• Determining Remaining Months Inventory

— This is based on assumption:

• If no new listings came on the market and sales continued at

the same pace as the previous 12 month average, how many

months before there were no homes available.

• Industry standards states:

— 6 months is considered a Normal Market

— Under 6 Months a Seller’s Market

— More than 6 Months a Buyer’s Market

• Formula for remaining months of inventory (homes)

— Total yearly sales, divided by 12 months, equals average monthly

sales

— Number active listings divided by total monthly sales average,

equals remaining months of inventory
