LocationThe site is located in Droxford, approximately 0.3 miles south of Droxford Village Centre and is accessed from the A32. The Meon River is approximately 400m to the east of the site.

Droxford is located in the Meon Valley in Hampshire. Southampton is approximately 16 miles to the west of Droxford and Winchester is approximately 12 miles north west of Droxford. Fareham is approximately 9 miles to the south of Droxford. The site is located on the A32. The A31 is located approximately 7 miles north of the site.

Botley is located approximately 7 miles by car to the south west of Droxford where the closest railway station is located. Direct and Indirect trains to London Waterloo run from this station one to two times an hour with a fastest journey time of circa 1 hour 38 minutes.

Site DescriptionThe property extends to approximately 6.84 acres (2.77 ha). The site comprises Alpha House a former country house of 9,700 sqf and a number of out buildings including Fairfield Cottage, a detached building of circa 2,900 sqf.

Heritage Assets Alpha House is recognised as a non-designated heritage asset. It is not included in the Hampshire Historic Environment Record. The site lies c.150m south of the Droxford Conservation Area. A schedule Ancient Monument containing Neolithic long barrow is located c.80m north of the site.

Planning & Planning HistoryThe Local Planning Authority (LPA)is the South Downs National Park (SDNP). The site does not currently benefit from planning permission.

A pre-application was submitted to the SDNP in Oct 2019 and formal feedback was received on the pre-application in Feb 2020.

The pre-app submitted to the SDNP was for the Conversion of Alpha House from care home (C2) to a single residential dwelling, conversion of Fairfield Cottage to 2 no. semi detached properties, demolition of outbuildings and erection of 5no.
