Hello,FallbrookHomeowners.HopefullyeveryonehadawonderfulMemorialDayandlongweekend.ItwassoinspiringtoseealltheAmericanflagsaroundtheneighborhooddemonstratingyourPatriotismandhonortoourfallenheroesandtoallthosewhohaveservedtopreserveandprotectthisCountryandourfreedom.TherewereseveralHOAboardpositionsthatwerevacatedduetomovesoutoftheneighborhoodandresignations.Intheinterim,thesepositionshavebeenfilledbasedontherecommendationsofthecurrentremainingboard.Youwillhavetheopportunitytonominateyourselectionsforanyofthesepositions,comingupfortheHOAboardelectionsduringtheannualHOAboardmeetinginOctober2016.Aproxyformwillbesent30dayspriortothemeetingnotification.Hereisalistofthepositionscomingupforelectionandthenamesofthosewhotheboardhascurrentlynamedtofilltheseintheinterim:President:AlLisbonareplacingMarshaReynolds(moved)VicePresidentandArchitecturalReviewCommittee:ScottWalter(remainsasVP)AlLisbonamovedtothePresidentposition.DavidWalkerandEddieQuintanillaaremembersoftheArchitecturalCommittee.Treasurer:RobWardreplacingJoshMcCasland(moved)Landscaping&Property:BobFultonandLeeannBrownreplacingWesSeidel(resigned)

Secretary:ToniVerdi(RemainsasSecretary)In2016,wearelookingforwardtocontinuingourmomentumtomaintainandbeautifyourneighborhood.ProactivediscussionswiththeHOA,BoardMembersandeveryFallbrookresidentarekeytothissuccess.AsBoardMembers,werepresentyou.Itisavaluableandrewardingexperiencetohavetheopportunitytoserveyou,ourfellowFallbrookresidents,andmaintainastrongsenseofcommunityrelationswhileprotectingthevalueofourhomesandassociation’sownedassets.RememberthattheBoardandcommitteemembersarecommunityvolunteersservingtheresidentsofFallbrook.Therearemanyareastoparticipateandwearealwaysinneedofhelponcommitteestoleadorassistinplanningactivitiesorevents.Wechallengeandencourageeachresidenttovolunteerandgetinvolved.ContactanyBoardMemberorcommitteechairpersonforinformationonhowyoucancontributetotheFallbrookcommunity.Welookforwardtoaprosperous2016witharefreshedenergydirectedtowardsafunandfamilyorientedcommunity.Together,wewillmakethisanexcitingnewyear.

ArchitecturalReviewCommittee

TheFallbrookHOAArchitecturalReviewCommittee(ARC)wascreatedtohelpensurethatthecharacteroftheneighborhoodinwhichweinvestedremainsattractivetousandtothosetowhomwesellourproperty.Fallbrookisapproachingits’20yearmarkwheremanyhomeownersaregoingthroughsomeinteriorandexteriortransformationskeepingourhomesupdatedwiththelatesttrends.Asareminder,ourneighborhoodisadeedrestrictedcommunitygovernedbyBylawsandCovenants,Codes&Restrictions(CC&R's).Thesebylawswerecreatedtoserveandprotectourneighborhood’svalueandappearancewhichisbeneficialtousall.Apositiveindicatoristhelatestpropertytaxassessmentswerecentlyreceived.Whilemostofusarenothappypayinga10+%increaseinpropertytaxesfrompreviousyear,it’saniceaffirmationwemadesoundpurchasedecisionsinthisgreatcommunity.Ourgoalistocontinuetokeepthebeautificationofourhomesincheck.TheBoardishappytowelcomeFallbrookHOA’snewestARCmembersDavidWalkerandEddieQuintanilla.DavidandEddiehavebeenagreatassettotheHOABoardandtheARC.TheyhavemadeanimmediatepositiveimpactwithinnovativeideastomodernizeourCC&R’sandguidelines.TheARCiscurrentlyintheprocessofcreatingamendmentstoouragedCC&R’s,specificallyArticle7exteriorimprovementsandabetterandmoreefficientprocessforimprovementrequests.Staytunedforadditionalcommunicationsaroundtheseareas.Forhomeimprovementrequests,pleasesendanemailtoScott,DavidandEddielistingyourname,addressandtypeofworkrequestingtobeperformed.(Ouremailaddressesareatthetopofthisnewsletter)LinktoCC&R’s:http://fallbrookhoa.com/yahoo_site_admin/assets/docs/Fallbrook_HOA_CCRs.106152528.pdfScott,David&Eddie

