LANDSCAPE REMOVE LAWN. Refer to the Lawn Removal Guidelines.
INSTALL CLIMATE-APPROPRIATE, NON-INVASIVE PLANT MATERIAL. Converted area requires a
minimum of 25% climate-appropriate plant coverage at plant maturity. Refer to the Do Not Plant
List. Do not install high water using plants for this region as defined in the Water Use Classification of
Landscape Species (WUCOLS) document. Local invasive plants as identified by the California
Invasive Plant Council or PlantRight organization are not eligible for rebate.
CREATE SURFACES PERMEABLE TO AIR AND WATER. Permitted materials for non-vegetated areas
include gravel, decomposed granite, bark mulch, un-grouted pavers, and/or permeable paving.
The converted area must be permeable to air and water. Gravel may only be used to create
pathways, patios, and rock gardens.
CAP OR REMOVE SPRAY IRRIGATION. Spray irrigation (sprinklers, bubblers, shrubblers, microspray,
multi-outlet emitters) is not permitted in the converted area. City specified drip irrigation may be
installed in place of spray irrigation, or you may hand-water. If any other type of irrigation is installed
that is not on the specific drip irrigation list, your application will be denied and no rebate funding
will be issued.
DO NOT INSTALL ARTIFICIAL TURF. Artificial turf is not eligible for rebate.
DO NOT INSTALL PLANTS THAT LOOK LIKE LAWN/TURF. Plants that look like lawn/turf, including buffalo
grass, native bent grass, and lawn seed mixes, are not permitted through the rebate program. See
the Do Not Plant List for details.
ONLY INSTALL APPROVED MATERIALS IN THE PARKWAY. Specific groundcovers, mulches, and
permeable pavement are permitted.
MAINTAIN LANDSCAPE FOR A MINIMUM OF 3 YEARS. Rebate project must be maintained for a
minimum of 3 years.
TO QUALIFY FOR THE REBATE:
You must install climate-appropriate plants and mulch. You may install a
qualified irrigation system according to these guidelines or hand-water your
new landscape. Please provide these guidelines to your installer.

You may use the following in-line drip tubing for containers and raised beds only. Each contains
built-in emitters that flow at 0.8 gallons per hour or less.
On-line drip emitters may be used with solid ½ inch polyethylene distribution tubing. On-line emitters
must not exceed 1 gallon per hour, must be pressure compensating, and must be attached directly
to the solid 1/2” distribution tubing.

Make sure you buy and install an approved drip control
zone kit. Drip control zone kits already contain everything
you need to operate drip irrigation: a low-flow anti-siphon
valve, a filter, and pressure regulator all in one. The drip
control zone kit must be installed 6 inches above the
highest drip emitter to avoid back flow into your home’s
water supply.
Drip Irrigation Installation Guide
Do not install sprinklers and drip on the same valve. The drip system applies the
precise amount of water to each plant. Drip tubing can be laid-out in a grid (see
photo to the right) or wrapped around 60% of the base of the plant. Re-program
your controller for drip irrigation—see the Irrigation Controller Schedule.
Use a “figure 8” or flush system to prevent clogging. Sometimes your irrigation
system can get soil in it if you open a valve, change emitters, cut into the drip
line, etc., so you will need to flush the system after installation and once a year to
be sure it won’t clog and stop watering.
Install separate drip zone valves for trees where feasible. Consider installing a drip
ring around the tree (see photo to the right). Trees have very different watering
needs than shrubs and turf. To promote healthy deep roots, water them
separately. See the rebate resources section for details.
Install a “tattletail” or pop up indicator at the end of the drip line. One sprinkler
head in each zone can be converted to indicate the drip irrigation system is
turned on – letting you know that it’s pressurized, not leaking and functioning
properly, EVEN though you can’t see it. It can also be used to flush the system.
A weather-based controller is recommended. These use weather data to
determine when and how much your plants should be watered. Controllers must
be installed and programmed correctly. If you don’t install and program the
weather-based irrigation controller properly, you might over-water or under-water.

In your yard, install climate-appropriate shrubs, trees, groundcovers, and/or ornamental grasses.
Edibles and fruit trees are permitted. See the Suggested Plants for Your Yard list. For your parkway,
refer to Approved Plants for the Parkway for details.

Pre-existing trees count as plant coverage. Potted plants and existing adjacent shrubs do not count
as plant coverage.

Landscaping modifications can not negatively impact street trees and their roots. Do not cut tree
roots. In the parkway, do install only City approved drip irrigation in grid form below the soil to water
groundcovers and street trees. Contact the City’s Public Landscape Division at (310) 458-8974 for
questions or visit the City’s Government Outreach (GO) system for more information.
A drip system will need to run longer because it uses much less water at a time than traditional
sprinklers. Use the recommendations below as a general guide to calculate runtimes for the drip
grids in the parkway.
For average size trees (trunk size is 12 inches or less), run your drip for 20 min./week.
For large size trees (trunk size is 12 inches or larger), run your drip for 30 min./week.
Monitor your tree’s progress and make adjustments as needed. For any questions regarding your
street tree, please contact our City’s Public Landscape Division.
