Hi Gus,

We have our Q2 Effective Rent Report ready. The report covers the trends in officerent and concessions in Midtown, Midtown South and Downtown. We are also lookingat the spreads between asking and starting rent in all markets

Here are two interesting trends that emerge from the report:

1. The low availability of large blocks of space in Midtown South is driving tenants tolook for large blocks of space in other markets that have a “Midtown South” creativefeel. For example, the former NY times building.

2. The high demand for space in Midtown South has driven the rent of Class B officespace in this market higher than Class B space in Midtown and Downtown.

Please take a look at the attached report - kindly keep it confidential for now, and pletus know if there is any interest.

Best,

Danny
