One of the main goals of Don Klein’s presidency (my pre-decessor), was to expand our

commitment to the future of home-building through programs of part-nership and education. I share this vision and would like to focus on some outstanding successes of association driven involvement in the form of the GHBA Scholarship Program, the Jones Futures Academy, the HBI Acres Homes Construction Training Program, and the GHBA Young Professionals. I hope these examples inspire you to invest deeper in the future of homebuilding. One of the clearest and most efficient ways to contribute to the future of homebuilding is through the Associate Council's GHBA Scholarship Program, which provides assistance to members’ children in pursuing a college degree. These scholarships are made possible through the donations of generous association members. The donations are tax deductible and 100% goes directly to student scholarships. In addition, contributors of $3,000 or more will have a scholarship presented in their honor—named after the donor or their company.

As we are all aware, trade shortages have plagued our industry. The GHBA has explored partnerships with several schools to promote construction relat-ed education and development. A great example of this is working with the Jones Futures Academy. JFA is part of the Houston Independent School District offering Academy of Architecture & Construction Technology to district students. This dual enrollment model enables stu-dents to fulfill high school graduation requirements while simultaneously earning industry certifications, college credits, and/or an Associate of Arts by the end of their senior year. Our members have embraced this effort by volunteering to "mentor" students by hosting them at their offices, by taking them to the job site for a first-hand experience, and by speaking at the schools. I believe this is a proactive course to building a trade base that is vital for future con-struction. Let’s continue this venture and look for additional opportunities for investment.Another avenue of contribution has been an award-winning construction trade school collaboration. Following Hurricane Harvey and Irma, Norbord Inc., an international producer of wood-based products, was interested in committing $1 million to construction-related education in Texas and Florida. They reached out to the Home Builders Institute (HBI) to see what could be done. HBI, the educa-tional arm of the National Association of Home Builders, is a national leader for career training in the building industry through their pre-apprenticeship

programs, job placement services and certification curricula. HBI contacted the GHBA, who worked with association members and the City of Houston to start the Acres Homes Home Building Institute Construction Training Program. The school was launched in June of 2018, and in 2019 the GHBA was awarded the HBI Local Community Service Award at the International Builders Show in Las Vegas. The Local Community Service Award honors an organization that has made a significant contribution to the local community.My last example involves working with those who are already in our industry. The GHBA Young Professionals was formed in 2012. While not operating as a formal council or committee anymore, the Young Professional events provide a great networking ground for members under 45. The GHBA YP Committee was one of the first in our industry and became the model for both the state and national homebuilding associations. I highly suggest attending or sponsor-ing their events and/or bring a young industry professional to your next GHBA meeting or event. Introduce them to what attracted and retained you as a member. In order for the as-sociation to contribute to our industry for years to come, we have to continue to grow and engage our membership. I ask you to be part of that success model. We will all be better for it. In conclusion, let’s continue to work together to expand in each of these areas, as well as exploring additional areas of impact. We’re not just building homes; we’re also building dreams. Our future is as bright as we make it. n

went to print, six bills had passed both chambers and reached the governor for his signature. There is only one bill the legislature must pass each session: The Budget. The budget funds the state’s operations for the two year biennium following that session. This session the budget originated out of the House and has been designated as House Bill (HB 1). The chambers alternate the responsibility of introducing the bill each session. Now that both chambers have passed HB 1 they must work together to reconcile a compromise before it can head to the governor’s desk for his final approval. The next step is a conference committee. The speaker of the House and the lieutenant governor each chose five members to represent their colleagues in negotiations towards a resolution. Speaker Bonnen chose Appropriations Chairman John Zerwas; Representatives Greg Bonnen, Sarah Davis, Oscar Longoria and Armando Walle. Lt. Governor Patrick tapped Finance Committee Chair Jane Nelson; Senators Joan Huffman, Lois Kolkhorst, Robert Nichols and Larry Taylor. Reps. Zerwas, Bonnen, Davis and Walle, as well as Sens. Huffman, Kolkhorst,

