Neighborhoods • Each neighborhood is individually gated, as is the Private
Residents’ Clubhouse. • The Champions’ Club is NOT a Community Development

Design Review Board - Home Review Philosophy We thank you for your interest in The Champions’ Club. Should you decide to build here, we want you to have a clear understanding of our vision for a community of truly unique homes. Our goal is to create signature neighborhoods in a one-of-a-kind, yet complementary setting of truly “custom” homes – homes built especially for you, unique from the choices of other residents. To accomplish, the Champions’ Club Design Review Board (DRB) is encouraging new homeowners to select home designs and floor plans that do not already exist in their neighborhood of choice. The DRB vision for all neighborhoods within The Champions’ Club enforces our strong desire to create a community of distinctive homes, each reflecting the individual characteristics and tastes of the owner while blending with other homes to form an impressive, “custom” residential environment. We have shared this vision with each of our Champions’ Club builders, and also encouraged them to pursue extraordinary, personalized home designs and avoid any semblance of a “copycat” look. We need builders and homeowners, alike, to join in our effort to accomplish this vision for uniquely designed neighborhoods within The Champions’ Club. However, if a new homeowner elects to closely duplicate a floor plan layout of a home (while adhering to house separation restrictions), DRB approval will be contingent on efforts to substantially differentiate the exterior appearance of the home in character and theme from all others in that neighborhood. The result, we believe, will reveal a beautiful community that will certainly enhance the overall value of homes built within this environment. Annual Per Lot Assessments
Assessments commencing as of January 1, 2015:
$3,149.12 annually per lot in Cielo, Marabella, Salano, Mirasol and Florencia/Vizcaya
*$3,213.12 annually per lot in Floresta
**$4,889.12 annually per lot in Siena
The above regular assessment amounts represent the maintenance and operational costs for the Champions’ Club Owners Association (CCOA). The assessments listed above also include the annual assessment for the Trinity Communities Master Association (TCMA), which is currently $277.12 per lot. * In addition to the CCOA and TCMA assessments, this amount includes $64.00 that Floresta homeowners are assessed annually for the operation and maintenance of the fountain in Floresta. ** In addition to the CCOA and TCMA assessments, this amount includes $1,740.00 that Siena homeowners are assessed annually for Siena Discrete Common Expenses. These expenses include full landscape maintenance, landscape pest control and fertilization services together with irrigation system maintenance. The above assessments are collected on a quarterly basis. Homeowners will be responsible for the CCOA, TCMA and Floresta fountain, (if applicable), assessments from the date of closing on their lot. However, the Siena Discrete Common Expense assessment will not commence until the certificate of occupancy has been issued for their lot. Dec. 8, 2014
Maintenance Light Guidelines for Siena As noted on the 2015 Champions’ Club Owners Association budget, residents of Siena will be assessed $435/quarter in “Discrete Common Expenses” specifically allocable to their neighborhood. Those expenses secure the following services:
(1) The maintenance, fertilization and pest control of the exterior sod and landscaping located outside the individual homes and pool enclosures, including sod and landscape maintenance of adjacent lake banks where applicable (pond aquatic maintenance is covered under Trinity Communities Master Association), and including periodic weed control for all exterior paver brick drives and walkways. (“Maintenance” includes mowing, edging, weed eating and power blowing, weed control of plant and flower beds, and pruning trees and bushes as needed. There may be additional charges, on an individual basis, for tree trimming as trees mature).
(2) The operation, maintenance and repair of landscape irrigation systems. Operation and maintenance is to
include monthly inspection of controller and every zone. Repair does not include timers, valves, wires, backflow valves and filters (except with labor and part charges as necessary). Moving heads and/or adding zones additional as requested by individual homeowner.
Additional points of clarification: - New Plant Material:
Maintenance services for landscaping in Siena will only be provided for plant material and other landscape elements approved by the Design Review Board. Modification requests will be reviewed on a case-by-case basis. Extensive landscaping modification in the rear yard which would not typically be approved by the DRB, can be approved if the lot (or portion of the lot, i.e. rear yard) is removed from the community maintenance program, and the homeowner expressly agrees to be responsible for its maintenance from that point forward. The HOA monthly assessment would remain unchanged.
- Maintaining banks adjacent to lakes, ponds or conservation areas: As stated in Sec. 5.01 of the CCOA Declaration, for any lot that backs to or is otherwise adjacent to an existing lake, pond or conservation area, the adjacent bank shall be re-sod and irrigated down to the water’s edge, and maintained by the Owner (in Siena’s case, the Homeowners’ Association) as a natural extension of the rear or side yard. This means the builder shall arrange for irrigation and sod to cover the area between the rear lot line and the bank leading to the edge of the lake, pond or conservation area when preparing and submitting the landscape plan to the Design Review Board on behalf of the buyer.
