EMIS – Why Care??

• Greater performance requires more in-depth granularity of the data.

• Utility bill analysis is only beneficial monthly and can miss many underlying items.

• Code compliance from the City, State and Federal levels are increasing in necessity.

IPMVP – M&V Plan

International Performance Measurement and Verification Protocol

• Establish Baseline Period

• Option A – Retrofit Isolation with KEY parameters• Example – Lighting Retrofit

• Option B – Retrofit Isolation with ALL parameters• Example – Controls replacement on single AHU

• Option C – Whole Facility Measurement• Example – Boiler and Chiller Replacements

• Option D – Calibrated Simulation• Example – New construction modeling

IPMVP – Adjustments

International Performance Measurement and Verification Protocol

• Degree Day Adjustments• Balance Point for CDD/HDD• TMY2/3 – Typical Meteorological Year 2 or 3 year average

• Occupancy Adjustments

• Major Projects

Fault Detection Loss Opportunity

How do you qualify how much the problem has already cost you?

• Use Trend Data• Use Equipment Metadata – HP, CFM, Coil size• Calculate the BTU/hr or kWh of the issue• Apply $$ per BTU/hr or $$ per kWh• Apply $$ per kW if you are only affecting peak demand

• Example Fault Calculation:Utility Rate * (( Fan HP * 0.746 * 0.7/0.85) * Fan Duty Cycle)

Reporting Statistics

• A single issue may not represent the need to correct or report on the problem. However when the data is grouped in statistical format the needs can filter to the top.

Case Study

Dual Duct AHU Building• Simultaneous heating & cooling fault identified due to improper VAV damper positions. • Facility staff corrected BAS programming.

• Electric demand rate is $21.98 per hour which results in $106,420 a year in savings!