The 86th Texas Legislative Session will adjourn Sine Die on May 27. And while there is less than a month

remaining in the 140 day session, the next few weeks will see a frenzy of action with the House and Senate passing more than 1,000 bills that will be sent to Governor Abbott’s desk for his decision to sign those into law or veto them.Last session, House and Senate members filed 6,800 bills and joint resolutions and 1,211 (18%) passed to Governor Abbott’s desk, with 1,160 becoming law. This year, there were 7,518 bills and joint resolutions filed. At the time this article

Those 10 members, along with the speaker, lieutenant governor and the governor, will work for the next few weeks to resolve their differences on spending priorities and methods to arrive at an agreement. If they cannot reach a deal by the end of session, Governor Abbott will be obligated to call a special session to complete a budget for the next two years. As the session winds down, there are several mandated deadlines for action on legislation and members will be scrambling to save their bills at the last minute. The deadline for the House to pass a majority of the remaining House bills or joint resolutions is May 10 at midnight. There will be thousands of House bills that will not meet that deadline and will be considered dead when the clock strikes midnight.The legislature will continue to debate major priorities facing our state, including property tax reform, public school finance reform and Harvey relief funding. Along with those issues, there

are hundreds of pieces of legislation that could impact our industry, and the GHBA Government Affairs team will be active in working with our delegation in Austin to protect housing affordability for our region.

Priority LegislationHurricane Harvey Recovery T h e G H B A h a s b e e n l o b b y i n g for appropriating money from the Economic Stabilization Fund (Rainy Day Fund) to help with both Harvey recovery and fund flood mitigation infrastructure. The legislature can rebuild and protect communities across Texas as it supplements the funds to cover unmet recovery needs and provides funds for future capital mitigation projects. We are advocating for the creation of a Texas-wide flood infrastructure fund to pay for future flood resilience projects that could prevent or reduce the chances of flood damage. In addition, we are supporting appropriations to help maximize federal funding for recovery needs by covering the local match requirements for Texas communities that do not have the required dollars necessary to draw down substantial federal funding. To achieve these outcomes, GHBA supports House Bill 13 by Representative Dade Phelan (R-Beaumont), which creates a $3.26 billion fund that would allow communities to apply for state dollars for

construction of flood mitigation projects and be eligible for matching dollars to receive additional federal recovery funds. GHBA also supports Senate Bill 7 by Senator Brandon Creighton (R-Conroe), which creates the “Texas Infrastructure Resiliency Fund” to provide state funding for future flood mitigation projects.Both bills were voted unanimously out of their respective chambers and each will head to the other wing of the capitol to be consider in those bodies.

HB 2439 and SB 1266House Bill 2439 by Representative Dade Phelan (R- Beaumont) and Senate Bill 1266 by Senator Dawn Buckingham seek to prohibit cities from using building codes or other local ordinance powers to mandate the use of certain products in construction and result in the direct or indirect prohibition of other code approved products.I t ’ s b e c o m e a t r e n d f o r l o c a l governments to pick winners and losers in the competitive market by abusing building codes for vendors, creating monopolies, increasing construction costs and reducing the viability of affordable housing.Examples of some mandates include: requiring all new construction to be 100 percent masonry, restricting to one type of insulation and mandating one specific pipe or tubing be used.

This legislation would help protect Texas’ free market values and prohibit local governments from requiring only certain types of building products or construction methods, which effectively bans the use of other generally approved products that meet or exceed industry standards and building code requirements.HB 2439 was voted out of the House State Affairs Committee and is awaiting placement on the House calendar. SB 1266 has been heard in the Senate Business & Commerce Committee and is awaiting action by the committee to send it to the Senate floor.

