundown of the key projects we have going on at the resort.

I am very happy to report that the elevator replacement project is complete! It was a long 3 months for our owners and guests, as well as our employees. The Falls Tower elevator was shut down on May 23rd and remained down until June 30th. The Aloha Tower elevator was then shut down on July 7th and remained down until August 15th. During these shutdowns, all guests and employees had to walk up and down the stairs in their respective buildings. All day. Every day. They also put up with construction noise at various times throughout the day, from 7 a.m. to 10 p.m. I would like to thank all of the owners and guests for their patience and cooperation during this challenging time!

The Interior of the elevators turned out even more beautiful than I had imagined. They are very classy looking with the cherry wood walls and stone look vinyl tile floors. They are 100% compliant with the new ADA laws, now having voice floor announcements, indicator lights and tones, proper control button height placement and approved door closure speeds. A new fire safety system was installed on each floor. The emergency system was upgraded with an intercom that will not only contact the front desk in case of an emergency, but is also accessible from the ground floor of the building thus giving staff and emergency personal the ability to talk directly with anyone who may be caught inside.

We are continuing to replace the carpet in all of the A units with the Vinyl Bamboo. I mentioned in the last newsletter that we would be painting the accent wall Bone White to match all of the other walls, until a new accent color was determined. During the last board meeting, Beige was chosen as the new color. It is not as bold a contrasting color as the previous Garden of Paradise Green accent color, which will give us more freedom with future furniture, bedding and window dressing options.

We recently added four additional lounge chairs by the pool. The fabric on our other pool loungers’ cushions has been discontinued, so we went with a coordinating fabric on the new loungers. The new loungers’ cushions are chocolate brown, which is the same color as the stripe on the others. They have been strategically placed between the older chairs, so it looks

like the new ones were purposely ordered in a different color. The pool area is more inviting than ever!

The bedroom furniture will be replaced in all tower units. The 2 bedroom units’ master bedroom will have a custom chest of drawers that will be approximately 9 inches wider, 6 inches deeper and 9 inches higher than the ones currently in those rooms, giving them the much needed extra drawer space. The hotel (B) side of the 1 bedroom, 2 bath units will also have the custom chest of drawers and the rest of the units will have new 6 drawer dressers.

The lanai furniture is up for replacement. The new chairs will have a terra cotta frame with putty cross straps, which will look really nice with our pink walls. The tables will be made of fiberglass and will be the same color of putty as the chair cross straps.

We are still working with consultants to find just the right design for our shower and toilet replacement project. I am hoping to have a few different choices before the annual meeting in March 2017, at which time the board will chose the best option for our resort.

The couches in the Hale Kipa units are being replaced. The new couches will be the same style and fabric pattern as the new couches in the 2 bedroom units, only without the sectional portion. They will all have a queen size sofa sleeper with a high quality memory foam mattress.

I am working with a manufacturer on the design of the hotel (B) unit table and chairs. As you know, the 2 bedroom units’ hotel unit have very limited space for the table and chairs, so I am looking into a custom table that will lay flat against the wall. The chairs would sit with their backs against the table top when it is not in use. When the guest wants to use the table, they would simply move the chairs and prop the table up. This configuration will give these units a little less congested look upon initial entry. The 1 bedroom units’ hotel unit will have a custom table built to fit perfectly in the existing area, and the chairs will simply slide under as with any ordinary table. The chairs themselves will be a standard dining room chair, which will be much more comfortable than the ones currently in the hotel units.

I believe that covers the biggest projects we have in the works right now, although we have many other smaller projects going on as well. Be sure to make your reservation to come visit us in the near future, so you can see all the changes first hand.

Staff SpotlightIn this newsletter, I would like to

introduce you to one of our long time employees, Johnny Agapay; although, those of you who visit Kahana Falls probably already know him, or at least have seen him around the property.

Johnny first moved to Maui from the Philippines when he was 5 years old. He was raised with the Aloha Spirit, which

shows in his day to day interactions with our owners and guests. In 1991 he was working at the Royal Kahana where he was approached by the Executive Housekeeper. She asked him if he would be interested in working at the new pink resort that was being built just down the street. He said yes and that is when his Kahana Falls story began.

He started at Kahana Falls as the Head Houseperson before the doors had even officially opened. After 3 years he

moved to the Utilities Department, in which he worked for about 2 years. He was then asked to train to be part of the Maintenance crew. He worked at Kahana Falls, as well as other properties around the west side of the island through Naia Properties (our management company at the time). In 2006 he was asked to fill the Maintenance Supervisor position and help run the department. After almost 10 years in this position, he decided he preferred to simply work hands-on in the department and stepped down from Maintenance Supervisor to Maintenance Person.

When asked what he enjoys most about working at Kahana Falls, he said; “Seeing the owners who return year after

year, as well as meeting new people every week.” He is a real people person; this shines through everything he does, especially during his weekly Lei Making class.

When not at work, he enjoys spending time at home with his wife Rose and two sons, Jonathan and Brandon. On

his weekends you will usually find him doing yard work around his house. He has also spent many hours over the years as an assistant coach for the Lahainaluna High School Basketball team.

Thank you, Johnny, for all you have done during your 24 years here at Kahana Falls!
