Project Summary

Introduction
The information presented herein represents the Design Development documents for the proposed W.B. Ball Early Childhood Center. The purpose of the Design Development process is to incorporate the basic functional and spatial relationships into a detailed building plan with materials and building systems established.
Site Plan
Located at 620 W. Krezdorn st., the existing Ball Elementary School has vehicular and pedestrian access from four streets, Krezdorn St., Dolle Ave., San Antonio Ave. and Shannon Ave. Visitor Parking is located on Shannon St. outside the fenced area and staff parking is located at the corner of Krezdorn St. And Dolle Ave. Within the fenced area. Due to access to the school from multiple points of entry and an existing multi-building campus not physically connected with enclosed corridors, security and safety are a concern to staff and the district.
W.B. Ball Early Childhood CenterSeguin Independent School District
The W.B. Ball Early Childhood Center is a new facility that incorporates all the functional components that have been developed at the Juan Seguin Pre-K Center into a new facilty whose teaching spaces and auxiliary spaces are physically connected by secure conditioned corridors. The new W.B. Ball Early Childhood Center is a single level facility with visitor/staff parking, parent drop-off, a bus loop and two playgrounds within a secured fenced site. The facility is designed to accommodate 300 students.
Guided by the recommendations of the District the design of the new W.B. Ball Early Childhood Center incorporates a separation of classrooms from administration and special needs facilities. The Main Entry corridor, which runs to the center of the facility courtyard, is flanked on each side by the Administrative Suite and the Library. The Entry foyer is a secured entry with access to the Administration Area only during school hours. The Life Skills Areas are in close proximity to the Administrative Suite, as well as the Cafetorium and Gymnasium and have their own parent drop-off area. The classrooms are concentrated in two distinct building wings immediately adjacent to the bus drop-off canopy and have student restrooms within close proximity.

Scheduled Completion June 2010
Schematic Design – Rough sketches that develop a feasible conceptual design of the project through creating and evaluating a series of general schemes that take into account the program and budget.
Design Development – Refining the design concept so as to define and resolve all important aspects of the project. Finalize design decisions, building materials, and resolve coordination issues by the end of this phase.
Construction Documents – Communicating the design intent through further refinement of the written and graphic representation of all building materials and components in a format useful to contractors.
Construction Administration – Assisting the owner in getting the project built according to plans and specifications through general administration of the construction contract, including reviewing and certifying the amounts due the contractor, approving contractor submittals, preparing change orders and conducting site observations to determine dates of substantial and final completion.
Programming – Deciding what to build by defining design objectives, constraints, and criteria for a project. This includes space requirements and relationships, special equipment and systems, and site requirements.