HB 2856 and SB 985 House Bill 2439 by Representative Geanie Morrison (R- Victoria) and Senate Bill 985 by Senator Lois Kolkhorst (R- Brenham) will help crack down on disaster scam artists by criminalizing violations of the disaster remediation contracts statute in order to protect those residents hit by disasters.As recent flooding events have shown, Texas’ current disaster remediation statute does not go far enough to protect vulnerable victims of tragedy from scam artists who take money without doing the agreed upon work.This legislation would enhance penalties to either a class B misdemeanor or third-degree felony for scammers who violate the disaster remediation statute by requiring upfront payments without having a physical business address in the county or adjacent county for at least one year.These criminal penalties would not apply to law-abiding contractors, builders or remodelers that have held a physical business address in the county or adjacent county for at least one year and require upfront payments or deposits.GHBA CEO Casey Morgan testified in favor of SB 985 when it was heard in the Senate Business and Commerce Committee in April. It was left pending in committee and is awaiting action by the committee to send it to the Senate floor. HB 2439 was heard before the House Business & Industry Committee and is awaiting action by the committee to send it to the Calendars Committee for placement on the House calendar. n

Why is Wage Growth So Lousy?

While the most recent jobs report showed the unem-ployment rate at 4.0% — the

lowest rate in almost 50 years — it also showed annual wage gains running at just 3.2%. While that is the best rate of growth in over a decade, late in the last business cycle, wage gains were over 4%, and at the height of the dot.com bubble, wage gains were over 5% a year.

Shouldn’t the current tight job market result in faster wage growth as employ-ers compete for increasingly scarce workers? The answer is “not really,” and it’s for several reasons.

The single most important reason for slow wage growth is weak labor

productivity growth, or the increase in output per worker per hour. As firms pay workers more, they try to keep their profit margins up by squeezing out inefficiencies, and thus pay for the higher wages out of increased worker productivity.

Back in the 1990s, labor productivity growth averaged about 3% per year. In the run-up to the housing bust, it was well over 2%. By contrast, today’s productivity growth is about 1%! As a result, employers are not so eager to raise wages as they tend to reduce profits.

Another major reason is demographics. Twenty years ago, the Baby Boomers were all in their prime working years.

Today, close to 11,000 per day retire and are being replaced by Millennials. The problem is that since Millennials are just starting their careers, they earn considerably less than the retiring Boomers.

More importantly, the number of Millennials entering the labor force numbers about 14,000 per day, ex-ceeding by about 3,000 per day, or 90,000 per month, the number of retiring Boomers. While older gener-ations have always retired as younger generations have entered the labor force, never have the two groups been of almost equal size. After accounting

for this, wage growth is currently closer to 4%.

The final significant reason for slow wage growth is a lack of inflation. In the late 1990s, inflation, as measured by the CPI, was 3.5% per year, and was roughly 4% per year during the housing boom. Since 2010, however, inflation has been remarkably tame, and has hovered right around 2%.

As a result, employers have not had to increase pay that much to keep up with inflation. If, for example, employers aim to increase real pay by 1% per year during the housing boom, that would have meant pay raises of 5%. Today, 3% will do.

There are, of course, many other reasons why wage growth is weak. They include a decline in the strength

of unions, the increased prevalence of non-compete clauses in employment contracts, and global supply chains, all of which reduce the bargaining power of workers.

There has also been a steep decline in the number of new firms, in part due to the rise of super-firms like Google, Amazon and Facebook, which gener-ally buy out any potential competitors, also reducing employer options.

Last, but certainly not least, comes the dramatic rise in state licensing requirements which make it much more difficult for employees to work in other states, even if good jobs in the same field are available.

While wage growth is not as strong today as it has been in prior recoveries, there are many reasons why. Hopefully,

labor productivity will improve going forward, as that is something that em-ployers and employees both benefit from. In addition, it would be great to see states reduce or eliminate licensing requirements where possible. And, where that is not possible, encourag-ing reciprocity across state lines would be a great improvement. n

In its 39 years, the Benefit Homes Project has donated $11 million to local charities.

M/I Homes is joining the GHBA Benefit Homes Project as they prepare to break ground in Bridgeland. M/I Homes is donating the

construction management of its Roseville Plan on a homesite donated by the Howard Hughes Corporation, Bridgeland's developer.

Each year two to three homes are built for the Benefit Homes Project with donated land, construction management, ma-terials, labor and services by GHBA members. These homes are constructed with upgrade materials and features and are sold at market value. Proceeds from the sale are donated to two local charities. The beneficiaries are HomeAid Houston and Operation Finally Home. Since the project began 39 years ago, more than $11 million has been raised.

