MANAGING BIMThe quest to accumulate and integrate building data in the UK

Kamran MoazamiWSP Group 21 October 2011

WHAT IS BIM?IT’S NOT A TECHNOLOGY, IT’S A PROCESS

BIM: “A digital representation of physical and functional characteristics of a facility . . . and a shared knowledge resource for information about a facility forming a reliable basis for decisions during its life-cycle; defined as existing from earliest conception to demolition”.

BIM is a socio-technical system which has the power to totally transform the design and construction industry and the way business is done.

What is the main reason that UK demands BIM in all public procurement?

• Construction cost over run and waste is a normal industry practice even with the introduction of CAD and automated design since 1980.

• European Construction Industry 2003 reported £80bn waste.

• The reported UK Government construction capital expenditure per annum is £60bn.

• The Government also report a £10-20bn of waste due to: Incomplete designInaccurate drawings, specification, production dataUn coordinated drawings and dataAmbiguous models or drawings

UK Government BIM Maturity Chart

Government Expectation

• Government expectation is for a roll-out of BIM, to at least level 2 by 2016, which includes the delivery of project and asset information within an integrated 3D model produced and managed through a collaborative process.

• Not just buildings but infrastructure as well.

BIM encounters scepticism in the UK

The government is catching up Official standards released in 2009 Public procurement policy change in 2011

Doubts about the capabilities of software and motives of its vendors

…BIM survey to over 6,500 construction industry professionals. …They showed a clear split in the industry. Almost half admitted they were not even aware of BIM; however, the remainder were aware

and are making preparations to adopt it on the majority of their projects.”

- Stephen Hamil, NBS BIM report 2011

What is the reason why the demand for BIM has not been before?

Perhaps

• Economic boom • Industry too busy to realize the need.

But also

• Technology not there before.• Computers were not fast enough.

• Computer software not as advance.

• Data storage space not adequate

• Lack of network communication speed.

ADDING VALUE

• BIM will reduce waste of materials during construction and building management

• Will ultimately assist in sustainable demolition

• BIM offers greatest opportunity for life cycle management

• Energy modelling can minimize energy use over a building’s life cycle

• Enabling easier maintenance, refresh and retrofit

Build Data

The BIM Execution Plan

• Establish a common language through definitions

• Identify roles and responsibilities

• Establish file formats , file naming conventions and model coordinates for integration of various discipline inputs.

• Establish a schedule for increasing levels of model element development over time.

• Establish model review format and frequency

• Establish a digital data sharing agreement to protect intellectual property rights
