Project Information

Project summary:The United States Department of Defense proposes to re-develop a 17.5-acre section of the Marine Corps University (MCU) Campus at Marine Corps Base Quantico (MCBQ). The project includes construction of two new connected academic building additions (P-541 and P-632) onto an existing MCU building (Gray Research Center); construction of two new lawn/open space areas; construction of a new three-level parking garage (with approximately 700 spaces); one new traffic circle at the main MCU vehicle entry area; and conversion of South Street and Morrell Avenue from a vehicular route into a pedestrian/ service vehicle-only pathway. The new building additions are both three levels, with approximately 30,000 (P-541) and 42,000 (P-632) square feet (72,000 total feet), appearing as a single addition and used as research and auditorium space (P-541), and instructional/academic support space (P-632). The new more formal ceremonial lawn/quad, to be known as the “parade deck”, will be partially constructed on the site of a 170-space surface parking lot, and the less formal “campus green” lawn will be re-developed from an existing lawn area. The new garage will be constructed on the site of a 350-space surface lot, adjacent to the new traffic circle and Martin Street (main vehicular entry road to the MCU), situated to intercept MCU-related traffic. The new garage and building additions are designed to reflect MCBQ’s historic, neo-Georgian, red-brick architecture and designed to meet LEED Silver Certification.

The project will result in a net increase of 180 parking spaces (removal of 520 surface spaces plus construction of 700 structured spaces), net increase of 562 employees, net decrease of 60-70 trees, and a slight net increase (0.77 acres) of impervious surface. The project is the first phase of an overall re-development of the MCU to improve/upgrade its overall design as a college-like campus. The MCBQ has plans to re-develop the remainder of the MCU Campus in five additional future phases, scheduled for construction between 2013 and 2023.