M/I Homes Inc. is one of the nation’s leading builders of single-family homes, having sold over 111,400 homes.

"This is the second time M/I Homes has built a Benefit Home," said John Williams, president of the GHBA. "They are professionals within the industry who are dedicated to not only building quality, creative designs but also committed to giving back to the community. We are looking forward to the groundbreaking of their Roseville Plan later this month."

The company’s homes are marketed and sold primarily under the trade names M/I Homes and Showcase Collection (exclusively by M/I Homes), and are also currently sold under the name Hans Hagen Homes in the Minneapolis/St. Paul, Minnesota market and Pinnacle Homes in the Detroit, Michigan market. A second Benefit Home is currently under construction. Chesmar broke ground in February on the 2,746 sq. ft. Mesquite Plan—a two-story design featuring four bedrooms with a fifth bedroom/study option, three full baths, walk-in closets, a game room, an island kitchen and a two-story open family room off the kitchen. The home is being built on a lot in NorthGrove, located off FM 2978 in Magnolia, Texas in southern Montgomery County. Toll Brothers, the community's developer, donated the homesite.

"Amenities are the key to enticing home buyers,” according to a consum-er survey by Meyers Research (Meyers, Jeff. Builder and Developer Magazine, May 2018).

Meyers Research reports that 42% of consumers are willing to move into a new home simply because they want a better design. In fact, design matters far more than moving for traditional lifestyle changes, such as needing a larger home for additional children or caring for aging parents, according to the research.

“Twenty-five percent of your potential buyers don’t have to move, but if you

give them something better, they’ll think about it,” adds Meyers.

The survey uncovered several of the most desired home features, but surprisingly, the NUMBER ONE feature that people would move for is “bonus garage space, aka a ‘Man Cave.’” 66% stated this, more than those who would move for enhanced features in the master bath or kitchen!

Is it possible that the lowly garage of-fers a new frontier of home design im-provements? It’s certainly worth noting that the most ignored ‘room’ under the roof deserves more attention. Those

hundreds of square feet offer space for new amenities!

AT-HOME GETAWAYS “People crave more spaces to connect, so it is important to create authentic experiences that consumers can connect to,” according to Meyers Research. “For example, consider adding a fireplace as a space to gather with friends, or a treehouse for early morning hangouts.”

place besides the interior of the home to gather with family and friends.

But what about when the weather doesn’t cooperate? A treehouse may not be practical, and there are no basements in the greater Houston area. Cannot the garage be another informal area where families and friends can connect, kick back, relax and enjoy themselves?

ECONOMICAL OR UPSCALE: YOU DECIDEThis newfound room can be as simple or elaborate as the builder or buyer wants it to be. It doesn’t take a great deal to create a suitable ‘Man Cave’ or ‘She-Shed’ with the space already available in the garage. It can be more functional without changing the floor plan or wrecking the budget, especially considering that you’re adding value.

A basic space would provide an area for indoor games such as darts, bags, washers or ping pong. Or maybe the buyer needs space for a workout room, a craft room or hobby shop. Add

connections for TV and music, some wall art, and now the space begins to come alive!

Moving up the scale, consider a small sitting area, and now you can imagine friends and family gathering here. A more elaborate space would also need HVAC, raised ceilings, cabinetry and better lighting. No doubt a creative builder design team can think of doz-ens more improvements, even if the garage remains standard size.

In any case, economical or upscale, you never want to leave the garage floor unfinished, and nothing is more functional and attractive than a quality garage floor coating. These coatings will withstand vehicle traffic, spills of any kind from gasoline to red wine, while at the same time enhancing the décor.

Picture the garage as the ideal space for kids to play on a rainy day, for a messy children’s party, an adult party, or even a crawfish boil. How great it would be to clean up after an event with just a garden hose!

