booklet, must be provided tothe borrower within three daysof receiving a loan application.Charges listed on the GFE arenow grouped into three cate-gories:1. Costs controlled solely bythe loan originator, which can-not change prior to closing.2. This past week I attended theNational Green Home Buildingshow as well as a two dayAdvanced Green BuildingScience seminar. At one pointthe formula Ts=Ti-� T(Rc/Rt)was introduced and taught. Iwon’t bother you with thedetails of what this is used forbut during the subsequentalgebra problem solving ses-sion -- it struck me being abuilder isn’t what is used to be– and that is a good thing.In the past ten years residen-tial building science, materials,and practices have advancefurther than in the prior onehundred years. Today’s highperformance homes are lightyears ahead of traditional meth-ods in terms of energy efficien-cy, indoor air quality, resourceefficiency, etc… Here are just afew topics that you may findinformative as related to highperformance home construc-tion and remodeling.“Outs-a-sulation” We typicallythink of in-sulating the walls ofa home from the inside but amodern approach is to alsoinsulate the outside of thehome with either a StructuralInsulated Sheet (SIS) productor a thin XPS blue board foam.In a traditional home 20% ofsurface area of the wall are ver-tical studs. Since we tradition-ally only insulate between thestuds in a wall – nearly a quar-ter of the exterior wall surfaceisn’t insulated allowing the
studs to transfer large amountof heat into or out of homedepending on the season. “Conditioned Attics” A mod-ern energy saving approach isto reduce the temperature ofthe attic above the home; par-ticularly if the attic containsheating and air conditioningequipment. You can imagehow hard an air conditioner hasto work to create 60 degree airwhile being in a 130 degreeattic on a summer afternoon.To achieve this the attic issealed, the underside of theroof in the attic is sprayed withinsulating foam, and the attic isheated and cooled. Whileheating and cooling additionalspace to save energy seemscounter intuitive it is a provenmethod to greatly reduce ener-gy costs. A slightly less com-plicated approach is to usehigh tech plywood type prod-uct on the roof that has an alu-minized surface on the bottomside facing the attic. The foilfinish doesn’t keep the roof anycooler; but the shiny surface isan extremely poor conductor ofheat and therefore the roofdeck isn’t able to radiate theheat from the shingles into theattic space. This high tech ply-wood alone can reduce attictemperatures by 20-30degrees.“Advanced FramingTechniques” Traditional fram-ing in the United States placesan assembled wide solid wood
beam called a headers overevery door and window in ahome. This area above eachopening in the house cannotbe insulated due to this beam.Modern methods place a halfinch of sheet of XPS insulationboard sandwiched between thetwo structural members of thebeam. Thereby insulating thebeam and eliminating 60-130square feet of un-insulatedouter wall area in a typicalhome. Other techniques suchas “California Corners”, and“2x6 tee blocks” ensure thatinsulation can be placed con-tinuously around the entireperimeter of the outside wall;which isn’t necessarily the casein a traditionally framed home.“Indoor Air Quality”: Nearlyhalf of a home’s heating andcooling loss is through air leak-age. Through the use high-tech house wraps, flashingtapes, sealants, and qualitywindows and doors – the vastmajority of these leaks can beeliminated. However, once theleaks are eliminated there maynot be sufficient fresh airchanges naturally occurring inthe home. A high performancehome will have a “blower door”test to determine its airexchange rate (AcH). This testwill determine if a fresh air sup-ply is needed and what theproper size should be. So whybother eliminating all of the airleaks if we have to introducefresh air into the home any-
way? In a traditional home,during the summer, warm moistair leaks into the house fromthe crawlspace, through allelectrical and plumbing open-ings in the wall, around win-dows, etc… The issue is thiswarm moist air contains watervapor which will contact thedrywall and insulation that hasbeen cooled by the air condi-tioning. The vapor can thencondense as liquid water in theinterior of the wall not unlikehow water condenses on acold tea glass in the summer.In a modern high performancehome the fresh air is brought ina through a controlled duct, fil-tered, passed through condi-tioning system, and dehumidi-fied before it is introduced intothe home.In addition to these topicshundred of modern, thoroughlytested, and proven buildingtechnologies exist to create amodern high performancehome. As they say “it isn’twhat it used to be…” and thatis a great thing when it comesto modern building.
