One Big Tip to Keep Your Pavement Looking Brand New

You may not realize it…

But from the day your new pavement is installed…

It’s under attack by:

The elements, like UV rays

Heavy loads, like garbage trucks

Pavement Preservation Concept

The y-axis represents your pavement’s condition.

The x-axis represents time and/or traffic load.

As you move from left to right along the x-axis, your pavement’s condition will degrade—represented by the red and blue slopes.

The red slope represents your pavement’s condition without a maintenance plan.

At this point in time, your pavement condition is at its highest point—it’s brand new.

Without proper maintenance, your pavement will eventually degrade to the Rehabilitation Trigger.

The Rehabilitation Trigger signifies that your pavement needs to be replaced.

In this example, it will cost $10 per square foot to replace the pavement and return it to it’s original condition.

And so the process repeats, without maintenance your pavement’s condition reaches the Rehabilitation Trigger again.

If you let your pavement degrade, this is what you can eventually expect.

Looks costly.

So let’s see how your pavement does on a maintenance plan.

The blue slope represents your pavement’s condition on a maintenance plan.

This point represents your pavement in a brand new condition

You’ll allow your pavement to degrade till a certain point--

Called the Preventive Trigger.

The Preventive Trigger signifies it’s time to perform maintenance tasks– like sealcoating.

In this example it will take $1 per square foot to return the pavement to its original condition.

The idea is to keep good pavement good, so maintenance is performed often. In this example, four times.

Notice how the blue slope is consistently at a higher level of pavement condition than the red slope.

Remember, the blue slope represents your pavement’s condition on a maintenance plan while the red slope represents it on no maintenance plan.

The blue slope is never that far off from the pavement’s original, or “brand new” condition.

While sealcoating keeps your pavement looking brand new for longer periods of time, it also has another advantage over repaving--

As mentioned, it’ll cost $1 per square foot to sealcoat VS $10 per square foot to repave.

Even if you had to sealcoat four times, the cost is still less than the cost of repaving. $4 < $10

You might ask yourself, “where did the $1 and $10 figures come from?”

Generally, the cost to repave is 10x more than the cost to sealcoat.