PLANT THE SEEDSConsider staging model homes with extra attention to the garage, adding enough amenities to spur the buyers’ imagination. Props such as a treadmill or weight bench, a TV and some wall art will grab their attention. Add a pair of ceiling mounted speakers from the entertainment system for ambiance. Install a glass entry door from the home to invite buyers into the room.

Regardless of how far you choose to take the idea, builders should consider planting the idea that consumers need only back out the cars (or not) to start enjoying this multi-purpose space! n

Representatives from Satterfield & Pontikes and Newberry Architecture paid a special visit to HomeAid's April board meeting to unveil the new Playhouse design they created

for HomeAid's 13th annual Project Playhouse fundraiser. The Satterfield & Pontikes (S&P) and Newberry team named the playhouse the Toy Box Playhouse.

The interior features a number of play areas such as a rock climbing wall, a TV and desk area with a mini fridge, a painting and chalkboard station, and a Minute

Team HomeAid scored HUGE this year at the 13th Annual Charity Golf Tournament, held for the first time at Wildcat

Golf Club with its two 18-hole courses. Players enjoyed spectacular weather and solid competition, with a sold-out player list and friendly, yet competitive bidding during the online silent auction.

The tournament raised more than $77,000 and the auction raised $10, 348.

"This year's tournament was a huge success and it all started with the new location at Wildcat Golf Club and the opportunity to play on two courses," said Kendall. Mayor Sylvester Turner declared March 19, 2019 "BuildAid Houston Day,” as he presented BuildAid with a City

of Houston Proclamation at a ceremony held at City Hall in the Council Chambers. The proclamation lauded BuildAid’s accomplishments post Hurricane Harvey as a HomeAid/GHBA initiative fostered by David Weekley through the David Weekley Family Foundation. This proclamation was sponsored by Council Member Karla Cisneros from District H.

BuildAid provides assistance to low income homeowners whose homes were devastated by the floods and had no insurance. Once pre-qualified, these homeowners are matched with experienced builder members of GHBA who will walk them through a finish selection process and the actual remodeling.

At the ceremony, Mayor Turner also acknowledged the $5.5M grant BuildAid received early-on from the Hurricane Harvey Relief Fund (HHRF) and a $350,000 grant from the Rebuild Texas Fund. The HHRF was established by Mayor Turner and former Harris County Judge Emmett and was administered by the Greater Houston Community Foundation.

The GHBA builders involved with the restoration process were also named along with additional financial supporters. The builders are David Weekley Homes, Partners in Building, Chesmar Homes, Colina Homes, Sandcastle Homes and Taylor Morrison/Darling Homes. Independent builders are Omar Guzman and Alex Velasquez. Additional financial supporters

are Newmark Homes, Holcomb Properties, Land Tejas Development Co., Perry Homes Foundation, David Weekley Family Foundation, Memorial Drive Presbyterian Church and the Brad Williams Family.

The ceremony wrapped up with council members Mike Knox, Greg Travis and Dwight Boykins addressing the BuildAid representatives and chambers. All three recognized the commitment, vision and success that BuildAid has maintained since the initiative was formed after Harvey.

To-date BuildAid has completed 101 homes with 60 homes under construction. Approximately 64 homes are past application and on the path to construction, with new applications in the pipeline.

A good friend of mine told me that GHBA involvement “is a marathon

and not a sprint.” That’s because it takes time to develop a good pace and see the progress you’ve made; but it’s always worth it. The GHBA provides you the opportunity to channel your energy into the people of the industry, permitting people to get to know you through your involvement in an organization that is an advocate for the homebuilding industry—your industry. Through time and involvement, you will develop potential business opportunities in the process. As vendors, that’s your marathon, run through consistent and active involvement and leading to long-lasting relationships and credibility.The pace was great in April for the Associate Council, and we are aspiring to keep the momentum going as we move into the month of May. The results of the March 28 Associate Council golf tournament were revealed in April, and I’m pleased to inform you that it was a big success. Many thanks to our sponsors, volunteers, and teams—38 total—that registered for this event. (Photo highlights on pg. 44)April’s luncheon featured developers, and our distinguished speaker panel of

