TUMBLING house prices at the topend of the market may be sluggish but thesale last week of a property in Dalkeithfor a whopping $20 million may justrevive confidence in the market.
Prominent Perth QC MalcolmMcCusker and wife Tonya bought thelavish property at 56 Jutland Parade,believed to be one of the biggest propertypurchases in our city’s history.
The architect-designed six-bedroom,four-bathroom mansion is situated on2302sqm on the river’s edge.
Western suburbs agent WilliamPorteous, who has sold numerousproperties along the desirable street, saidJutland Parade was not only one ofPerth’s most prestigious addresses, but
probably one of the best streets inAustralia.
“In 1980 I sold a house at 64 Jutland for$2.150 million, an Australian record atthat time,’’ he said.
“The property is now worth in excessof $20 million.”
It is believed the previous owner of 56
Jutland Parade paid $12.25 million in 2006for the home, indicating a rise of morethan 63 per cent in three years.

Record $20m sale may bemarket’s perfect pick-me-upFigures show sales in March and April the strongest since January 2008
PERTH property prices may have taken atumble in the past 12 months, but localagents are confident the market is bouncingback and the prognosis is positive.
Figures released by the Australian Bureauof Statistics show Perth was the hardest hitcity of any capital city, dropping 10.1 percent.
However, according to most agents, thisdecline in property values was mainlyisolated to the higher end of the market, andthe middle and lower ends were in factperforming quite strongly.
Brendan Leahy from Brendan Leahy RealEstate said it was important to acknowledgethe previous property boom whenexamining these figures.
“It was always expected that there wouldbe a market correction in values and this has
occurred,’’ he said.
“We are finding now that more buyersare confident about the economy and higherrental yields are attracting more investorsback into the market.”
Fruit Property Applecross principal RossCalnan said traffic at homes open in his areawas up 20 per cent and feedback from newarrivals to the city was that Perth was thebest place to ride out the storm of thecurrent financial crisis.
“The sub-$500,000 market is still wherethe most activity is. However we are seeingrenewed interest in the $700,000-$900,000range,’’ he said.
REIWA president Rob Druitt said theABS would be revisiting this figure of 10 percent again in the June quarter.
“We expect this number will vary by the
time the final figure is released,’’ he said.
“REIWA’s own industry data, which is asample of about 80 per cent of all sales,indicates the Perth metro median hasmoved up by around two per cent in theMarch quarter.
“The calendar month of March inparticular has been very strong for sales, andthe settled data accounts for only about 60per cent of data currently available. The ABSrelease must be seen in this context.
“There are also some methodological andcalculating differences between the ABS andREIWA data.”
Mr Druitt said REIWA was confident thatwhen final figures were in for March theywould in all likelihood show growth, and nota decline, in the Perth median price. ■