FallbrookFoliageCorner LeannBrownandBobFultonarethenewestmemberstotheLandscaping&Propertyboard.TheirdutiesaretoensuretheFallbrook landscapeandgrounds(fences,trees,grass,creekareas,etc.)aroundthesubdivisionareproperlymaintainedaswellasprovidingpropertyimprovementrecommendationsasneeded.BiosBob and hiswife Liz have lived in the Fallbrook neighborhood for 6 years. They are “empty nesters” and close to beingpermanently retired from the workforce. Liz is very active in her workouts (5-6 times a week), and Bob is the ClubRacquetballProfortheLAFitnessinHighlandVillage.LeannBrownandherhusbandWilliamhavebeenresidentsofFallbrookfor8years.Leannhas2childrenandisveryactiveinthecommunity.Shelovestheneighborhoodandtrulyvalueshavingsuchgoodneighbors.LeannwillbeahugeassettotheBoard.Youprobablyseeheroutandaboutwalkingherother3"fourlegged"children!FallbrookPropertyImprovementsWeareintheprocessofstartingworkonthebrickfence.Thiswillbecomeayearlymaintenanceitemforusnowsinceourfenceisgettingolder.IfyourhomebackstothebrickfenceandyouarehavingconcernspleaseemailLeannBrownatworkn4kids@hotmail.com.Thewallhasbeencheckedand7sectionsweremarkedasneedingreplaced.Whileothersectionsmayhavemortarcrackingorcomingouttheyarestructurallysoundanddonotneedreplacedthisyear.DeadTreesintheCreekTherehavebeenquestionsraisedaboutsomeofthetreesthatareshowingdeadbranches.AftermeetingwiththeTown’sParksDepartment, the townhas a policy in place that keeps the “natural habitat appearance,” andunless the tree or itsbranchespresentapotentialproblemtoanindividualhomeowner’sproperty(i.e.fallingandhittingaroof,window,etc.),thecitywillnot remove it. Thecreek is the townofFlowerMound’sproperty,and theyare responsible formakingsure thatnothing can damage our homes. Many of the current “dead Trees” are providing free housing for woodpeckers, andnumerousotherbirds(Bluejays,Cardinals,Falcons,etc.).Soifanyonefeelsthattheyseeatreethatispotentiallydangeroustoyourhomeorproperty,pleasecontactBobandLeanntocoordinatediscussionswiththeTownregardingyourconcern.

CrittersandCrawlyThingysAfairlygoodsizeBobcathasbeenspottedtwiceinthelastcoupleofweeksattheendoftheRockcreekcourtCul-de-Sacbyour friendAlvaro. Pleasekeepthis inmindwhenallowingyourpets tobeoutside in theearlymorningandearlyeveninghours.It is springtime in theMound, so sightings of bugs, spiders and snakes are going to be noted. Again, be cautiouswhenapproachinganyareathathasfirewoodstackedupinyouryards,orareasthathavedecayinglogs,etc.inthecreekarea.Speakingofthecreekarea,haveyounoticedthatthehighgrass&weedshavebeentrimmeddown?Ourlandscapeamigo,Jorge,willstayontopofthisfromnowon.Again,ifyoufeelthatanareaneedstobegivenmoreattention,contactBobandLeannwheretheywillreachouttoJorge.NeighborhoodSurroundingsTheEdgewoodSubdivision,whichislocatedjustwestofFallbrook,is'hoping'tostartpre-saleinlateJulywithconstructionofhomestostartshortlythereafter.Theyarewaitingforutilitiesandgradingtobecompletedbythedeveloperstill.ThesubdivisionbyTollBrothersontheEastsideofGardenRidgeisunderwayonPhase2.ThoselotswillbeopenforsaleasofJune15,2016.TheyhavenodatesetyetonwhenPhase3willopenforsale.Phase3isthesmallerphasethatwillbeontheWestsideofGardenRidgeontheothersideofthecreek.

MEETtheNEWESTMEMBERoftheBOARD:TREASURER–RobWard–RobandhiswifeJennymovedtoFallbrookinFebruary2014,andintheshorttimethattheyhavebeenheretheirfamilyhasdoubledinsizetoincludeSophie(yearand10months)andLogan(5months).TheyalsohavetwoShibaInus(SukiandApollo).HeandJennygrewupinColumbus,OhioandmovedtoTexasforworkafterfinishingschoolatOhioStatein2013-JennyisapharmacistforKrogerandRobisanattorneyatafirminDallas.HisbiggestpassionoutsideofspendingtimewiththekidsisplayingAustralianfootball.HeplayedwiththeU.S.men'snationalteamforafewyearsandhopestomakethesquadthattravelstoAustralianextyeartocompeteintheInternationalCup(worldcupofAustralianfootball).

• Pleasebesureyourfenceisingoodcondition.Inordertomaintainthebeautyofourneighborhoodweneedtokeepourfenceslookingtheirbesttoo.Allnewfencingandallworkonexistingfencesrequireapermit.Exception:Picketsmaybereplacedwithoutobtainingapermitifthenewpicketsareofthesamematerial,size,andheightasthosebeingreplaced.Notrepairingyourfenceisdisrespectfultoyourneighborsandlowersthevalueofourproperty.

• Pleasenotethatsidewalksinfrontofhomesaretheresponsibilityofthehomeowner.

REMINDERS:

• Please be sure that you are picking up your pet’swaste& being considerate of your neighbor’s property andcommon areas. Some neighbors have noticedwaste in their yards – let’s all do our part and be courteous ofothersandpickupourpetswaste(dogs,catsandother).

• IthasbeenbroughttotheBoardsattentionabouthowfastsomeofourneighborsaredrivingintheneighborhood.Pleaserememberwehaveyoungchildrenthatliveandplayinourneighborhoodandaspeedingcarcanleadtoatragedy.Pleasebemindfulofyourspeedwhenenteringandinandabouttheneighborhood.

• Dogsshouldbeonleashesatalltimesanditisagoodideathattheirtagsareonthemincasetheydogetloose.

• TrashbinsshouldbestoredingaragesorbehindfencesandnotvisibletothestreetexceptonMonday(pickupday)andshouldbePROMPTLYremovedfromthestreetafterpickup.