guests consisted of Mike Miller of Ashlar Development, Ernie Loeb of DR Horton, and Heath Melton of Howard Hughes. Their insight about themselves, their companies, and master-planned communities was beneficial and truly informative. I’d like to send out a special thanks to our April speaker panel guests, as attendance was exceptionally high, with 127 registered. Next month’s luncheon on Thursday, May 2 will feature purchasing managers, which is historically a well-attended event, so register early. The GHBA scholarship application deadline is May 3, so that applications will be ready for the judging process the week of May 6. Please contact Peggy Means or Greg Tomlinson if you are interested in volunteering to serve as a scholarship judge. The scholarship winners will be announced at the GHBA Mid-Year Forecast Luncheon on May 21. There are great opportunities to get involved in the GHBA and set your own marathon pace. Like the lesson the hare learned from the tortoise, “slow and steady wins the race.” I’m looking forward to seeing you in the race during the month of May. Until then, keep the pace. I'd like to extend a huge THANK YOU to all the volunteers who came out on Saturday, April 6 to help beautify

the grounds and do some general maintenance at Casa de Esperanza. Rick Walsh and Lee Kurtas, CBC Charity Committee co-chairs, had everything so well organized, we were done by noon, just in time to enjoy a lunch provided by the Council. Thanks again for chipping in to this well-deserved charity!

CBC’s April meeting was an opportunity for members to hear firsthand what great strides the Home Builders Institute (HBI) has made with donations from the GHBA, Norbord and several other members of the association. Johnny Hollins, owner of JG Hollins Builders, has been working with the curriculum and the students of HBI. He shared his experiences as a mentor, employee and volunteer of the program.

Joseph Jones, an HBI instructor, spoke about the many services provided to students so they can focus on learning. HBI provides transportation, meals, resume writing and financial bookkeeping to help make these students not just a graduate but success.

Jennifer Drew, a recent graduate of the program, had never picked up a hammer and now owns her own business. She is the founder of The Tiny Heights—a neighborhood of homes under 1,000 sq. ft. that makes homeownership more attainable for first time home buyers.

Also on hand was Ron Rohrbacher, vice president of construction with Perry Homes, who shared his “toolbox” he created for the Texas Association of Builders. TAB is urging HOA’s to use these easy to follow links, strategies, and PowerPoint presentations Ron created to get into local high schools to be an advocate for the construction industry and urge students to not settle for a job but to consider a career in homebuilding.

Hernan Guerra with Texas A&M’s Department of Construction Science shared his efforts on creating a more diverse program to include residential construction. He was very excited to share that, since his efforts, commercial construction students decreased from 70% down to 41% and residential increased from 7% to 11%.

I f you are anything like me, your back has never felt better, because your

wallet has never been lighter. My wife and I recently paid our taxes, and all I can say is, “ouch.” The saying is true, the tax man cometh and he is looking for your friend Benjamin Franklin. The burden on taxpayers here in Texas has started to crescendo. New Texas Speaker of the House Dennis Bonnen has made property tax and education spending priorities of the 86th legislative session. The reality for most of us is that our local school district is the biggest number on our tax bill. The more money the state spends on public education, the lower the amount the local school district has to spend and/or levy taxes. The reason I bring up property tax is because housing affordability is starting to become a real challenge in our region. The cost of ownership continues to rise, while wages for the middle class continue to stagnate. I was recently campaigning for a family friend and the issue of high tax bills was a persistent concern amongst folks of all persuasions and backgrounds.

Many seniors who are living on a fixed income can not handle increases, which is putting pressure on school boards to make do with less, while still producing exemplary results for kids. If you too think the burden of property taxes is becoming acute, you need to be engaged in the “front end” of the process. School boards routinely review their budgets early in the school year (Aug, Sept) and then levy a tax after discussing the various needs that must be resourced for the school year. If you want to have an outsized effect, become engaged with your local school board in the budget process and what they are focused on funding for the year. I was quite surprised going door to door to hear about how many of my neighbors had been “taxed” out of their home and forced to sell. While this tax problem seems like something we only deal with once a year, the solution is being engaged outside the date April 15. Every legislator in the State of Texas is being forced to grapple with this serious issue and all the lighter wallets around the state. Give them a call and let them know we are paying attention.

Facebook is part of your marketing efforts, right? What a silly question!

Of course it is. And that’s why you might find the following Facebook changes as interesting as I did.

According to Social Media Today, Mark Zuckerberg’s team has unrolled new metrics for its Ad Relevance Score: • Quality ranking — An ad’s perceived

quality is measured against ads com-peting for the same audience

• Engagement rate — An ad’s expected engagement versus ads going after the same audience

• Conversation rate ranking — An ad’s expected conversion rate when compared to ads with the same optimization goals and audience.

So, you’ll get to see right away how well your ad might perform.

Another change that you may have already read about is ad targeting. Facebook recently was accused of discrimination because advertisers could target people based on age, race and gender. That is now gone for housing, employment and credit ads. Plus, Facebook is expanding its Ad Library so you can see all ads by a particular company rather than just those related to politics or social issues.

There’s lots to wrap your head around when it comes to using Facebook (and other social media channels) to the most benefit. But a few things hold true across any platform, whether it’s an ad or an organic post. Make your words/picture/video as interesting and relevant to your audience as can be. And always, always proofread.

Fun Facebook FactsI recently came across other interesting tidbits regarding Facebook usage compiled by Hootsuite: • 68% of Americans use Facebook,

second only to YouTube (73%) • 66% of monthly Facebook users log

on daily • Americans spend 58 minutes per day

on Facebook • 95% of Facebook visits are made on

smartphones and tablets • The average engagement rate for a

post is 3.91%, and posts with higher engagement are cheaper to promote

• Marketers spend 20 times as much money on TV ads to reach twice the audience as their Facebook videos

15 cooking teams faced off for top honors at the GHBAChili Cookoff in February at Tri-Tech. 400 tickets sold. Houston served up a beautiful day for155 golfers at theAssociate Council's Spring Golf Tournament at QuailValley Golf Course. First quarter meetings were no exception, withspecial guests from the City of Houston, the Home Builders Institute, and MontgomeryCounty Judge Mark Keough. Other timely topics included kitchen & bath trends fromKBIS, tips for solving moisture & HVAC problems, OSHA training, lending news, andpermitting changes.

Volume Builders

The Government Affairs Committee met in February to review materials for theGHBA/TAB Rally Day on March 20. Members discussed legislative priorities, talkingpoints and background materials to be distributed to attendees. The committee alsoreviewed priority legislation filed in the state legislature to date. On March 20, GHBA members participated in TAB's biennial Rally Day at the TexasCapitol in Austin. Teams of GHBA members spent the afternoon in meetings with our 46-memberdelegation. It was a successful day of spreading the GHBA's message of safeguardinghousing affordability and advocating for appropriations for dollars to help Harveyrecovery and fund flood mitigation infrastructure. The GHBA was also recognized by TAB as once again having the largest presence atRally Day for taking nearly 170 Houston area members! The Rally was on and ourvoices were heard!

In January, the Developers Council hosted Scott Davis with Meyers Research. Hediscussed the current state of lot and land markets in the Greater Houston region, aswell as an update on the Meyers Research/Metrostudy merger. In February, Waller County Judge Trey Duhon and Vince Yokom, executive director ofthe Waller County Economic Development Partnership, presented on the state of WallerCounty and development opportunities available in the county. In March, Tony Allender from Hawes Hill & Associates gave a presentation onOpportunity Zones, detailing what are they and how they work. An Opportunity Zone isan economically-distressed community where new investments, under certainconditions, may be eligible for preferential tax treatment.

Trustees met in January to review 2018 financials, discuss and vote on 2019 budgetpriorities and discuss 2019 HOME-PAC renewal and recruitment efforts. In March, Trustees met to review year-to-date financials and renewals as well asdiscuss priority races in 12 municipalities in our region and approve an amendedbudget for those May 4 elections. In addition, HOME-PAC trustees voted to supportSallie Alcorn to replace term-limited Councilmember Jack Christie for the Council At-Large Position 5 seat in the November general election.
